Seizing the Future with Foresight and Fortitude

最近在劍橋大學國際房地產金融投資峰會上,我獲邀就「房地產市場發展趨勢與機遇」方面,分享領展如何應對房地產行業變化不居的競爭環境。

智能手機攻陷市場,領展早著先機,推出「泊食易」手機應用程式,提供實時泊位資訊、電子輪候籌號、電子優惠券等多項創新功能,由顧客購物體驗至商場商戶的每個環節,提供貼心安排。隨著交通基建不斷發展,領展透過擴闊零售選擇並提升服務,正好把握購物者流動性提高帶來的種種機遇。

九龍東成為金融機構新據點,盡享地利,而香港核心零售區在新零售供應稀缺下潛力無限,我亦於會上分享對此兩項趨勢的看法。旗下九龍東商業發展項目「海濱匯」,以及旺角新零售地標「彌敦道700號」,既令領展業務多元化,同時亦是捕捉這些市場亮點的策略性舉措。

領展近年進軍內地市場,儘管網購於當地大行其道,傳統零售仍佔全國零售銷售的大分額,其發展亦受惠於富裕人口不斷增長。為確保投資質素,投資項目必須位處內地一線城市的便捷公交樞紐,並且受惠於優越市場供求狀況。從領展以往三次收購可見,這些因素十分配合公司策略。

領展多年來於房地產行業推陳出新,拓展市場,可見於快速發展的零售市場制勝之訣,是具前瞻觸覺率先把握機遇,並且鍥而不捨成就變革。未來領展仍會憑着遠見及勇氣開拓新機遇。

Addressing the topic “real estate market trends and opportunities” at the Cambridge University International Real Estate Finance and Investment Conference, I spoke about Link’s experience in responding to the changing competitive landscape in the property sector.

In this mobile era, Link has made early moves to enhance shoppers’ experience by offering the Park & Dine mobile app, connecting the dots between our customers and our malls and tenants with such innovative features as real-time parking information, e-queuing and e-coupons. As transport infrastructure further develops, our ongoing programme to broaden retail choices and improve services has enabled us to capitalise on the new opportunities presented by higher shopper mobility.

The rise of Kowloon East CBD as an up-and-coming financial cluster and the potential of Hong Kong’s core retail district in a market short of new supply are two other themes I shared at the conference. The Quayside, our office project under development in Kowloon East, and 700 Nathan Road, our new retail landmark in Mong Kok represent strategic moves to capture these promising market developments.

In the Mainland, despite the buzz surrounding the formidable e-tailing sector, traditional retailing still makes up the lion’s share of the country’s retail sales, which are fuelled by an increasingly affluent populace. To ensure sound investment, we focus only on projects which are located in tier-one cities, are easily accessible by public transport, and enjoy favourable market conditions. Judging from the performance of the three assets we acquired, these principles have served us well.

From Link’s experience in leading innovative projects and tapping the growth of new markets, succeeding in fast-evolving retail markets requires a forward-looking mindset to identify emerging opportunities, as well as perseverance to bring about the requisite changes. Here at Link, we shall keep forging ahead with foresight and fortitude.
