Competing in Mainland China through Innovation

房託以長線持有資產及提升其價值為業務重心,資產管理的角色甚為吃重。曾任職內地及香港多家大型房地產企業的領匯資產管理(中國)總監霍業生(Gary),於兩地商場營運擁有豐富經驗,專責管理內地資產組合,包括租務、物管及商場翻新等,帶領內地團隊提升資產價值。

Gary 指出,香港商場經營者管理技巧熟練,作業方式完備,而內地市場處於發展階段,政策轉變較為頻密,當地業界亦喜歡作出新嘗試,應用科技反而較香港成熟,大有後發先至之勢。

「不少內地商場都利用會員制度、手機應用程式,鼓勵消費,建立顧客忠誠度。例如,每當顧客進入商場及於舖內消費時,應用程式都會累積獎賞積分,深受年輕顧客歡迎。商戶消費收據亦可印上商場其他商舖的消費優惠,有助交叉推廣。」

「面對網購迅速冒起,領匯新購入的歐美匯購物中心,不斷為顧客帶來嶄新體驗,除了引入多間首次於區內落戶的國際品牌,亦增加餐飲、教育服務、美容及健身等商戶的比重,這些都難以被網購代替,有助吸引顧客到場消費。」

內地營商著重關係的建立。Gary 指出,領匯以長線投資為出發點,為社區創造就業,帶來稅收,因此會受到有關城市的歡迎。有關營運方針,對於建立商戶關係,員工發展事業亦大有裨益。

歐美匯收購完成後,其管理人員加入領匯。Gary 表示,日後於其他城市進行收購時,希望沿用此模式,逐步建立內地團隊,協助管理新購入資產,以及物色收購目標。

他相信,內場市場環境不斷變化,商場營運要持續創造價值,必須有廣闊視野,放開懷抱,接受新意念。「沒有人能掌握所有知識,身為主管必需多關心同事需要,發揮團隊力量,同心合力推展業務。」

Asset management plays an important role in REITs, which focus on holding assets for long-term investment and enhancing their value. Gary Fok, The Link's Director (Asset Management – China), has a wealth of experience in managing shopping centres in Hong Kong and the Mainland, having served in real estate groups in both places. He is leading The Link's Mainland team to add value to the portfolio through asset management, encompassing leasing, property management and enhancement.

According to Gary, mall managers in Hong Kong have mature management skills and systems to support their operations, whereas the developing market on the Mainland is subject to relatively frequent policy changes. Mainland mall managers are more willing to try new ideas, and have leapfrogged ahead of their Hong Kong counterparts in technology application.

"Many malls on the mainland nurture customer loyalty through membership schemes and mobile apps. For example, some apps give reward points to customers who have stayed in the mall or shop for a certain time period, which appeals to young customers. To enable cross-promotions, sales receipts can be printed with shopping discount for nearby shops."

"In face of rapid growth in online shopping, The Link's newly acquired EC Mall is constantly renewing shopping experience for customers. Apart from introducing international brands that are new to the district, it is also bringing in more shops in food and beverage, children education, as well as beauty and fitness services, all of which can hardly be provided by online retailers."

Relationships are essential to doing business in China. Gary said that The Link's long-term investment strategy, which will help create new jobs and boost tax revenue, will be welcomed by the city concerned. Such a strategy is also conducive to positive tenant relations and career development for staff.

Following the acquisition, EC Mall's core management team has joined The Link. Gary hoped this model of building The Link's talent base can be replicated in other Mainland cities. "To build strong team, the team leader should care for his members. It takes a broad vision and teamwork to stay at the forefront of the rapidly changing Mainland market through innovation," he said.

領匯如果是一個人,他會是個青年人,正處於快速成長的階段,發展空間廣闊,皆因原有增長點以外,內地投資、資產收購及發展等新範疇將帶來更多機會。

If The Link were a person, he would be an adolescent, enjoying a broad scope of development. New opportunities abound for The Link in new business areas like Mainland investment, asset acquisition and development.

領匯今年踏入十周年,於3月為員工推出「網上品牌課程」及「品牌訊息問答比賽」,加深大家對公司的認識,藉以向身邊人發放正面能量,提高品牌形象。兩次活動中最高分者中抽出10位幸運兒,4月帶同親友欣賞Cavalia「夢幻舞馬」精彩演出。

As our 10th anniversary draws near, an online course and a quiz on brand messages were organised in March to increase colleagues' understanding of the company and help them spread positive energy to others. Ten of the top-scoring staff members in both activities were selected by ballot to watch "Cavalia" show.

This year we celebrate the 10th anniversary of The Link's IPO. To mark this milestone year, the company organised a staff photo contest. Staff members were invited to take photos capturing The Link's years of achievements in linking the neighbourhoods and building happy communities. In addition to featuring properties, employees, and communities, the submitted works explored the theme "Expanding horizons, exploring new opportunities".

同事DIY 美化工作間
Workshops on Balloon-Twisting and
Miniature Scene Creation

見習管理人員(MT) 於葵芳員工加油站舉辦興趣班。於3月的「繽紛氣球班」,同事中的扭氣球高手Peter Shum擔任導師,教授製作多款可愛氣球,包括蘋果、花朵、三眼仔手環等。多名同事帶同小朋友參與,更將部分氣球送給邨內居民。4月,三名MT一手包辦「玻璃球微景觀製作班」,包括安排場地、購置材料,MT之一的Flora Yau更擔任導師,教授同事做出海洋及花園等主題的微型景觀,置於辦公桌上,為環境增添生氣。

Organised in March by management trainees (MT) for staff and their children, a high-energy balloon twisting workshop was bursting with fun. Peter Shum, a colleague skilled in balloon twisting, gave a lively demo on turning balloons into apples, flowers, aliens and other shapes. Participants shared their joy by giving away balloons to residents of a nearby housing estate. An April workshop offered guidance on creating beautiful mini landscapes. MT Flora Yau guided staff to produce a delicate miniature scene inside glass bowl, which makes a perfect decoration for office and home.

Talks on Staying Healthy

健康生活開啟快樂之門。羊年首季,公司為員工舉辦健康講座,由註冊護士講解頸背護理知識,以及香薰治療師分享利用香薰精油進行按摩,以舒緩常見都市病徵,如疲勞緊張而導致的失眠或其他小毛病。

A series of health seminars were organised for staff in the beginning of the Year of the Goat. To help staff alleviate and manage symptoms of common urban diseases, a registered nurse shared neck-care tips, while an aromatherapist showed how to massage with essential oil.
