歐洲「街市復活記」與街市承辦商同行汲取國際經驗

領匯一直積極參考不同地方經營街市的模式,藉以將最佳元素帶回香港。繼去年到北美取經,今年3月份領匯行政總裁王國龍及街市資產管理團隊,特意邀請所有街市承辦商同行,一起走訪歐洲多個特色街市,為街市管理注入新思維。

歐洲地大物博,當中有不少歷史悠久或富建築特色的街市,值得作參考並汲取經營理念。這次歐洲之旅,眾人走訪了巴黎、羅馬、博洛尼亞及倫敦多個街市,參考同業於營運、設計、管理上的經驗,其中最吸引眾人目光的包括倫敦的Borough Market和Camden Lock Market,以及羅馬的Eataly。

In March, CEO George Hongchoy, members of the Fresh Market Asset Management Team and market operators of The Link visited various markets in Europe to gain insights into successful market operations. This trip follows a similar visit to North America last year.

During the European trip, the group visited markets in Paris, Rome, Bologna and London to learn from the experience of European market operators in designing and managing their markets. Among these markets were Borough Market and Camden Lock Market in London and Eataly in Rome.

倫敦-「街市復活記」 Borough Market原為一個只剩十五家商戶經營的舊街市,人流稀疏,選擇欠奉;2001年負責人下定決心為街市革新及重整經營模式,除了銳意拓展銷售貨品類別,售賣來自世界各地的不同食材外,更加入嶄新餐飲元素,如於傳統的魚販檔旁開設賣魚的餐廳,讓顧客在購買前可一嚐鮮味同時為生產商開設平台與顧客作交流,了解消費者的喜好。時至今日,Borough Market已「復活」,搖身一變成為擁有超過二百個批發及零售商戶,並成為現今倫敦最有名的街市之一,亦獲得多個獎項,其中包括由英國市場管理局全國協會頒發的Britain’s Best Market Attraction 2014。

Camden Lock Market充滿文化氣息,同時亦令眾人眼界大開,這個別具特色的街市除了提供多種當地優質食材、手作工藝品及服飾外,更舉辦各式各樣音樂及娛樂表演,為當地居民及遊客提供與別不同的街市體驗。

Borough Market

London Chapter Borough Market used to be a largely vacant market with low footfall and limited choices available from its 15 traders. In 2001, enhancement works were completed at the market and the market operator implemented a new business model that introduced a new market experience by bringing in food ingredients from around the globe, allowing shoppers to taste before making purchases and providing a platform for local producers to interact with shoppers to better understand their preferences. Today, Borough Market has transformed into one of the most renowned markets in London, with over 200 core businesses comprising wholesale and retail outlets selling a large variety of food items. This transformation has also brought Borough Market many industry recognitions, including Britain’s Best Market Attraction 2014 awarded by the National Association of British Market Authorities.

Camden Lock Market also caught the eye of the group from The Link. This market provides local residents and visitors with an atypical market experience by offering an extensive range of high quality food and handmade arts and crafts from local producers as well as serving as a venue for a number of music and entertainment events.

羅馬-又食又買 令人刮目相看的Eataly位於羅馬,這個街市特別將檔戶的部分面積騰出以增設熟食櫃枱,讓顧客在購買食材之前一嚐食材的鮮味,這個特別的經營概念同時融合了飲食、購物及學習的體驗。

總括歐洲之行,衛生及舒適的環境、新鮮食材選擇及食物安全固然重要,但了解顧客需要、與時並進及為顧客帶來嶄新的多元體驗則是成功街市的重要元素。


Rome Chapter Eataly in Rome downsizes the stall displays and adds a bar area serving hot food, allowing shoppers to taste samples before buying. This set-up combines the experience of eating, shopping and learning to cook in one hospitable place.

While hygiene, comfort, choice and safety form the basis of fresh market operations, it is vital to understand that the success factors of all fresh markets boil down to knowing their customers, embracing change and coming up with new shopping experiences in everyday market operations.

首位香港會員加入世界批發市場聯盟 作為世界批發市場聯盟(World Union of Wholesale Markets)首位來自香港的會員,領匯特別與香港知專設計學院合辦「街市室內設計比賽」,加強年輕人對街市的投入感,同時為獲獎的作品舉辦巡迴展覽,以推廣街市文化,作為香港站慶祝首屆「國際街市節」的重點活動。

First Member from Hong Kong to Join WUWM The Link is the first member from Hong Kong to join the World Union of Wholesale Markets (WUWM). As a key activity of the WUWM’s “International Market Celebration”, The Link has partnered with the Hong Kong Design Institute to launch a “Market Innovations in Stall and Market Design Student Project”. The project raises awareness of fresh markets among the younger generation in Hong Kong and also includes a roving exhibition that showcases the winning designs to engage the community in the new development of fresh markets in Hong Kong.

街市承辦商為領匯的重要合作夥伴,為了確保旗下街市的購物環境能維持良好水平,領匯制定一系列服務及衛生標準,讓街市承辦商協助管理的街市一樣有所改善及提升,為居民帶來更佳的購物環境。除此之外,不少街市承辦商更推陳出新,於營運街市上加添新的元素,如購物優惠、會員咭、電子商務等,增添居民的購物樂趣。例如最近於馬鞍山耀安街市推出的會員咭便是其中例子之一。

As part of The Link’s market operations strategies, in addition to directly managing some of its markets, the company also works closely with independent market operators who lease and manage several markets. The Link sees these market operators as important business partners and has set out a series of service and hygiene standards for them in order to maintain the service quality and environment of these markets. To enhance the shopping experience of customers, market operators are free to add operational elements such as shopping promotions, e-commerce services and loyalty programmes, with the newly launched loyalty card programme at Yiu On Market in Ma On Shan providing a sound example.

The Link Tenant Academy Largest in Hong Kong Enhances Tenants’ Competitiveness

租戶是領匯重要而寶貴的合作夥伴。為了協助小商戶提升競爭力,「領匯商戶學堂」定期開辦不同主題的免費講座及工作坊,邀請來自不同行業的專家介紹最新的零售趨勢及商業知識,助他們持續增值及發展,與時並進。

「領匯商戶學堂」啟動以來共舉辦了超過八十二個課程,涵蓋零售業各主要範疇 (業務營運、管理、市場趨勢及客戶服務和營銷技巧),並為街市商戶開辦專設課程,教授店面設計、街市經營新趨勢和五常法,以協助商戶及其第二代持續發展。

Tenants are our key partners. As many of our tenants are small businesses, The Link Tenant Academy offers free practical seminars and workshops to help them stay up to date on market developments and emerging business opportunities.

Since its establishment, The Link Tenant Academy has organised over 82 retail and fresh market courses covering key focus areas for retail tenants (business operations, business management, market trend analysis, and customer services and sales techniques) and practical topics for fresh market tenants (shopfront design, fresh market trends and development, and the 5S management concept).

參加人數及滿意度俱增 於2013/14年度,「領匯商戶學堂」共獲超過二千八百名商戶代表參與及支持,滿意度更高達87%!參加的商戶代表來自港九新界各區,主要從事餐飲業(34%)及服裝行業(15%)。參加者當中超過五成為前線管理人員,而小商戶的參與度則由去年度的9%大幅上升至30%。

Increased Registration Rate and Satisfaction Rate In 2013/14, over 2,800 participants attended the courses, reporting a satisfaction rate of 87%. Participants came from various industries (34% from F&B and 15% from clothing) across different properties of The Link, and over half of the participants were frontline managers. Participation by small businesses surged to 30% from 9% in 2012/13.

彈性安排迎合商戶需要 「領匯商戶學堂」每年在編制課堂時都會因應市場趨勢及商戶意見作出適當調整,例如學堂自2011年開始把參加對象延伸至街市商戶,並因應街市經營環境的獨特性,安排課堂在午飯時間進行,讓他們能夠在「落場」(即休業) 時段踴躍參加。

此外,「領匯商戶學堂」於上年度特別頒發「最關心僱員商戶獎」,亦為參加者提供出席證書及向最踴躍發言的商戶頒發公開課程贈券乙張,藉以鼓勵商戶支持僱員出席有關活動。

Flexible Arrangement to Fit Tenants’ Needs The Link Tenant Academy continually adjusts course offerings, schedule and curricula based on feedback and market trends. For example, trainings for fresh market tenants are provided during lunch hour to fit their needs.

In addition, The Link Tenant Academy also organises the “Most Caring Proprietor Award” and provides Certificates of Attendance to encourage participation, with the most active participants receiving free workshop coupons as a token of appreciation.

新增精彩活動及網上學習 於2014/15年度,「領匯商戶學堂」除了繼續於每個月為商戶舉行不同主題的免費講座及工作坊*外,亦會增設八個三小時「小型工作坊」,以及與香港管理專業協會合辦「行業企業探訪」,透過參觀本地的成功商戶,從中學習他們的經營心得。

現在,商戶可透過顧客網站取得最新的「領匯商戶學堂」資訊及報名資料,更可於網上觀看二十分鐘精華片段,重溫課堂內容,輕鬆自主學習,提升競爭力。

* 每月舉行的免費講座及工作坊將由原來的七十五分鐘增長至兩小時。

New Activities and eLearning The Link Tenant Academy will continue to provide free monthly technical seminars and workshops* for tenants. It will also organise an “industry focus study tour” with the Hong Kong Management Association as well as eight three-hour “small group workshops” in 2014/15.

Tenants can visit The Link’s customer website to obtain the latest news and application information of The Link Tenant Academy and view a series of 20-minute academy recaps.

* Duration of free monthly seminars has been extended from 75 minutes to two hours.

George Hongchoy, CEO, delivered a talk titled “Developing a Better REIT Market in Hong Kong” as part of the Chief Officers Series organised by the Hong Kong Securities and Investment Institute (HKSI). During the talk, he compared the Hong Kong REIT market and overseas REIT markets, and also discussed ways to further tap the potential of the REIT market.

During the session, he shared his career experience with a group of university students, with selected candidates getting the chance to participate in a two-day job shadowing programme in April.

放下三十四年的安利工作生涯,2011年鄭太退任美國安利機構執行副總裁一職,精彩的人生以另一方式繼續演繹。她沒有脫離商界,卻有更多的時間旅遊、參加義務工作、唱粵曲和享受天倫,海闊天空。

貴為天子門生,香港大學歷史系榮譽生畢業後,加入政府鐵飯碗,再轉投美資的安利當行政秘書,得以「閱覽總經理案頭的所有文件」,鄭太的不平凡由這獨到的選擇開展。自稱十分平凡的她憑著超強「適應力」及過人的「韌力」打開成功之門。回顧她開拓中國市場的經驗,是一次又一次大大小小的難關。面對重重的挑戰,鄭太採取「不慌、不亂、不離、不棄」的冷靜態度應對,當中包括領軍到剛開發的廣州經濟技術開發區建設生產廠房和開展直銷業務、在面對中國頒布傳銷禁令後的堅持和爭取。她經歷千山萬水,最後排除萬難,榮休時為安利中國成功打造一個年銷售額以數十億美元計及營銷團隊人數逾三十萬的直銷奇蹟。

鄭太謙稱她是「平凡的人走過不平凡的路」,成功有賴「天時、地利、人和」。她特別強調「人和」的重要性,皆因她本身勤奮認真,致力培育人才,孕育一支齊心的團隊,並信奉一套80/20定律:一個企業取得成功時,80%應歸功於團隊,20%歸功於領袖;相反,一個企業失敗時,則領導人要負上80%的責任!領導人必須高瞻遠矚,有眼光,有謀略,創建並發揮團隊精神,不斷提升自己,樹立好榜樣。

After a fruitful 34-year career with direct selling company Amway, Mrs Eva Cheng retired in 2011 and began a new phase in life. Still active in the business circle, her days are now also coloured with travel, volunteer work and Cantonese opera.

Cheng received an honorary history degree from the University of Hong Kong, and she joined Amway in 1977 after a short stint with the government. The thought of “being able to read all the documents that cross the general manager’s desk” guided her decision to switch and start as an administrative secretary at Amway. Her extraordinary path started with this extraordinary choice. Cheng’s eagerness to learn, think and act led to her success even though she claimed herself to be a “very ordinary person”.

Cheng’s career blossomed at Amway, and she rose within the company to help launch and develop Amway markets in the Greater China and Southeast Asia regions. Recalling her experience in developing the China market, Cheng talks of how hard work and perseverance pays off. Her attitude of “never panic, never give up” had helped to overcome hurdle after hurdle, from the setting up of a production plant in a newly developed industrial zone in Guangzhou to launching an all new direct selling model in China, and to reviving Amway’s business after the government promulgated a ban on direct sales in China in 1998. With her strong will and determination, Cheng helped Amway China eventually achieved annual sales that measured billions of US dollars and amass an active salesforce of over 300,000 members by the time she retired.

Cheng says she was lucky to be an “ordinary person having tracked an extraordinary path”, and she attributes her success to a mix of “right time, right place, right people” factors. Cheng also places special emphasis on leadership and team work. During her career, she nurtured a talented management team and believed in a unique 80/20 rule of her own making: business success is 80% attributable to the team’s effort and 20% to that of the leader. But when a business fails, the leader has to bear 80% of the accountability! Cheng believes a successful leader must be visionary and strategic, and possess great people skills.

談到加入領匯董事局,鄭太認為領匯亦享有「天時、地利、人和」。隨著經濟和生活水平的提升,有著完善和優良管理的領匯社區商場正能滿足消費者日益渴求的高質量產品和多元化服務。這是「天時」之利。中國市場整體國民生產總值持續增長,領先世界上很多其他國家。現在領匯的經營地域已可覆蓋到國內一、二線城市,當能盡得「地利」之優勢。在最重要的「人和」方面,經過多年努力,領匯擁有一支充滿朝氣和幹勁的團隊。鄭太說行政總裁王國龍勤奮熱誠、魄力過人,令她留下深刻印象。至於外表溫文的主席蘇兆明,鄭太認為他是資歷豐富、在商界備受尊重讚賞的領導人。

What Makes Success = Right Time, Right Place, Right People

With regard to joining The Link’s Board, Cheng believes that circumstances are ripe for The Link to enter a new phase of success. The Link owns a strong portfolio of neighbourhood shopping centres that provide increasingly sophisticated and demanding consumers with quality goods and services. This is what Hong Kong people need the most at this point of time. As China’s economy continues to grow and urbanisation takes speed, there is no better place than the Mainland to consider expansion. The Link now has the mandate to invest in Chinese cities which offers the greatest potential for growth and consumption power! In terms of people, Cheng observes that The Link has a young and dynamic management team, powered by CEO George Hongchoy whom she described as “extremely focused, talented and hard-working”, and also Chairman Nicholas Sallnow-Smith whom she described as “a very experienced and respected business leader in Hong Kong”.

Cheng is a strong supporter of The Link’s mission of creating value in the community and contributing to sustainable growth, which is reflected through initiatives such as the introduction of modern market culture into existing fresh markets. Unforgettable Moment and Wishes in Life After having faced and overcome countless hurdles in life, Cheng feels that the most unforgettable moment was the ban on direct selling promulgated by the Chinese government in 1998. This ban instantly neutralised Amway’s over US$100 million investment in the country. It spurred Cheng to be creative in finding a solution. Against all odds and with great resourcefulness to search for win win, Cheng helped Amway China launched a new business model which became the foundation of dramatic growth in later years.
