「多謝你開了這間中醫診所,免費為街坊看病,很多長者都得益…。」「不單免費中醫,我還打算開免費西醫診所。」剛在東井圓慈善診所免費看病的翠屏邨街坊,看見了林東伯伯,大家聊了起來。這位年屆86歲的林師傅,外貌與一般長者無異,但正是慈善診所的創辦人。

東井圓慈善診所設在觀塘翠屏北邨翠榆樓平台商場,去年8月投入服務,診所每日上午10時開診,每日義診50人,診金及藥費分文不收。「我30歲時曾腦充血爆血管,住在醫院數年;因為大病過,更體會患病的痛苦,所以希望開設診所。」林師傅說。
目不識丁 憑善心榮頒「中國十大慈善家」
林伯伯出身清貧,從未讀過書,年輕時曾行乞,後來輾轉到澳門及香港定居,生活才稍為得到改善。正因曾經歷苦難,故他更決心投入慈善工作,幫助有需要的人。信奉佛教的他,於1997年創辦了佛教團體「東井圓」,並於中、港、澳及海外遊走,帶頭籌款振災興學。林師傅雖已是八旬老人,仍堅持親身走遍世界推動慈善工作,參與的公益項目多不勝數,於2007及2008年更獲頒「中國十大慈善家」殊榮。

眼見香港公營醫療服務資源不足,低下階層市民未能全部受惠,他遂生開設免費診所的念頭,冀能贈醫施藥,幫助貧苦長者。去年4月17日,東井園在山頂公園舉辦了步行籌款活動,籌得超過100萬元辦醫經費後, 並立即聯絡領匯洽談租舖事宜,雙方一拍即合。「領匯提供了多個舖位給我們選擇,最後便選定了老人比例較多的翠屏北邨開設這所慈善 診所,我們亦感謝領匯提供特惠租金,支持這項計劃。」
Lam Tung, aged 86, never had any schooling. He was once a beggar in his youth. Inspired by his own suffering in the past, he is dedicated to helping others in charity work. In view of the insufficient resources of the public medical system, he wished to set up a free Chinese medical clinic so as to help grassroots patients.

On 17 April 2011, a walkathon was held at Victoria Peak Garden and HK$1 million was raised to fund the setting up of the clinic. Later, Mr Lam contacted The Link and soon found a suitable unit at Tsui Ping North Shopping Centre. The Tung Cheng Yuen charity clinic opened in last August and started to provide free medical service in the neighbourhood. The clinic has already served almost 2,000 elderly. Mr Lam is planning to open a charity clinic of western medicine to meet different community needs.

開診10個月 義診近2,000名長者
今天,很多邨內長者街坊每有身體不適,都會到診所免費看中醫;而診所開診10個月,已有近2,000名街坊受惠,診症次數達8,000次。

診所現聘請一名資深註冊中醫師及兩名合格中草藥配藥員駐場,每次診症均會替病人開兩劑藥茶,而且所用的都是優質藥材;而診所的 日常運作便由「東井圓佛會」會員義務協助。

由於需要經費運作,故診所特別設有捐款箱,讓病人隨緣樂助,並希望喚起鄰里互助的精神。稍後該會更會舉辦籌款活動,籌得的善款 則用會於買藥及營運經費上。林伯伯還計劃再開一間西醫慈善診所,同樣是贈醫施藥,以切合不同市民的需要。

為推動地區義工運動,社會福利署(社署)於7月21日向超過 30 間地區商戶頒發「社區愛心商戶」標誌及11間地區商戶頒發「傑出愛心商戶」標誌,以表揚在地區義務工作上有突出表現的商戶。評審會就商戶參與的義務工作內容、貢獻、資源和專長的運用,及僱用或支持弱勢社群就業等方面選出有出色表現的商戶。其中在領匯旗下沙田區商場有三間店舖的「中原電腦」獲頒「傑出社區愛心商戶」,另瀝源廣場內的「盛記麵家」獲頒「社區愛心商戶」,以表揚他們為社區提供義務工作和服務的精神。

榮獲全港 11 家「傑出愛心商戶」之一的「中原電腦」店主何生校熱心公益,他早於80年代已積極參與慈善工作,為不少年青人提供電腦培訓服務,並連續六年獲得「商界展關懷」的榮銜。在五年前開始,他便與香港崇真會綜合服務中心合作推出「電腦轉贈計劃」,為沙田區內有需要人士包括有經濟困難的家庭和新移民,提供免費二手電腦、電腦培訓課程和免費電腦維修服務。「中原電腦」更會確保所有二手電腦有安裝正版系統及防毒軟件,讓使用者有一部完好的電腦。

何生校稱:「作為商戶,除了要重視業務經營,更應要以事業及誠懇的態度幫助別人;而且公司多做善事,亦可同時提高商譽,吸引更多市民光顧,這是我一直的營商之道。」


In this July, 30 local shops were awarded the "Community Caring Shop" logo and 11 were awarded the "Outstanding Community Caring Shop" logo as a token of recognition for their outstanding volunteer work and service by Social Welfare Department. Two tenants of The Link were awarded this honor – "Central Computer" won the "Outstanding Community Caring Shop" while "Shing Kee Noodles" at Lek Yuen Plaza was recognized as "Community Caring Shop".

Ho Sang-hau, owner of "Central Computer", has been participating in charity work actively. He has been providing computer training for teenages since 80's. Five years ago he launched a project in collaboration with a local community service centre to give used computers and provide training class to people in need in Sha Tin District. He also helped make sure authentic software were installed before giving to secondhand users.

Mr Ho said, "Apart from doing business, it is also important to help people with sincerity because it can improve our goodwill and attract more customers."

領匯商戶學堂今年六月特別邀請資深傳媒人李燦榮主講一課「溝通方法 "-+X÷" 贏盡顧客心」,大受商戶歡迎。他認為舊日社會以事為本,現在以人為本,故人與人之間的溝通是十分重要。傳統的推銷法或以減價形式便可,但他提醒商戶現今顧客要求提高,故有必要提昇員工的服務水平去取悅他們。

他在課堂中介紹了「減加乘除感歎疑問溝通法」,讓參加者明白如何解讀顧客心理,以贏得客人們的信任及提高滿意度。

透過活化商場及將商場重新定位, 我們專注為租戶及社區提升購物環境。領匯已完成了共25個資產提升項目,投資額逾20億港元。

領匯有何新嘗試,對商戶有何協助?
大元街市是首個鮮活街市資產提升項目,透過引入海外鮮活街市的設計及經驗,大幅改善營商環境及服務質素。為街市營運引入環保廚餘收集系統及八達通電子付款服務,對香港街市而言均屬新穎。我們亦計劃進行更多鮮活街市的資產提升項目。

此外,我們完成南豐廣場及海悅豪園的兩項可提升回報的收購,為現有物業組合提供了協同效應。該兩項收購有助我們建立及調整評估及執行程序,以便日後物色更多收購機會。

如何提升商場的競爭力,提升商戶商機?
我們致力為各大小商場進行有系統的設施升級計劃,包括為傷健人士、長者、孕婦等有需要人士提升暢通無阻通道設施,為租戶及顧客帶來更理想的銷售氣氛及購物體驗。

透過推行「神秘顧客計劃」,我們定期檢討前線員工的服務態度及嘉許他們的專業精神。這些工作從租戶及顧客的角度出發,提升前線員工的表現及經驗。

為了協助租戶發展,領匯商戶學堂舉辦九次研 討會及工作坊,為他們提供最新零售市場趨勢及商業知識,出席人數超過1,200人。本人喜見有不少小型商戶由第二代接管其家族業務,當中大部分營運商更在我們的物業組合內擴充業務。

What measures does The Link have to support tenant business?
Through rejuvenating and repositioning our shopping centres, we strive to improve the shopping environment for our tenants and the community. Since the IPO, The Link has invested more than HK$2 billion in the 25 completed asset enhancement projects.

What were your new attempts last year, and how did they help tenants?
Tai Yuen Market is The Link's first fresh market AEIs. Employing overseas fresh market design and experience, the trading environment and service quality for our tenants and local community have significantly improved. We have also introduced an environmental-friendly food waste collection system and an Octopus e-payment service to the market operation which are new to Hong Kong.

Besides, we completed two yield-accretive acquisitions, Nan Fung Plaza and Maritime Bay, both creating synergy with our existing portfolio. The transactions gave us experience on which we can build and fine tune our evaluation and execution process as we look for more acquisition opportunities.

How to raise the competitiveness of your shopping centres, with a view to enhancing business opportunities for tenants?
We have invested a lot of resources in a systematic facilities upgrade programme for all our shopping centres. Such "hardware" upgrades will make the retail ambiance and shopping experience better for our tenants and shoppers.

To ensure that we continue to deliver satisfactory service, the "Mystery Shopper Programme" was launched last year to regularly review the service attitude and recognise the professionalism of our frontline staff.

To nurture the growth of our tenants, we update them with the latest retail trends and business knowledge through The Link Tenant Academy with over 1,200 attendees. I am delighted to see that many members of the 2nd generation of these smail tenants are taking up the family businesses in our centres and many of them have even expanded their businesses within our portfolio.
