作為一家上市只有六年的企業, 領匯已擁有及管理一百八十二項物業。按市場總值計算,乃亞太地區規模最大的房地產投資信託基金。我們的願景是讓全港市民享受我們的優質服務。我們的抱負是成為世界級的房地產投資及管理機構,並以優質管理力求進步,迎接未來的挑戰。

上市至今,我們一直肩負著作為全港首項全面私有化政府資產的歷史任務,一言一行均受到各界的高度關注,令我們不得不全力以赴。

今次參加香港管理專業協會《優質管理獎》,不但讓我們有一個躬身自省的機會,也希望為公司的現況把把脈。是次參賽能夠獲得銅獎,一方面印證了我們的努力獲得認同,同時也是一種推動力,鼓勵我們積極向前,在現有的基礎上再創佳績,並為商戶、購物人士、社區及基金單位持有人創造更大的價值。

我們一直致力各方面的提升,例如透過資產提升工程,為商戶及顧客帶來更理想的銷售氣氛及購物體驗,提供完善的商戶組合、優質客戶服務及多姿多彩的推廣活動,希望更佳的購物環境可以吸引更多市民留區消費,為地區創造更多就業機會,活化社區。

領匯實踐優質管理主要有兩大重點,分別是企業管治及可持續發展。領匯堅信,推行可持續發展的企業不但能為投資者帶來經濟回報,同時還有助推動所有持份者及社區的可持續增長。因此領匯制定了「可持續發展框架」,涵蓋企業管治、社區、商戶、員工、環境、經濟、資產/品牌等7個範疇,引領企業訂出重點策略,務求與社區共同發展、與商戶衷誠合作,也為保護自然環境作出貢獻。

展望未來,我們會加強與各持份者的溝通,維繫良好的伙伴關係,達至多贏局面。我們將繼續優化資產管理、提升及收購的業務模式,期望領匯能力臻完美,成為優質的本地品牌,為本地市民服務。

Dear Readers,

As a young entity listed just six years ago, The Link Real Estate Investment Trust (The Link REIT) owns and manages 182 properties. In terms of market capitalisation, The Link is the largest REIT in Asia. We strive our best to provide high quality service to our community.

The Link has the distinction of being Hong Kong’s first 100% privatisation project of government assets. As a result, our daily actions come under the close scrutiny of many stakeholders in society.

Participating in the 2012 Hong Kong Management Association Quality Award provides an opportunity for us to review and evaluate how The Link has been performing. Winning the Bronze Award demonstrates that our efforts have been recognised and encourages us to aspire to an even higher level. The award also motivates us to continue adding value to our tenants, shoppers, community and unitholders.

Through asset enhancement projects, we hope to create a better retail ambience and shopping experience. With the right combination of relevant tenant-mix, high quality customer service and attractive promotion campaigns, we provide a better shopping experience that attracts more people from the surrounding catchment areas, generates more jobs, thus revitalizes the community.

Corporate governance and sustainable development are key to quality management. Sustainability-driven companies do not only enjoy long-term business success, but also help stakeholders and the community achieve sustainable growth. The Link’s sustainability framework covers seven areas, encompassing corporate governance, community, tenant, staff, environment, economy and asset/brand. It gives focus to our corporate strategies, and helps us grow together with the community; foster cooperation with the tenants; and contribute to environmental conservation.

Looking ahead, we will strengthen our communication with stakeholders to create win-win partnerships. Through our three-pronged business growth model of asset management, asset enhancement and asset acquisition, we will further advance towards The Link’s vision to become a world-class real estate investor and manager in order to serve and improve the lives of the people in Hong Kong.

The Link's vision is to become a world-class real estate investor and manager serving and improving the lives of those around its properties. Its Vision-Mission-Values (VMV) is clearly defined and propagated to all stakeholders via multiple channels. It also defines the focus of its corporate culture and the guiding principle for their decision making.

公司擁有一套全面提高客戶忠誠的系統,包括客戶細分、客戶需求細化,以及客戶回饋收集。客戶滿意度調查資訊掛接資產提升項目。此外,還設有領匯商戶學院,讓租戶知悉最新市場趨勢和商業技能,提供更好的客戶服務和技術支援。
Systematic customer engagement measures are in place for customer segmentation, identification of specific needs and collection of feedback. Customer satisfaction survey information is linked to its AEIs programme. It has established The Link Tenant Academy to keep tenants abreast of the latest market trends and business skills, and provide technical support and better customer service. As the owner-manager of shopping facilities touching the lives of many in Hong Kong, The Link is engaging the public and enhancing community cohesion through a broad range of initiatives on sustainability development. Our staff thrive on providing professional, sincere services while maintaining close relations with local residents and customers. The strong presence of small retailers (comprising 60% of total number of shops) is a unique feature of The Link's portfolio. By enhancing trade mix, The Link has enlivened shopping environments for the benefit of tenants and shoppers. The rejuvenation of the malls has increased footfall, and level of customer satisfaction, while creating more job opportunities for the community.
