可持續發展文化一直為領匯營運業務的主軸之一,領匯深信可持續發展不但造福環境及社會,更可帶動業務長遠發展。

隨著國際社會越來越強調可持續發展的重要,領匯肩負著推廣及採納業務可持續發展常規的重任,以及調整業務可持續發展的策略以符合國際最佳常規。領匯於2010年制訂了可持續發展框架,更與多個本地和全球性主要組織合作及維持緊密聯繫,其中包括:

1.  與世界可持續發展工商理事會攜手合作,確保採納解決方案,以提高物業組合的建築物能源效益;

2.  成為首個加入聯合國全球契約的香港房地產投資信託基金,加強我們於人權、勞工、環境和反腐領域的承諾;

3.  成為首個簽署聯合國環境規劃署金融倡議的亞洲房地產投資信託基金,該措施鼓勵審慎的物業投資及管理營運。

今年1月,領匯更成為全港首個企業成為聯合國全球契約及特許測量師學會的指導小組成員,並於未來兩年全力發展及推廣一套全球性土地、房地產及建築業的可持續發展指南。

過去一年,領匯把可持續發展注入各業務環節的卓越表現,同時獲得多個國際認可:

*  獲選為富時社會責任指數系列(FTSE4Good Index Series)的成份公司,不但成為首家獲選的香港上市房地產投資信託基金,
   更是2009年以來首家獲選的香港企業。

*  獲選為道瓊斯可持續發展指數亞太指數(DJSI Asia Pacific)的成份公司,亦是首家也是香港唯一的房地產投資信託基金躋身該
   指數。

*  憑著出色的管理及貫徹執行多個重要可持續發展計劃,在今年Global Real Estate Sustainability Benchmark (GRESB)
   中獲頒“Green Star”級別,並晉身亞洲區內的七十四家參與公司當中頭十名位置,足証對可持續發展的投放得到認同。


A culture of sustainable development is integrated throughout The Link’s everyday operations. The Link believes that sustainability does not simply mean “doing good” for environmental and social reasons, but that it also ensures the long-term success of the company.

With the growing importance of sustainable development around the world, The Link has taken a leadership role in promoting and adopting business sustainability practices as well as aligning our business sustainability strategy with global best practices. In 2010, The Link formulated a sustainability framework, and we have also collaborated with various local and global leaders on sustainability issues, including:

1.  Working with the World Business Council for Sustainable Development in pledging to adopt solutions to maximise building energy
   efficiency across The Link’s portfolio.

2.  Becoming the first Hong Kong real estate investment trust to participate in the United Nations Global Compact, reinforcing
   The Link’s commitment to promote human rights, fair labour practices, the environment and anti-corruption.

3.  Being the first Asian real estate investment trust to be a signatory of the United Nations Environment Programme Finance Initiative,
   which encourages responsible property investment and management practices.

In January 2014, The Link became the first corporation in Hong Kong to join a steering group convened by the United Nations Global Compact and the Royal Institution of Chartered Surveyors to support a two-year project to develop a global best practice sustainability tool kit for the land, real estate and construction sector.

Over the past year, The Link’s efforts in incorporating sustainable development into its business operations received numerous recognitions:

*  Included in the highly regarded FTSE4Good Index Series, a first for Hong Kong-listed REITs. The Link REIT is the first Hong
   Kong-based business enterprise to be included in the FTSE4Good Index since 2009.

*  Selected as an index component of the Dow Jones Sustainability Asia Pacific Index (DJSI Asia Pacific). The Link REIT is the first
   and only Hong Kong-listed REIT included in the DJSI Asia Pacific in the recent component changes.

*  Achieved “Green Star” status in the Global Real Estate Sustainability Benchmark (GRESB). The Link REIT is also in the top 10 list
   amongst 74 respondents in Asia.

為了進一步強化可持續發展的各個範疇,領匯於2014年創先驅成立「可持續發展顧問委員會」,廣納公司以外的專業人士對環境、社區及可持續發展的意見。可持續發展顧問委員會的成員會議每年舉行兩次,並會就企業及業務成功因素、持份者關顧及可持續發展趨勢四個範疇作出交流及提出與領匯相關的寶貴意見。
   

In order to strengthen all aspects of sustainable development, The Link has established an external Sustainability Advisory Group in 2014. The focus of the advisory group is to provide outside perspectives on business sustainability initiatives related to environmental, community and sustainability issues. The advisory group will meet semi-annually and will share among its members valuable suggestions and advice on corporate and business success factors, stakeholder engagement and sustainability trends related to The Link.

商場 照顧居民需要三十載
   Choi Wan Shopping Centre –
   Catering to Residents’ Need for over 30 Years

位於九龍清水灣道的彩雲商場,服務附近居民逾三十年,覆蓋人口超過三萬。2012年,領匯投入超過二億港元,為這個與居民生活息息相關的商場進行翻新,冀以更佳面貌服務市民。新面貌將大自然概念帶入商場,突顯商場在自然環境中融為一體,與四周的翠綠山景相輝映,使人心曠神怡。場內更將布置大型插畫牆,描繪彩雲邨的風景點滴。

Located on Clear Water Bay Road in Kowloon, Choi Wan Shopping Centre has served the surrounding neighbourhood for more than 30 years. In 2012, The Link invested over HK$200 million for asset enhancement works of the shopping centre, with the aim to better serve the community, which today boasts a population of more than 30,000. Natural features and a graffiti wall featuring local scenes from around Choi Wan have been introduced into the renovated shopping centre, creating a relaxed shopping environment.

位於商場門口的細葉榕樹見證彩雲邨三代居民的成長,並已被納入「古樹名木冊」。細葉榕樹在翻新工程中獲得良好保護,樹下之對聯「彩雲生祥瑞降臨家戶,古樹茂繁華映帶商場」亦獲保留及翻新,寄語古樹與彩雲商場繼續繁華豐盛。

A new entrance has been built at Phase 2 of the shopping centre, which provides access to the adjacent bus station and increases footfall.

As part of the Hong Kong Government’s Register of Old and Valuable Trees, the Chinese banyan tree at the entrance of Choi Wan Shopping Centre which has witnessed the growth of three generations of Choi Wan residents was well protected during the enhancement project. The Chinese couplet under the tree has been preserved and revamped, wishing continued prosperity to the tree and the shopping centre.

商場二期的室外空間重新規劃及綠化,成為居民的休閒聚腳點。而原本座落在商場不同位置的康樂設施現重新集中設置商場三期室外,更方便居民使用。

The outdoor area at Phase 2 of Choi Wan Shopping Centre has been transformed into a public leisure space with greenery. The shopping centre’s recreational facilities are concentrated in the outdoor area of Phase 3 for residents’ use.

The revamped corridors and ceilings bring a brand new look to the shopping centre.

優化工程前,位於巴士站旁、人流最多的地下樓層只有兩間大型連鎖店。該層翻新後現劃分成多間小商店,居民可選擇的種類更多。而原有的餐廳、超級市場及商舖亦繼續在商場內營業,為居民服務。

翻新後的商場引入不同的新商戶,當中包括中式粉麵店、時裝店、文具店等,商店種類更多元化,居民日常購物擁有更多選擇,不假外求。

The upper ground floor, which is on the same level as the adjacent bus station and has the highest footfall among all the floors, had only two large chain stores before the asset enhancement project. Following asset enhancement works, the floor has been repartitioned into a variety of small shops, giving shoppers more choice and creating a better shopping experience. In addition, throughout the shopping centre, restaurants, supermarkets and other retail shops have been retained to serve nearby residents.
 

To offer a greater range of shopping options to local residents, new tenants have been introduced to Choi Wan Shopping Centre following the asset enhancement project, including a Chinese restaurant, fashion retailer and stationery shop.

「我在彩雲廣場開業超過十五年,月前我趁著領匯為我們安裝新鐵閘時進行裝修,領匯的室內設計師為我重新規劃舖位間隔,現在舖面和翻新後的商場一樣變得光猛整潔,吸引了彩德邨的居民到訪,人流增加,生意也變好了。」

“My shop has been operating in Choi Wan Shopping Centre for over 15 years. Several months ago, I renovated my shop during the period when The Link installed the new gate for us. The interior designer from The Link helped us redesign the partition of our shop. Now our shop is bright and tidy, which matches the new atmosphere of the renovated shopping centre. This draws additional customers from Choi Tak Estate and brings us higher revenue.”

「雖然店舖開張只有個多月,但已感受到彩雲邨濃厚的人情味。我們很受街坊歡迎,老人家慶幸終於不用到邨外才能買到金器珠寶,他們光顧主要是買給孫子或是送禮。我們店舖從父親第一代到現在都是做街坊生意,貨品都是以街坊價定價,希望能靠口碑吸引更多顧客。」

“Even though we opened our shop only a month ago, we can already feel the harmonious relations among the residents of Choi Wan Estate. The community has warmly welcomed us, especially the elderly who are glad that they can finally buy jewellery from a shop within the estate. They usually buy for their grandchildren or to give as gifts. We have targeted the local community ever since my father ran this business, so we sell at reasonable prices to attract more customers by word of mouth.”

For the convenience of shoppers, particularly elderly and disabled customers, seven escalators and two elevators have been installed in the shopping centre. Before the asset enhancement project, there was only one escalator.

繼承父業 為「冬菇亭」保「鮮」

Modernising and Reviving the
Cooked Food Stall

年輕人學成回港後進軍飲食界,他選擇了繼承父親二十多年於「冬菇亭」的茶餐廳生意,為的是延續那顆服務街坊的心,但更懂得為「冬菇亭」注入時代氣息。

多年來,胡嘉榮於各區開設不同食肆,不過始終心繫開設於大圍新翠邨「冬菇亭」的三間食店。「冬菇亭」可說是街坊食堂,胡嘉榮指,不少街坊視他父親開辦的茶餐廳為聚腳點,有些一日三餐連下午茶都來光顧,天天見面,非常熟絡。

領匯於2010年完成大圍新翠邨「冬菇亭」的翻新工程,改善該處的環境衛生情況。胡嘉榮說:「到平民化的『冬菇亭』食飯,不代表要忍受惡劣環境。」有見「冬菇亭」的進步,胡嘉榮幾年前決心繼承父親的心血,斥資為父親的三家店舖進行翻新。此外,他更引入現代管理系統,使店舖更整潔,資源運用更有效益。

經營「冬菇亭」一點也不容易。胡嘉榮說:「屋邨食肆服務街坊,價錢要大眾化,薄利多銷,但同時要有水準,不論『溫度、味道、速度、價錢』都要令街坊滿意。」在保留既有特色之餘亦要創新,因此他大膽於「冬菇亭」開設韓式自助無煙燒烤,不但為邨內年輕人提供多一種時尚的選擇,更成功吸引鄰近屋苑的居民前來光顧,周末每每座無虛席,熱鬧非常。


As a young man, Daniel Woo came back to Hong Kong after graduation to pursue a career in the food and beverage industry. He took over his father's 20-year-old cha chaan teng business at the cooked food stall in Sun Chui Estate in Tai Wai, where he remains dedicated to serving the neighbourhood. In addition, he has worked to revive the cooked food stall by updating it to modern standards.

Since taking over the family-run cha chaan teng, Daniel has opened various types of restaurants in different districts across Hong Kong. However, what he cares about most are his three restaurants at the cooked food stall in Sun Chui Estate in Tai Wai. Cooked food stalls are said to be canteens for nearby residents, and Daniel says that the cha chaan teng opened by his father is the gathering place for many nearby residents, some of whom eat there three times a day and have developed close relationships with the staff over the years.

The Sun Chui cooked food stall was renovated in 2010 to offer a more comfortable eating environment for patrons. "Dining at a cooked food stall in a public housing estate doesn't necessarily mean that you should have to bear with a poor and messy environment as in the past," said Daniel. With the enhanced environment following renovation, he has also invested to upgrade his three restaurants. In addition, modern management systems were introduced so that resources are allocated more efficiently.

Operating restaurants at cooked food stalls is not as easy as it looks. Daniel said, "To better serve the neighbourhood, prices have to be reasonably cheap while service quality has to be good. What we are striving to do is to make sure customers are satisfied with the temperature, taste, speed and price of our food." He also emphasises the importance of staying abreast of dining trends, and he has introduced a Korean BBQ restaurant that aims to cater to the tastes of younger diners in Sun Chui Estate while also attracting residents living in other nearby estates to come and try out different cuisines.

People in Need in New Territories

領匯「愛 • 匯聚計劃」贊助的十個社區項目進行得如火如荼,領匯在人手和場地方面更全力協助主辦機構,其中協青社推行的「青匯愛無界」開幕禮在1月於良景廣場順利舉行。當日三隊由不同學校學生組成的舞團即場展示精彩的嘻哈舞技,更有學生分享參與該計劃的感受。

「青匯愛無界」透過外展和學校服務,為新界西北區內年青人提供舞蹈訓練和適切輔導,協助他們培養興趣並發揮潛能,從而建立正面的價值觀。現時「青匯愛無界」每逢周二於天水圍及周六於屯門舉辦跳舞、魔術等各種興趣班,歡迎各界年青人一同參與。


The 10 community engagement and charity projects funded by The Link Together Initiatives are progressing well. The Link has been proactively engaged through the provision of volunteers and venues to help the selected organisations carry out their projects.

One of The Link Together Initiatives' community projects is the School of Hip Hop, a project of Youth Outreach, an organisation committed to serving young people in need. The project provides dance training and counselling for youth in New Territories North and West through outreach and school services to help foster positive values. The launch ceremony of the School of Hip Hop project was successfully held at Leung King Plaza in January. Three groups from different schools put on fabulous hip hop dance performances.

Currently, various classes for teenagers, such as dance and magic classes, are held every Tuesday in Tin Shui Wai and every Saturday in Tuen Mun.

打擊舞弊 防患未然
Nipping Fraud in the Bud



領匯內部審核主管羅愛生於2013年10月為香港內部審計師協會主持了一場業界會議,探討內部審計師如何有效識別和防範舞弊行為。

羅愛生為該會專業發展委員會委員,他指出國際和本地監管機構對企業管治的要求日益增高,企業須時刻警惕,並透過包括數據分析等多種方法識別及減少舞弊相關風險,防患未於然。

In October 2013, Henry Lo, Head of Internal Audit, hosted a seminar for industry practitioners from the Institute of Internal Auditors Hong Kong (IIA HK) on ways to identify and mitigate fraud effectively.

Henry is also a member of the Professional Development Committee of IIA HK. He pointed out that in view of the stringent approach taken by international and local regulators, it is more important than ever for companies to take a proactive approach in mitigating fraud. He advised companies to stay alert against fraud and deploy various tools to identify and mitigate fraud risks.

Sharing Development Trends in Capital Markets



財務總監翟迪強於2013年11月出席了2013 VIP-亞洲投資者圓桌會議,並參與了「私募及公眾市場:資本的收緊和分歧趨勢」的主題討論,分享最新市場發展趨勢。

房地產投資信託基金除了是一種投資工具,亦是資本市場的參與者之一。翟迪強不僅比較了投資上市房託基金相對房地產私募股權基金的優勢,還指出主要退休基金正擴大上市房託基金的資源投放,以及分析了房託基金不同的集資來源。

Hubert Chak, Director of Finance, shared his views on the latest market developments on a panel discussion titled "Private and Public Markets: Key Convergence and Divergence Trends in Capital Markets" at the 2013 VIP–Asia Investor Roundtable Conference in November 2013.

In addition to being an investment tool, REITs are a major player in capital markets. Hubert compared the merits of investing in listed REITs (as opposed to private equity real estate) and pointed to the growing interest major pension funds are showing in investing in listed REITs. He also explained the key fundraising sources for REITs.

於2013年底,金融發展管理局(金發局)向政府提交六份建議書,當中包括《發展香港成為房地產投資信託基金的集資中心》的研究報告,闡述了有關房地產投資信託基金(房託)的數項建議,亞太房地產協會(APREA)認為,若能予以落實,將可望增加香港的就業機會和促進經濟增長,亦可鞏固其國際資產管理中心和房地產投資信託集資中心的策略性地位。

"Developing Hong Kong as a Capital Formation Centre for REIT", one of six reports that the Financial Services Development Council (FSDC) submitted to the Hong Kong Government in late 2013, details a number of proposals which, if adopted, would increase employment in Hong Kong and assist in growing Hong Kong's economy.

王國龍獲邀在專題工作坊,就「亞洲區內投資及企業管治的最新發展」主題進行討論,探討各種企業管治相關議題。他認為從金融風暴中汲取的最重要教訓是企業必須擁有抵禦風險的能力;能夠抗衡突如其來的衝擊,便是贏家。事實證明,只有擁有良好企業管治的公司才能承受突如其來的衝擊。

In January George Hongchoy, CEO of The Link, took part in the seventh Asian Financial Forum, organised by the Hong Kong Government and the Hong Kong Trade Development Council. Over 2,400 business leaders and senior government officials from 41 countries and regions participated in this two-day summit.

George was invited to speak as part of the workshop titled "Asia's Portfolio Investment Flows & Corporate Governance" to examine the relatively under-analysed issues related to corporate governance resulting from the changing operating environment. He shared lessons learned from financial crises, saying how important it is for companies to have the ability "to understand risk, to withstand shock, to survive and be a winner." He emphasised that good corporate governance is an important factor in a company's ability to withstand shock.

The Link REIT-one of the world's largest retail-focused REITs-has an effective board structure with the strong presence of independent directors to provide better checks and balances. The company has also placed great emphasis on communications with different stakeholders through various channels.
