New Service to Support the Community

領匯旗艦慈善項目「愛•匯聚計劃」,透過捐助慈善機構開展社區項目,為兒童、青少年及長者謀求福祉,成立兩年以來捐出近2,000萬元支持19個項目,受惠人數逾12萬人。

除了繼續原有的「社會服務資助」,新一年度的計劃增設「地區項目資助」類別,因應地區特定需要,撥款支援有需要社群,促進社區共融,並優先考慮對地區發展有貢獻的項目。教育是對社區發展的最佳投資,因此新一年度更會新增設獎學金,支持年輕人升學。

除了直接捐助以外,領匯亦會鼓勵項目盡量利用領匯的物業、商戶網絡及義工團隊等,增加項目成效。


The Link's flagship charity programme "The Link Together Initiatives" promotes the well-being of children, youngsters and the elderly by donating to charitable organisations in support of their community projects. In the two years since its inception, it has contributed nearly HK$20 million to support 19 projects with over 120,000 beneficiaries.

On top of the existing Social Service Category, the programme has set up the Neighbourhood Project Category in the new funding year to support small-scale projects that assist the needy groups in the neighbourhood. Priority will be given to projects that make contribution to the district. A funding category for scholarship will also be introduced.

The projects will leverage The Link's properties, tenant network and staff volunteers to maximise their impact.

專家協助防跌 長者重展笑顏
Help at Hand for Seniors to Prevent Falling

許多長者因跌倒而導致損傷,甚至失去活動能力。為減少有關風險,領匯「愛•匯聚計劃」連續兩年資助寰宇希望「長者康健在社區」,於旗下商場為長者進行跌倒風險評估,迄今已有3,500名長者受惠。當中近三成長者被評為高危,獲安排職業治療師跟進個案,透過身體能力、智力及環境三方面的改善,協助預防跌倒,防患未然。

周婆婆四年前跌倒令手腕骨折。透過有關慈善項目,獲職業治療師教導訓練腳部及膝關節肌力,並送贈安全拐杖,及協助在浴室加裝扶手後,她現在步履穩健,更可自行步行至大嶼山大佛山頂參觀,完成多年心願。

Falling can lead to bodily injury for the elderly, and in more serious cases, loss of mobility. Hope Worldwide's "Community Healthy Ageing for Seniors Programme", funded by "The Link Together Initiatives" for the second year, has so far provided fall-risk assessment to 3,500 elderly residents, and 30% were deemed high risk and followed up by occupational therapists, with the aim to help them prevent falling.

A fall happening 4 years ago caused bone fracture in elderly Ms Chau's wrist. The therapist provided much-needed help by teaching her to strengthen foot and knee muscles through exercise, providing her a safety crutch and fitting a handle in her bathroom. With all this help, her steps became more stable, and she can now walk up the stairs to visit Big Buddha on Lantau Island, realising her years-long dream!

領匯「愛‧匯聚計劃」支持的「食物送出愛-長幼共融新鮮食物捐贈計劃」,由義工把H.A.N.D.S及石籬街市商販捐贈的蔬果,轉贈予長者及有需要家庭。

鄰近居民雷婆婆3月底於H.A.N.D.S獲贈蔬果,她指食材賣相其實不重要,因可同樣做出營養美味的菜餚。首次做義工的大專學生Ray指,幫助他人令他感到滿足,而商販亦大力支持,送出瓜菜,亦令其十分感動。

一直大力支持此項目的街市商販商會主席王先生,除了積極呼籲街市商戶支持該計劃,更大讚義工熱心,亦不介意協助收集及整理回收食物。

Supported by "The Link Together Initiatives", "Linking Food with Love – From the Golden Age to the Greens" is running at The Link's H.A.N.D.S and Shek Lei markets, where volunteers collect food donated by the tenants and redistribute to those in needs.

Ms Lui is a senior living near H.A.N.D.S Market who has been receiving food under this programme. She said that though the food she received was not the best looking, she could still make tasty dishes. Ray, a volunteer and university student, said he feels satisfied when he helps others and is grateful for the tenants' strong support. Mr Wong, chairman of the market's merchant association, commended the volunteers for their commitment and service.

透過「愛•匯聚計劃」,領匯捐助及支援有需要社群,多名領匯董事5月到訪受助項目,了解其運作及成果,並跟受助人、義及夥伴交流。

獨立非執行董事謝秀玲探訪協青社「HEAT up 街頭」項目天水圍訓練小組,聽取了三名少女的分享。三人透過接受極富挑戰性的街舞訓練,重建自信心,學懂堅持及珍惜家人的關愛,其母親由最初猜疑,漸漸看見女兒真的改變。謝女士身為人母,對於協助青年成長有深切感受,並深信父母的體恤、信任有助下一代的發展。一眾義工無私投入大量時間及精神,透過訓練小組引導年輕人重拾自我,令她大為感動。

Visiting Youth Outreach's "HEAT up the Streets" training groups in Tin Shui Wai, Independent Non-Executive Director Nancy Tse heard directly from three talented girls, who took on the challenge of hip-hop training. It has helped them develop self-confidence, and learn about persevering and cherishing family love. She was also touched by the volunteers' commitment to guiding at-risk youth to re-orientate their life's path through training.

督導小組調查發現,儘管房地產業界對本地經濟有重大影響力,惟於契約的參與度較低,因此領匯日後更會繼續推動業界採納該契約。

牽頭推動全球契約

United Nations Global Compact

領匯與聯合國全球契約及皇家特許測量師學會攜手合作,於3月舉辦研討會,徵集香港土地、房地產及建築業界的意見,冀能制定一套運作指南,協助業界落實該契約,推動可持續發展。

運作指南旨在幫助業界將聯合國全球契約原則融入企業文化中、營運策略及日常運作之中,同時鼓勵香港土地和房地產業界參與。

領匯一直以可持續發展為業務核心,早於2012簽署該全球契約,為香港房託之先。更於2014年加入其督導小組,帶頭於全球業界倡導該契約。領匯的可持續發展表現卓越,連續兩年獲納入兩大國際指標 — 富時社會責任指數及道瓊斯可持續發展指數亞太指數。

聯合國全球契約涵蓋人權、勞工、環保及反貪等範疇,商界的積極參與及配合至關重要。

The Link has joined United Nations Global Compact (UNGC) and the Royal Institution of Chartered Surveyors (RICS) in March to organise a stakeholder consultation workshop to solicit input from the land, construction and real estate sector in developing an industry best practice toolkit for UNGC.

The toolkit aims to help businesses internalise the UNGC's principles into their own culture, business strategy and day-to-day operations, while encouraging support from land and property developers in Hong Kong.

Sustainability lies at the core of The Link's operations. The Link, the first REIT in Hong Kong to sign UNGC, became a UNGC-RICS Steering Group member in 2014, to advocate for its adoption in the property sector. For its outstanding sustainability performance, The Link has been included in FTSE4 Good Index and the Dow Jones Sustainability Asia Pacific Index for two consecutive years.

The buy-in of the business community is critical to UNGC implementation, which covers the four areas of human rights, labour protection, environment protection and anti-corruption.

Asset Enhancement Projects

領匯於樂富廣場及樂富街市進行資產提升,不但改善商戶營商環境,亦提升附近社區的生活水平。為了解項目對社區的真正價值,一項由香港畢馬威會計師事務所進行的研究嘗試評估其社會經濟影響。結果發現,資產提升實際價值高於成本效益分析得出的價值,因為此類傳統成本效益分析只量度收入及物業收入淨額的增長。

調查對訪客、商戶和管理人員進行意見調查,了解他們對兩項目所帶來轉變的意見,並嘗試評估項目對創造就業、提升生活質素,促進社區發展等方面的影響。該研究發現樂富廣場及樂富街市提升項目的每一元投資,每年可為社區創造價值分別達2.1元至4.1元,以及1.8元至6.7元。

研究採用的兩個方法,已被多國政府用作評估社區價值。顯示性偏好方法探究購物人士行為的改變,而生活滿意度方法則調查顧客對於提升項目設計特徵及經濟和社會功用的滿意度。

根據是次研究,兩個物業提升後,顧客總消費額增加50%。樂富商場及街市的顧客購物次數分別上升29%和23%,而逗留時間分別上升10%和14%。研究印証優化工程讓零售物業蛻變為顧客互動和凝聚社區的地方,提升社群生活質素,促進社區發展。


The Link's asset enhancement (AE) projects of Lok Fu Plaza and Market have not only improved business environment for tenants, but also uplifted the standard of living in the communities nearby. To better understand their real value to the communities, a study conducted by KPMG Hong Kong attempted to assess the socio-economic impact of those projects. It was found that their real value is higher than the value determined by traditional cost-benefit analysis, which measures improvements in revenue and net property income growth.

The study is based on factors that include the number of jobs created, reported improvement in quality of life and enhanced community development. Visitors, tenants and management staff were surveyed for their views on the changes introduced by these two AE projects, both completed in recent years. The study found that every HK$1 invested by The Link in Lok Fu Plaza and Lok Fu Market generated HK$2.1-HK$4.1 and HK$1.8-HK$6.7 in annual socio-economic benefits for the community respectively.

Two approaches, both widely used by governments for community value assessment, were adopted by the study. The Revealed Preference approach accounts for changes in shopper behaviour, and the Life Satisfaction approach investigates shopper's satisfaction level towards the economic, physical and social features of the enhancement.

According to the study, the total annual shopper spending for both properties has increased by 50% after AE. The numbers of shopping trips have risen by 29% and 23% at the Plaza and the Market respectively. Duration of stay has increased by 10% at the Plaza and 14% at the Market. The study proved that AE has contributed to better quality of life and community development by turning shopping centres into popular venues for social networking and community bonding.
