April marks the third anniversary of our entry into the Mainland China market. The three Mainland assets ─ EC Mall in Beijing, Link Square in Shanghai and Metropolitan Plaza in Guangzhou ─ have greatly enhanced the quality of our portfolio while diversifying business risks.

With its high reversion and occupancy rates, our China portfolio has recorded remarkable performance, highlighting our capability in identifying quality projects and enhancing asset values. When assessing each investment opportunity, we look at the demographics, infrastructural development, as well as the demand and supply conditions. Over 200 assets were assessed before deciding on our three Mainland acquisitions, which are all relatively new assets located in convenient, railway-linked locations in mature districts, offering strong potential.

With the retail landscape in China disrupted by e-commerce, fashioning our assets into popular hangouts and trendy shopping and dining destinations has been our prime focus in asset management. To this end, we are not only enhancing our assets’ appeal with a growing array of the latest dining and retail brands, but also adding new experiential elements like health- and beauty-related services and educational services, giving customers more reasons to come back and spend time at our malls.

To improve the environment for our office tenants, we have also completed enhancement works for our commercial property in Shanghai.

Outlook of the Mainland retail market remains positive as supported by rising consumption and the expansion of the middle class. Going forward, we will continue to grow our Hong Kong portfolio whilst prudently executing our Mainland strategy by targeting mass market retail properties and premium Grade-A offices in core central business districts in the four tier-one Mainland cities, with a view to linking more communities to a brighter future.

網購為中國零售市場帶來巨變,資產管理必須專注將物業打造成潮流地標,匯聚時尚商品及特色餐飲。為此,我們致力令購物及食肆選擇更為多元化,並擴闊體驗元素,涵蓋健康、美容及教育等服務,令顧客賓至如歸,樂於蒞臨,共享歡樂時光。同時,我們亦已完成上海商業物業的優化工程,為辦公室租戶提供更佳的商務環境。

受惠於中產人口擴張,消費力攀升,內地零售市場前景十分秀麗。展望未來,我們將繼續以香港為主要業務基地,並審慎推展內地投資策略,以四大一線城市的大眾化零售物業,以及核心商區優質甲級辦公室為目標,將業務版圖擴展至更多社區,連繫好生活。
