Positive Motivation in a "Glass House" Environment

2013/2014年度中期業績公布後,領匯員工大會暨「卓越大獎」頒獎典禮緊接於11月15日舉行。領匯管理有限公司行政總裁王國龍與員工分享時指,領匯團隊彷彿在玻璃屋內工作一樣,經常受到社會注視,但他相信這會驅使公司上下做得更好。

同場亦頒發「神秘顧客評核計劃」五個獎項,表揚服務出色的合作夥伴和前線同事。大會更特地預備相片和影片,讓同事更瞭解何謂優質環境和服務,以及接待輪椅人士應有的態度。

The Staff Town Hall and The Link Awards Ceremony were held on 15 November, two days after the 2013/2014 Interim Results Announcement. George Hongchoy, CEO of The Link Management Limited, said The Link, as the largest REIT in Asia, is akin to a "glass house", with every move the company makes being scrutinised by the public. He stressed, however, that this high level of visibility is beneficial for the company, as it compels us to effectively manage and grow in a transparent manner.

Following George's remarks, five awards were presented during The Link Awards Ceremony to shopping centres and frontline staff that provided excellent services during the Mystery Shopper Programme. Photos and videos were also shown that demonstrated a pleasant shopping environment, quality services and proper ways to provide assistance for people in wheelchairs.

「總樓面面積」及「內部樓面面積」
有甚麼不同?

Gross Floor Area and
Internal Floor Area?

業主:我可否把單位內的走廊修窄來增加房間的空間?
Flat Owner: Can I narrow down the corridor in order to increase my room size?

律師:可以,在不影響樓宇結構情況下,業主有權更改「內部樓面面積」,即內部間隔,以提升使用空間。
Lawyer: Yes, you can. Without affecting the building structure, owner has the right to change the Internal Floor Area (IFA), i.e. interior layout, to increase utilisation.

業主:那麼,我加大「內部樓面面積」會否影響地契內的「總樓面面積」?
Flat Owner: Would the renovation affect the Gross Floor Area (GFA) stated on the land lease?

律師:不會,因為「總樓面面積」是地契訂明的物業上限面積,包括可改動及不可改動的位置。
Lawyer: No. GFA is a property's maximum area stated on the land lease, including areas where alterations could or could not be made.

以上例子說明,就領匯物業而言,「內部樓面面積」是可出租的面積。透過資產提升工程調整內部間隔,從而提升樓面效能,「內部樓面面積」或會有所改變,有別於「總樓面面積」包括可出租面積及不可出租面積。
If we apply the above example to The Link's properties, the IFA is the lettable area. The IFA can vary over time as the property owner improves building efficiency by repartitioning floor space through asset enhancement works. It is different from the GFA which includes both lettable area and non-lettable area.
