荔灣是廣州市內最受歡迎的購物及休閒地區之一,人口高達93萬人。廣州生產總值及人均國內生產總值位居國內城市三甲,但卻擁有最少的零售物業項目。

西城都薈廣場主攻廣州市荔灣區年青專業人士及中產家庭,總樓面面積約88,726平方米,包括由地庫一層至三樓之商舖設施,匯集多家國際知名品牌,如迪卡儂、NIKE、H&M、UNIQLO及星巴克咖啡等,為顧客提供獨特的購物體驗。

領展將透過重整商場租戶組合,為正值冒起的荔灣區中產一族,擴大產品和服務供應類別,進一步增加人流及提升租金增長潛力。

Link has been seeking expansion in first‑tier Mainland Chinese cities to diversify its business. With its acquisition of Metropolitan Plaza in Guangzhou’s Liwan District in May, Link has added one more quality, rail‑connected asset to its China portfolio, which already includes EC Mall in Beijing and Link Square in Shanghai.

With the station concourse located on basement level one, Metropolitan Plaza is strategically located at the intersection of Guangzhou Metro Line 1 and Line 6, two of the city’s busiest metro lines. Situated in Guangzhou’s Liwan District and boasting popular tourist attractions and approximately 3,000 high‑end residential units nearby, the shopping mall is well positioned to serve the area’s young professionals and middle‑class families.

As one of the most popular mass market shopping and leisure destinations in Guangzhou, Liwan District has a population of approximately 930,000. Guangzhou ranks among the top three cities in Mainland China in terms of GDP per capita, yet it has the lowest retail property supply.

Metropolitan Plaza has a total gross floor area of approximately 88,726 square metres, including shopping facilities from basement level one to the third floor. The shop mix features such major international brands as Decathlon, Nike, H&M, UNIQLO and Starbucks Coffee to offer visitors a unique shopping experience.

Link plans to further strengthen the mall’s footfall and rental growth through a repositioned tenant mix and enhanced product and service offerings to serve the needs of Liwan’s growing middle‑class population.

領展與南豐攜手發展的九龍東商業項目命名為「海濱匯」(The Quayside) 。新名字寓意視野無垠,商貿興旺,不但彰顯物業坐擁遼闊海旁景觀、眺望維港景致的優越位置,亦帶出該項目為金融機構及各式企業提供優質業務發展平台的獨特定位。物業標誌靈感來自海濱匯的建築外型,色調亦跟極富海洋色彩的名字互相呼應。

海濱匯設計特別迎合現今企業對辦公室環境的要求,引入大型樓層以及設有康體休憩設施的平台綠化空間,並為全部400多個車位提供電動車充電插頭。項目已獲摩根大通率先預租寫字樓單,涉及樓面約22.5萬平方呎,即項目總面積近四分一。

Befitting the property’s welcoming atmosphere and seaside location with expansive harbour views, the brand name connotes the boundless vision of the seafarer and the promise of trade and commerce, highlighting the new development’s role as an effective platform where tenants can flourish. The new logo draws on the iconic architecture of The Quayside and features colours reminiscent of the development’s nautical name.

With the needs of today’s corporate tenants in mind, The Quayside will offer large floor plates and a podium garden with sports and recreational facilities. Additionally, its 400 car parking bays will be equipped with electric vehicle chargers. It has already pre leased around 225,000 square feet of office floor area to J.P. Morgan, accounting for about a quarter of its total floor area.

Slated for completion in 2019, this Grade‑A office development envisions a welcoming, healthy and sustainable office architecture at the heart of the emerging Kowloon East CBD. As a testament to Link’s commitment to environmental sustainability, The Quayside has already achieved LEED Platinum precertification, a BEAM Plus Provisional Platinum rating and WELL Precertification at the Gold level, and has won the Merit Award in the “New Buildings: Projects Under Construction and/or Design-Commercial Building” category at the Green Building Award 2016.

屯門大興商場完成優化工程,將空置多年的附翼大樓全面翻新,吸引多間著名食肆進駐,包括粉麵專家江仔記、翠河餐廳、譚仔三哥米線、麥當勞、凱施餅店,零售方面則引入多個生活用品商戶,以及零食商號金田井。大樓亦重整布局以增加空間感,加設升降機及電梯方便居民,其奪目的可愛主題設計由外牆延展至室內,令整棟大樓煥然一新,吸引顧客進入商場。

Tai Hing Commercial Centre in Tuen Mun has recently refurbished its annex block, bringing in a great array of eateries, including Kong Chai Kee (a well‑known noodle shop that has recently expanded its presence in Link’s portfolio), Green River Restaurant, TamJai SamGor Mixian, McDonald’s, and Hoixe Cake Shop. New retail choices include snack shop Kaneda Well and a few household goods retailers. The block has been repartitioned for a spacious environment and features the addition of new elevators and escalators. The eye‑catching bubble theme design extends from the façade to the interior, giving the property a whole new look.

服務領展已有12年的資產管理(香港)總監江寶欣(Peionie),回想當年加盟的決定時表示:「在公共屋邨長大的背景令我對商場有特殊的感情,而透過用家的身份亦掌握到顧客的需要──當年因為看到領展有機會將私營化資產優化改造,覺得可以為香港社區作出貢獻,而自己於房地產行業累積了豐富經驗,便決心加入。」

Peionie除了負責香港組合的租務事宜,亦領導領展新設的資產管理職能,以進一步提升物業營運效益。

對於這個全新的管理職能,她說:「資產經理從物業持有人角度作出決策,有利促進資產長遠發展,其角色就如保姆悉心照顧孩子各方面的需要。具備同理心、心思慎密、能夠與各階層溝通、勇於接受挑戰等,都是資產經理應有的特質。特別是首項質素,因為能夠設身處地思考問題,是透過團隊合作取得成果的關鍵。」

香港資產管理部門成立短短一年,其所管轄的資產組合已經拓展至40項物業,預期未來亦將有更多物業以資產管理模式營運。

「鑑於香港同業之中,實踐這種管理模式的個案不多,我們其實要在探索新方向中尋找前路,目標是要發揮自身優勢開拓新機,建立一個具領展特色的資產管理模式。」

Peionie於零售物業的租務經驗豐富,對業主與租戶建立夥伴關係方面別具心得。「租務人員必須對商戶的商業模式有充份了解,並能夠向他們展示舖位的商機。商戶一旦看到有關商機大有可為,租金達成共識變得順理成章。」

「看到顧客因為我們持續擴闊零售選擇,於商場愉快享受購物,並且能夠跟租戶建立長遠關係,部分更成為我的摯友,這些都鼓勵我不斷向前。」

對於領展業務日益多元化,她表示:「公司要保持增長勢頭,多元化發展方向十分正確。例如,於旺角核心商區購入商業資產,不但讓團隊充分發揮所長,更可展示我們有能力營運廣泛類別資產。業務發展多元化的新策略方向,配合強化品牌及社區關係的工作,讓我們糾正公司成立初年出現的誤解,成功帶出領展作為在不斷增長私營企業的訊息。」

Recounting her decision to join Link 12 years ago, Director (Asset Management – Hong Kong) Peionie Kong said, “Having spent my childhood years in public housing estates, I thought I could put my intimate knowledge of those malls and my industry experience to good use here. It was purely out of a desire to contribute to the Hong Kong community by enhancing the privatised commercial property portfolio.”

Apart from overseeing the leasing of the Hong Kong portfolio, Peionie is now spearheading Link’s new asset management function to further enhance efficiency and value across the properties.

Offering her take on this new business function, she said, “Asset managers operate from the perspective of property owner to facilitate decision‑making and promote the asset’s long‑term development. Their role is analogous to that of a nanny, diligently tending to every need of the children entrusted to her care. Being empathetic, detail‑minded and skilled in communication at all levels, and taking challenges in stride are all qualities required of an asset manager. I cannot emphasise the first attribute strongly enough, since thinking in other people’s shoes is critical to achieve results from team collaboration.”

In just one year, the team has grown to manage a portfolio of 40 properties, with more assets expected to come under the asset management model in the future.

“Given that there have been few references of such a model among our peers in Hong Kong, we are operating in uncharted territory. Our goal is to blaze our own trail in this new area, and establish an asset management model with Link’s characteristics.”

A seasoned hand in retail leasing, she offered her insights on the landlord‑tenant partnership. “To be effective, leasing professionals need to understand tenants’ business models, and be able to demonstrate the business opportunities presented by the shop space. Once the tenants see a viable business case, consensus on rent level will come easily.

“Seeing shoppers enjoy their time at our centres because of our trade mix enhancement, and developing long‑lasting relationship with tenants, some of whom have even become my close friends, are things that have motivated me through the years,” said Peionie.

On Link’s transformation into a diversified business, she said, “Business diversification is the right way to go if we are to maintain our growth momentum. Our new commercial asset in Mong Kok, for example, enables us to fully tap the skills of our team and shows that we are capable of running a wide spectrum of assets. These new strategic moves to diversify, coupled with our rebranding and community engagement efforts, have enabled us to correct the misconceptions that arose during our early years and more firmly establish ourselves as a growing private enterprise.”

Peionie亦分享對於平衡工作和生活的心法。「定期運動鍛鍊身體有一定效用,我平時亦喜愛和孩子一起製作麵包和糕餅,不但可以充電,亦可透過這些親子時光增進感情。」

Sharing her thoughts on balancing work and life, Peionie said, “Doing physical exercise regularly helps. I also enjoy making bread and cookies with my children, which enables me to recharge while spending quality time with the family.”

領展公布另一份亮麗的全年業績,標誌上市第二個十年的好開始。物業收入淨額於2017年3月31日止年度,增長7.4%至69.94億港元,全年每基金單位分派總額為228.41港仙,上升10.8%。

主席聶雅倫表示,隨著業務更加聚焦於創造價值,領展將繼續跟社區加強聯繫,並且審慎拓展業務。行政總裁王國龍指出,領展過去兩年不斷強化業務模式,藉著資產出售優化投資組合,並且進行資產收購和物業發展以開拓新機,有助年度內業務保持強健表現。

回顧年內合共完成九項資產提升工程,全部超出15%的投資回報目標。彌敦道700號項目的提升工程進展良好,將成為旺角的全新地標。 位於北京的歐美匯購物中心及上海的領展企業廣場全數租出,而歐美匯購物中心的零售續租租金調整率為37.1%。旗下在建中的九龍東海濱匯,建築工程進展順利,摩根大通將成為其主要租戶。

Link posted another set of strong full-year results, signaling a strong start to its new decade. Link's net property income rose 7.4% year-on-year to HK$6,994 million for the financial year ended 31 March 2017, while total distribution per unit rose 10.8% to HK228.41 cents.

Chairman Nicholas Allen said that with greater focus on value creation, Link will continue to establish stronger ties within the communities, and grow its business prudently. CEO George Hongchoy said that Link has evolved its business model over the last two years by refining its portfolio through disposal, capitalising on new opportunities via acquisition and development, which has contributed to another year of strong performance.

During the year, Link completed nine asset enhancement projects, all exceeding its return on investment target of 15%. Renovation works are in good progress at 700 Nathan Road, which will become a new retail landmark in Mong Kok. In Mainland China, both EC Mall in Beijing and Link Square in Shanghai were fully occupied. Retail reversion rate was 37.1% for EC Mall. The Quayside, a commercial landmark at Kowloon East in the making, has confirmed J.P. Morgan as an anchor tenant.
