跟Michael(盧錦泉)共事的同事都知道他為人爽快、風趣,硬朗而專業。他的口頭禪是在時間和環境等條件下做到最好,效率(efficiency)與效果(effectiveness)並重,遇有艱巨困難的項目,他都會以樂觀心態,傾力打造無價的資產。

領匯於2009年開始直接管理旗下物業,並成立營運部門。短短幾年間,營運部門架構和方向不斷優化,並成功落實了多項重要計劃,令整體服務水平得以大幅提升,身為營運部主管的Michael可謂功不可沒。

跨過難關 為社區做到最好


行將退下火線的Michael,談及任內最引以為傲的工作,他立刻想到「暢通無阻通道」設施。他說:「領匯旗下物業數目眾多,要全面提供無障礙設施需要極大的決心和承擔,但領匯能勇敢地於2010年踏出第一步,為公司的『有形資產』增值,投入不少於二億港元的工程在五年內改善設施,方便傷健人士使用暢通無阻通道;這項目不單提升設施,更改變了公眾,尤其是平等機會委員會和傷健人士對領匯的印象,認識到領匯是一個真正願意與他們商討並落實的企業,這可算是真正『無價』的無形資產;加上領匯為前線員工提供培訓,加深前線員工了解傷健人士對暢通無阻通道的需要,及應有的看待態度,可說是為社區真真正正做到最好。」

領匯亦是香港第一家公司採用樓宇管理系統,實行中央遙距管理六十九個商場,負責監察的同事能因應數據迅速調校溫度,調節商場的製冷和送冷設施,以達致應有的舒適室內環境。Michael指這是另一項難以執行的「無價任務」,困難是因為領匯旗下商場分散港九新界各區,而無價是因這系統能為顧客提供舒適的購物環境之餘,亦能達致節能效果,為環保出一分力。

工作壓力雖大,但Michael笑言,當成果有目共睹時,他會很有滿足感,久而久之便會工作「成癮」(addicted)。

作為營運及可持續發展部門主管,Michael對領匯有獨特的印象:「既新亦舊,既好亦壞」。他覺得領匯是一家較新的企業,擁有優良的公司文化及專業的團隊,但要管理的設施都是年期久遠。他特別感激公司給予團隊機會和空間,把這些創新的意念及構思付諸實行。

重視團隊 司機也是夥伴


Michael非常重視團隊合作,工作都是整個團隊一起構思。他說:「團隊每一個成員都是夥伴,司機也不例外。」他指出:「司機要保證安全、準時,讓我們不用舟車勞頓,因此也是我們的工作夥伴。」他認為營運團隊已經十分成熟,工作亦已上軌道,他深信這個團隊會繼續深化和執行各項「不可能」的任務。

至於退休後的生活,Michael坦言未有特別計劃,初步打算先整理多年來拍下的照片、讀還未讀的過百本著作、品嚐未開封的紅酒。


Those who have worked together with Michael know that he is friendly with a good sense of humour, but is tough and professional while working. He values efficiency and effectiveness, and he always does the best he can under all circumstances. Whenever he faces a tough task, he remains positive and proactive to get the job done.

The Operations team was set up in 2009 when The Link started to directly manage its properties. In just a few years, the team has become more advanced and has successfully carried out several important projects that have enhanced the overall service quality of the company. Michael, who is going to retire in June, has led the team's successful efforts over the years.

The installation of Barrier-Free Access facilities throughout The Link's portfolio is the project that he is most proud of, not simply because of how his team overcame numerous challenges to implement it, but also because of the value it has added to the company's tangible assets and the convenience it has brought to customers with disabilities. In addition, this project has created a host of intangible assets by benefiting the community in many ways. Not just the perception of The Link has been positively altered in the eyes of the public, customers with disabilities and the Equal Opportunities Commission, the training offered to frontline staff has also greatly enhanced their understanding of and better served the needs of the customers with disabilities.

Michael's team also led the challenging effort to implement a centralised Building Management System, making The Link the first company in Hong Kong to do so. The system, which monitors 69 shopping centres located in various districts, has led to increased energy efficiency and enabled offering of a more comfortable indoor environment to our customers.

As Head of Operations and Sustainability, Michael thinks The Link's extraordinary attributes, especially its talented employees and excellent company culture, have allowed it to transform an aging real estate portfolio into well-managed and maintained modern facilities.

Teamwork is very important to Michael, and he regards every teammate as his working partner. He thinks the combined abilities of the members of the Operations team will allow it to continue carrying out challenging tasks after his retirement.

Michael said he doesn't have any detailed plans for his retirement. He may catalogue and compile photos he has taken, read books that he hasn't read and taste red wine that he has collected.

Michael 喜歡拍照,他認為要拍一張好照片,也講緣分。「這張蜜蜂照,是我在北京香山公園一個較清靜的角落,無意中拍下的。只要有緣分,加上光與影,就拍到好照片。」

Michael is a passionate photographer. He thinks light and shadow are crucial, but he believes good photos are taken just by chance.

以卡通為主題的2014年領匯員工周年晚宴於2月26日假亞洲博覽館舉行,不同部門同事精心打扮成各式卡通人物穿梭其中,吸引注目之餘亦為眾人帶來歡樂回憶。

The Link's Annual Dinner 2014 was held at AsiaWorld Expo on 26 February with a cartoon theme. The evening was filled with laughter and colour as colleagues came dressed as well-known cartoon characters, bringing back fond memories of classic cartoons.

行政總裁王國龍當晚一身火影忍者造型亮相,更以馬術作喻,強調「快速」和「準確」的重要,並總結過去一年領匯取得的各項成績。主席蘇兆明致辭時介紹新加入董事會的獨立非執行董事鄭李錦芬,同時向即將退休的營運及可持續發展主管盧錦泉致謝,並且簡述領匯內地發展方向。

During the dinner, CEO George Hongchoy reviewed achievements made by The Link's teams throughout the year while also stressing the importance of efficiency and accuracy in carrying out our work. Apart from speaking on The Link's latest move to tap the Mainland market, Chairman Nicholas Sallnow-Smith introduced newly appointed Independent Non-Executive Director Eva Cheng and paid tribute to Head of Operations and Sustainability Michael Lo, who is retiring soon.

晚會為來自領匯「愛•匯聚計劃」其中一個項目「青匯愛無界」的年輕人,提供學以致用的舞台,為幾百位觀眾送上一段精彩的嘻哈熱舞。

三隊決賽隊伍施展渾身解數,爭奪「卡通服飾花生騷比賽」冠軍殊榮。結果由人力資源部的「IQ人事 – 超乎你想像」以出色的造型加上創意的表演,成功奪冠。
