佔盡地利優勢的彌敦道700號現正進行大型優化工程,今年年底即將變身為銀座式商廈,並以「This is our Place」為品牌標語,配合年輕、時尚市場定位,期望吸引年青一族消費,成為新一代的聚腳點。

彌敦道700號底層連接港鐵站出口,並將重新開通毗鄰旺角中心的天橋,有助吸引人流。八層商場以年青人為目標客群,將會引入各式零售及餐飲服務,當中包括日韓等地外國品牌。商場頂層設有露天茶座,營造休閒舒適的環境,佈局上更會加入不同潮流元素,為商場增添活力。樓高15層的大樓部分的租務,正與美容健身、醫務所、保險及商務中心等行業洽談。

項目又以綠建環評室內建築銀級認証為目標,採用簡約設計,減少耗能及日後維修需要,並會力求保留和利用現有樓宇結構,以減少建築廢料,同時採用環保設施及物料,打造綠色商廈,體現領展對環境可持續發展的支持。

Link’s 700 Nathan Road Commercial Complex, which enjoys a prime location in Mong Kok, is undergoing a major asset enhancement to become a Ginza‑style commercial landmark. Set to become a new hotspot for the young generation, the mall’s brand tagline “This is our Place” highlights its young and trendy positioning that appeals to younger shoppers.

The complex will connect with the MTR exit on basement level, and link with Argyle Centre via footbridge to help draw in shopper traffic. Its eight‑storey shopping mall will house a wide range of retail and F&B outlets, with plans to introduce overseas brands from such places as Japan and Korea. The interior design will feature various trendy elements to make for a more dynamic setting, while the outdoor café area on the podium roof top will help create a relaxing ambience. Leasing discussions are also underway for the 15‑storey tower block with prospective tenants including service trades like medical, beauty and health, insurance and business centres.

The project is targeting BEAM Plus Interiors Silver certification and will feature a minimalist design to reduce energy consumption and future maintenance needs. In keeping with Link’s commitment to environmental sustainability, the existing structure will be retained where possible to reduce construction waste, while environmentally friendly facilities and materials will be deployed extensively.

TKO TKO Gateway(前稱「厚德商場」)是由西貢及清水灣驅車前往將軍澳,最先到達的商場。最近商場完成資產提升工程,優化商戶組合,並換上全新品牌,蛻變為領展全新零售旗艦,服務將軍澳及西貢兩區客群,成為家庭及年輕一族的購物消閒新熱點。

將軍澳區公交網絡完善,人口高達40萬,不少為年輕家庭,極具增長潛力。商場位處區內主要購物圈中心,全新品牌突顯商場毗連港鐵站,以及作為將軍澳區門廊的地利優勢。

優化佈局設施 提供優質舒適購物體驗

  • 東翼一樓重新佈局,開闢新購物走廊增加商舖數目,而原有超市遷往二樓並擴充面積
  • 改善暢通無阻通道設施,增設電子商戶指南、洗手間及育嬰室。顧客服務台可透過視像通話確定育嬰室使用者身份,優化保安管理,為領展首個商場引入此類設施
  • 連接鄰近屋苑及商場的兩個行人天橋入口,引入奪目設計
  • 商場外牆及內部展示動態線條圖案,呼應全新品牌,寓意四通八達
  • 顧客服務台由地下遷往一樓,優化商場東翼一樓連接停車場之入口

TKO Gateway (formerly known as Hau Tak Shopping Centre) is the first centre you come across when arriving from Sai Kung and Clearwater Bay by car. Having completed asset enhancement works, it has revamped its tenant mix and completed rebranding to become Link’s new retail flagship, appealing to families and young people in both Tseung Kwan O and Sai Kung districts.

Served by a convenient public transport network, Tseung Kwan O is home to a population of 400,000 with a high proportion of young families, offering strong development potential. Connected to Hang Hau MTR Station and located at the heart of Tseung Kwan O’s major shopping precinct, TKO Gateway’s new brand identity reflects its unique position as the district’s gateway and a popular shopping destination.

Enhancing shopper‑friendliness with new layout and facilities

  • New shopping corridors were created on first floor of East Wing by relocating the supermarket to 2/F with an expanded floor area
  • Enhanced barrier‑free access facilities, installed e‑directories and e‑panels, and provided new washrooms and baby care rooms equipped with access control system that offers a direct video link with the customer service counter, a first‑of‑its‑kind security initiative in Link’s portfolio
  • Installed new eye‑catching portals at the footbridge entrances
  • Dynamic patterns echoing the new branding showcased on the facade and interior
  • Relocated customer service counter from G/F to 1/F for greater convenience, and enhanced 1/F entrance linking the car park at East Wing

An expanded tenant mix with strong appeal to young people

  • Introduced PHYSICAL as the first fitness service centre in the district
  • New eateries in the East Wing include the popular XOXO CAFE LAB’s first branch in the district, popular Hong Kong‑style restaurant brand Tsui Wah Restaurant, KFC and Maxim’s & You
  • West Wing features a number of new F&B tenants, including Chinese restaurant J.Dining by the Michelin‑recommended Chinese Red Seasons restaurant group, Vietnamese eatery Viet Lime Cafe & Restaurant, Korean restaurant MoMoku and Master Congee

Dining Convenience and Shopping Privileges for
Park & Dine App Users

「泊食易」為顧客提供飲食、購物、泊車資訊及服務,一直深受市民歡迎。最近新增飲食專頁讓用戶更方便搜尋領展物業內超過1,000間食肆,加入編輯推介定期介紹各類型餐廳,又可即時透過iPick取得更多餐廳資料、飲食資訊及美食評語。食肆遙距取票服務已擴展至16個商場,讓顧客省卻排隊等候時間,輕鬆入座。

該手機程式更推出電子優惠券,為用戶帶來逾150個商戶提供接近200個優惠。用家可隨時瀏覽及領取不同著數,開心購物。另外,免費無線上網服務則擴展至69個領展商場,為更多市民帶來方便。

透過「泊食易」App 為「導盲犬」BB投選心水名字

領展透過「愛‧匯聚計劃」贊助香港導盲犬協會不同計劃以提升社會對導盲犬及傷健人士的關注。早前,香港導盲犬協會成功繁殖七隻導盲犬BB,領展更舉辦公眾投票活動,為七隻小狗取名,呼籲大家下載及登入「泊食易」為導盲犬BB投選心水名字,得票最高的7個名字將為小狗命名。

Putting useful dining, shopping and parking information at customers’ fingertips, Link’s Park & Dine app has enjoyed great popularity since its launch. The app recently added a new dining page through which app users can search for over 1,000 restaurants in Link’s properties. Editor’s pick features various eateries while iPick provides more restaurants’ information as well as gourmet food reviews. The app’s e‑queuing service has also been expanded to cover 16 shopping centres to save customers queuing time.

To give app users even more privileges, the Park & Dine app now offers up to 200 e‑coupons from about 150 tenants. In addition, free wireless internet coverage has expanded to 69 Link malls.

Vote to name the guide dog puppies through Park and Dine App

Through “Link Together Initiatives”, Link sponsors various projects of Hong Kong Guide Dog Association to raise public awareness of guide dogs and the needs of visually impaired people. To coincide with the recent birth of seven puppies to a Link‑sponsored breeding guide dog, Link organised a poll to help pick names for the puppies. The public voted for their favourite names through the Park & Dine app. The seven names receiving the most votes were given to the puppies.

領展在建中的九龍東商業項目海濱道77號項目,於九龍東中心位置打造以健康、可持續發展為本的建築。秉承領展對可持續發展的支持,項目已獲得領先節能與環境設計(LEED)的鉑金前期認證、香港綠色建築議會綠建環評(HK‑BEAM Plus)的暫定鉑金級認證,以及健康建築標準的金級前期認證,三個重要環保相關評級。

項目已獲摩根大通率先預租寫字樓單位,涉及樓面約22.5萬平方呎,即項目總面積近四分一。由於香港市場擁有大型樓層及廣闊海港景觀的辦公大樓供應不多,海濱道77號項目的優越條件,能捕捉市場對九龍東商用物業的殷切需求。該區在政府「起動九龍東計劃」推動下,正發展成為中環以外的第二個核心商業區。

物業將設有兩座相連的甲級寫字樓及基座商場連地下停車場,預計2019年落成。物業由領展及南豐發展分別持有60%及40%權益。

77 Hoi Bun Road, Link’s commercial development in Kowloon East, envisions a welcoming, healthy and sustainable office architecture at the heart of the district. For its commitment to environmental sustainability, it has already achieved LEED (Core & Shell) Platinum precertification, a BEAM Plus Provisional Platinum rating and WELL Precertification at the Gold level under the core and shell typology.

The project has pre‑leased around 225,000 square feet of office floor area, or about a quarter of its total floor area, to J.P. Morgan. Given office towers offering sizeable floor plates with expansive harbour views are hard to come by in the Hong Kong market, 77 Hoi Bun Road is well positioned to capture robust demand for office space in Kowloon East, a district that is quickly transforming into Hong Kong’s newest central business district under the government’s “Energizing Kowloon East” initiative.

The property’s design comprises two connected Grade A office buildings and a two‑level retail podium with basement car park. It is slated for completion in 2019. Link has a 60% interest in the project while Nan Fung Development has a 40% interest.

Incorporating a wide array of green building elements, including roof and podium gardens, a green wall and innovative green features, the project advocates a harmonic design vision that encompasses commercial viability and environmental responsibility. The project aims to offer a healthy working environment through appropriate use of shading devices, and maximum views and natural light.

領展企業廣場獲LEED鉑金級認證 得分全中國最高

領展2015年購入的甲級商廈項目上海領展企業廣場1座及2座(前稱企業天地1號及2號),早前按照「領先能源與環境設計-既有建築:營運及保養」(LEED‑EBOM)的標準,進行優化改造及提升物業營運,為租戶提供更環保及更佳辦公環境。在物業營運團隊及租戶的努力下,項目最終獲得美國綠色建築委員會確認,取得LEED‑EBOM之鉑金級綠色建築認證,成為獲得相關鉑金級証的三幢上海建築之一,更是以該認證級別內得分最高的中國商業綜合項目。

為一幢落成10多年的物業取得上述認證,領展做了大量工作,包括更換過濾效能高的空氣過濾網,提升室內空氣質素。在大廈管理方面,應用綠色環保產品或殺蟲劑,杜絕有害氣體產生,並透過垃圾分類及收集處理,珍惜天然資源及降低物業營運成本。項目更推展綠色宣傳及講座,讓租戶及其員工加強環保意識。領展企業廣場1座及2座的租戶以跨國企業為主,當中不少熱衷支持環保,亦有利取得該認證。建築物取得環保建築認證在中國是一個大趨勢,具備該認證有助吸引跨國企業租戶進駐領展企業廣場1座及2座。

領展企業廣場的優化工程主要包括:地面大堂上安裝保安閘機,加強保安管理;兩座商廈之間的二樓連廊進行重整改造,美化公用區;整理綠化區,以凸顯大廈的主入口;復修及優化主車道;備用發電機作出系統更新等。

連接領展企業廣場2座及無限極大廈的新建天橋將於短期內開通,有助加強兩項物業之間的連接及人流。

Acquired by Link in 2015, premium Grade A office property Link Square 1 & 2 (formerly known as Corporate Avenue 1 & 2) in Shanghai recently completed enhancement works to improve the environment for tenants with reference to the LEED for Existing Buildings: Operations and Maintenance (LEED‑EBOM) standards. Thanks to the joint effort of its management team and tenants, the property achieved LEED‑EBOM Platinum certification, becoming one of just three existing buildings in Shanghai to achieve the Platinum certification as well as the highest‑scoring mixed‑use commercial complex in Mainland China.

Link Square 1 & 2 Achieves LEED Platinum Certification

To obtain the certification for Link Square 1 & 2, a property that has already been in service for more than 10 years, Link put in a lot of efforts, including replacing air filters to enhance air quality, introducing waste separation and educating tenants about eco‑friendly practices. The property’s LEED Platinum certification will further enhance its appeal among multinational companies.

The property’s enhancement project covered installation of security gates in the lobby to improve security, refurbishment of the 2/F hallway linking the two office towers, revamping of the green areas to highlight the main entrance, renovation of the main driveway and upgrading of the standby power generator system.

The new bridge linking Link Square 2 and Infinitus Tower will soon open for service, which enhances connectivity and footfall between the two properties.

保安及節能表現出色 獲頒證書表揚

領展企業廣場榮獲上海新天地派出所授予黃浦區治安先進單位榮譽稱號,表揚其對促進公眾治安的貢獻。 另外,物業冷卻塔及自控系統的節能改造,成功大幅減少耗電量,亦獲黃浦區政府頒發節能示範項目証書,以示獎勵。

香港市民最愛心水食店名單新鮮出爐!由領展舉辦的第二屆「為食本『領』香港特色美食選舉」,早前在樂富廣場舉行免費美食巡禮,8個美食組別24間候選食店在場作終極較量,近3,000名市民投票選出心水香港食店,而領展旗下商戶更有3間食肆奪得組別金獎殊榮。

一人一票選出心水食店

「為食本『領』」旨在推廣本地特色美食及發掘隱世美食小店,今屆活動反應非常熱烈,收到逾200個心水食店的公開提名,並由近10,000名市民踴躍投票選出決賽名單。意見調查顯示,活動參加者及參與食店均對活動感到滿意。一連兩天的美食巡禮決賽活動過後,領展的「泊食易」手機應用程式已率先公布比賽結果,並提供地址方便公眾到訪各得獎食店,更將陸續推出得獎食店的飲食優惠!

今年大會特別安排連串精彩節目,包括「小小任務‧大大本領」親子美食製作比賽,一班可愛小朋友獲名廚黃亞保現場教導,與家長攜手炮製港式雲吞及魚蛋,鼓勵親子下廚。另外,三個領展「愛‧匯聚計劃」的受惠慈善機構亦全力支持是次活動,包括查篤撐兒童粵劇協會的小朋友表演粵劇、香港導盲犬協會分享訓練經驗,以及惜食堂回收現場食物轉贈有需要人士,減少食物浪費。

The winners of the Link Good Food competition are out! The campaign’s tasting event was held at Lok Fu Place, attracting close to 3,000 participants. After sampling local delicacies from 24 contending finalists in eight popular food categories, the participants picked the final winners with their votes. Three of the eight Gold Award winners are Link tenants.

The ultimate contest to find Hongkongers’ best‑loved local eateries

Returning for its second year to promote Hong Kong’s unique food culture and identify the most popular local eateries, the Link Good Food competition received overwhelming support from the local community in its earlier phases, with over 200 nominations from the public of local eateries and nearly 10,000 votes cast to decide the shortlisted finalists for eight food categories ranging from wonton and fish balls to egg tarts and Hong Kong‑style milk tea. According to post‑event survey, event participants, and participating eateries were both satisfied with the event on the whole. Official results from the food tasting event have been published on Link’s Park and Dine mobile app with information showing food lovers where to find the winning eateries. Exciting dining offers from these winning eateries will be rolled out soon!

Spreading the message of love with good food

Among the fun programmes held alongside the Link Good Food tasting event was the Small Missions • Great Talents parent‑child cooking competition. Guided by star chef Paul Wong, participating parents and children shared the joy of cooking by making Hong Kong‑style wonton and fish balls together.
In addition, this year’s food tasting event featured collaboration with three of the charitable organisations supported by Link Together Initiatives, Link’s flagship charity and community engagement programme, including a food‑themed Cantonese opera performance by the Cha Duk Chang Children’s Cantonese Opera Association, the collection and redistribution of surplus food from the event to the underprivileged by Food Angel and an experience sharing session by the Hong Kong Guide Dogs Association on training guide dogs.

領展在由財經雜誌《財資》舉辦的「The Asset Triple A Country Awards 2016」年度獎項評選中,榮獲「香港最佳綠色債券」獎項,印証其綠色債券備受國際投資界肯定。領展是首個發行綠色債券的香港企業及亞洲房地產企業。

Link won the “Best Green Bond, Hong Kong” award at The Asset Triple A Country Awards 2016, organised by The Asset magazine, affirming the recognition of Link’s green bond by the international investment community. Link is the first Hong Kong business enterprise and Asian property company to issue a green bond.

Link won the “Social Responsibility Brand of the Year” at the sixth China Charity Festival, marking the second year Link was honoured with this title, which acknowledges Link’s strong sustainability performance and contributions to the community.

Inclusive Environment Recognition Scheme

領展旗下五個商場於香港復康聯會及香港社會服務聯會舉辦的「共融環境嘉許計劃」獲獎。當中,赤柱廣場及良景廣場更奪得最高榮譽的「全面共融大獎」,天澤商場囊括「共融環境獎」,而長發廣場及何文田廣場則獲頒「積極進步獎」。

Five of Link’s shopping centres were honoured at the “Inclusive Environment Recognition Scheme”, organised by the Hong Kong Council of Social Service and The Hong Kong Joint Council for People with Disabilities. Stanley Plaza and Leung King Plaza were honoured with the highest accolade – “Excellence Award for Inclusive Environment”, while Tin Chak Shopping Centre garnered the “Inclusive Environment Award”, and Cheung Fat Plaza and Homantin Plaza the “Progressive Award”.

CEO George Hongchoy joined the World Economic Forum annual meeting in Davos, where he had one‑on‑one meetings with CEOs of major banks and investment firms to exchange ideas on emerging trends affecting the world economy and businesses. He also listened to government and business leaders share their insights about dealing with global challenges. President Xi Jinping attended the meeting this year, marking the first visit to the summit by a president of PRC.

Nine representatives from the Macau Civic and Municipal Affairs Bureau paid a visit to Stanley Plaza Enchanted Christmas Market to learn about Link’s efforts in enhancing the shopper experience through popular festive events. Over thirty staff members from the Hong Kong Housing Authority visited the newly revamped Temple Mall North to learn more about its property management operations and asset enhancement works.

Supporting Hong Kong’s First-ever emoji™ Creative Charity Campaign

To echo the new TV commercials and encourage interpersonal communication that shares love, Link held Hong Kong’s first-ever emoji™ creative charity campaign, “#Linkemoji Share Love, Share Fun”. Joined hands with emoji company GmbH, the campaign invited the public to create unique and personalised emoji™ messages via “Park & Dine” or a dedicated campaign website, linkemoji.com. For each message shared on Facebook, Link sponsored HK$1 to the Hong Kong Guide Dogs Association. Participants who shared messages on Facebook could also redeem a QR code for admission to the game booths at Temple Mall, Lok Fu Place or Stanley Plaza, spreading their online love offline.

Popular food and lifestyle bloggers visited Link’s signature programmes, including a cooking demonstration event at the Butterfly Market, the Enchanted Christmas Market at Stanley Plaza and the Link Good Food event at Lok Fu Place. They made positive comments on their blogs about these entertaining, crowd‑drawing events, which gave them the chance to better understand Link’s efforts in renewing the shopper experience.

隨著安達臣道新發展區推展及安達邨入伙,秀茂坪商場去年底完成設施優化工程,以配合秀茂坪區日益廣展的消費客群。中庭增設大型綠化特色牆及戶外休憩處,而商場飾面則採用木紋設計元素,為購物環境注入休閒氣息。公共設施亦作出優化,包括增設扶手電梯、洗手間、育嬰室及翻新停車場入口通道和落客區,方便顧客。

為提升顧客的餐飲及購物選擇,商場特別引入多間全新食肆,包括中式酒樓「慶相逢喜讌」、越式餐廳「越南咖啡室」、西式餐廳「小洋蔥」、港式餐廳「翠河餐廳」及快餐店「美心MX」。其中數間設有開放式雅座,提供悠閒舒適的用餐空間。此外,多間連鎖零售品牌商戶相繼進駐,當中包括服裝品牌「雞仔嘜」與「Banker」、家居用品店「名創優品」和「家品屋」及健康食品店「綠盈坊有機店」等。商場亦特別製作小冊子,為新入伙居民介紹秀茂坪區生活及購物相關資訊。

To cater to the expanding shopper base in Sau Mau Ping district stemming from the new On Tat Estate and the future developments on Anderson Road, Sau Mau Ping Shopping Centre completed a major refurbishment in late 2016. The mall’s interior has adopted a new look featuring natural timber finishes and a large‑scale green wall, which, together with the enhanced outdoor recreational area, has refreshed the mall’s image and created a relaxing ambiance for all to enjoy. Public facilities have also been upgraded, including the addition of new escalators, toilets and a baby care room, and the drop‑off point of the car park.

To offer greater variety of dining and shopping choices, a great array of eateries has been introduced, including Chinese restaurant Jubilant Feast, Vietnam Café, Western restaurant Little Onion, Hong Kong‑style Green River Restaurant and Chinese fast food restaurant Maxim’s MX. Some of these eateries offer an open‑style seating area for a more enjoyable dining experience. New retail shops include fashion brands Chicks Lifestyle and Banker, household stores Miniso and Family House, and health food retailer O’Farm. As a gesture to welcome the residents of the newly completed On Tat Estate, Link produced an informative guidebook to introduce the retail, public and other services available in the district.

位於長發廣場、由街市整體承租商建華營運的青衣市場完成全面翻新,並於1月開幕。街市外觀設計為船塢,場內貫徹海洋主題,天花掛上近萬條魚類及海洋生物裝飾,中庭更設有450吋動態海底場景顯示屏,恍如置身水族館,吸引街坊留影。

場內有近150個商戶,各式新鮮食物一應俱全,照顧街坊生活所需。當中包括佔地約5,000呎的海產區,更有營業至深夜的小食區,服務一眾夜歸街坊。市集區則有跌打、文具、曬相、洗衣、體育用品等商戶,滿足生活需要。該街市亦提供創新顧客體驗,除了街市DJ提供有關時令食材及即時購物優惠資訊外,亦新增電子會員計劃,按消費取得積分換取禮品。

Located inside Cheung Fat Plaza and run by single‑letting market operator Uni‑China, Maritime Market completed a refurbishment programme in January. The new market features an exterior resembling a wharf and an ocean‑themed interior design that showcases 10,000 fish‑like decorations on the ceiling. Reminiscent of the view inside an aquarium, the atrium’s gigantic 450‑inch video wall of life‑sized undersea scenes has proved to be a popular photo spot.

With nearly 150 stalls offering diverse food choices, the market is a one‑stop shop for daily necessities. Highlights include a 5,000‑square‑foot seafood zone and a late‑night snack street catering to those coming home late from work. Stalls in the dry goods zone provide Chinese medicine, stationery, sporting goods, and photo‑printing and laundry services. A market DJ is also on hand to provide information on the latest fresh food offerings and shopping discounts.

整體承租商租用整個街市。作為物業的租用者,它負責街市的營運及管理,及提升其質素,並可把部分街市檔位分租予檔戶,本質跟美食廣場等大型租戶無異。

A n SLM operator leases the entire market area and is responsible for operating and managing the market, and improving its quality. It can choose to lease some of the stalls to its own subtenants, just like a big food court tenant.
