領展近年擴展業務模式,令業務更為多元化,並讓員工提升技能和經驗。財務總監翟廸強(Hubert)為總監職級年資最長的高級管理人員,其於領展的發展歷程幾經變化,伴隨公司成長。

「隨著領展業務擴展至新資產類別及市場,我的角色亦跟這些策略方向同步轉變。」Hubert現時主力帶領財務和資本市場團隊,在此之前,曾負責制定公司發展策略、監督早期收購項目、及加強投資者關係等,其後公司亦因應業務發展為這些職能設立新部門。

「多年來有機會與來自不同行業、專業能幹的同事共事,時有熱烈討論,令業務決策更加周詳完備,體現了領展重視多元化意見和團隊背景的包容企業文化。」

回想當年取得基金單位持有人支持擴展業務模式,他指出:「最初基金單位持有人都抱有疑慮,而領展一直保持穩定回報,大家對於新業務方向的信心亦漸漸增強。」

對於維持領展穩健業務表現,Hubert目標清晰。「企業財務管理遠超乎開源節流,而須要仔細考慮和平衡公司的長遠發展方向,及短期策略部署。」

「房託每基金單位分派要保持穩定增長,除了要有出色的業務營運,亦有賴控制利息開支風險。現在大家都注視利率增長步伐,領展大部分的融資都是定息,為利率上升週期做好準備。」

對於領展領先房地產同業發展綠色金融,他表示:「領展首推綠色債券,既配合可持續發展為重心的策略,亦向投資者展示公司對保護環境的承擔。」

Hubert亦分享了對部門發展的期望。「因循地重複去年的那一套,並不可取。我們須在現有基礎上優化行事方式,迎合公司不斷更新的商業模式。透過定期部門會議,我們全力協助團隊發展並落實這個持續演進的模式。」

The expansion of Link’s business model in recent years has opened up significant opportunities to diversify its business and to develop the skills and experience of its staff. As one of the senior executives with the longest length of service at the director rank, Director of Finance Hubert Chak’s career has been a journey of transformation which synchronised with the growth of Link.

“As Link diversified its business through expansion to new asset classes and markets, my role moved in lockstep with those strategic moves,” noted Hubert, who played key roles in formulating the company’s corporate development strategy, overseeing the early acquisitions and strengthening investor relations, before moving on to his current role to lead the finance and capital markets teams. New departments were formed to lead those functions in view of the company’s business growth.

“I have had the chance to work with very competent professionals in various fields. Better business decisions often came about as a result of the spirited discussions I had with colleagues, a credit to Link’s inclusive corporate culture that values diversity of views and backgrounds,” noted Hubert.

Recounting his experience in securing unitholders’ approval of the expansion of Link’s business model, Hubert said, “While very sceptical at the beginning, unitholders grew more confident in our new direction when it became clear that our ability to deliver stable returns has remained intact.”

Clarity of focus is evident in Hubert’s approach to sustaining Link’s robust business performance. “Managing the company’s finances goes far beyond simply increasing income and minimising expenses. It requires us to carefully consider and balance both the company’s long‑term direction and its strategic focus in the near term,” he said.

“Apart from maintaining strong business operations, another key to stable distribution per unit growth for REITs is mitigating interest expense risks. While all eyes are now on the pace of rate increases, Link is well prepared to weather the interest rate tightening cycle, with a major portion of our financing at fixed rates.”

On Link’s latest pioneering move in green finance among real estate companies in Asia, he said, “our debut green bond dovetails with our sustainability‑centric strategy and highlights to our investors our strong commitment to environmental sustainability.”

Sharing his expectation for his department, he said, “Doing the same thing we did last year is never good enough. We need to improve on the existing foundation to look for better ways to do our work, and adapt to the company’s changing business model. Through regular departmental meetings, we are doing everything we can to support the team in developing this evolving model and making it a success.”

An avid runner and the leader of Link’s champion team at the corporate challenge race, Hubert sees a close “link” between sports and work. “Sports help steel your determination and develop a sharp focus, both of which are key factors for success in business. Running has the added advantages of requiring no equipment and having no restrictions in time and place, so I can easily find time for it during the day or at night.”

經典電視節目及電影、零食及小玩具,陪伴大家成長,感覺親切。 員工週年晚會就以「回到童年時代」為主題,讓同事重拾這些兒時回憶。同事於經典角色模仿比賽及競技環節盡展渾身解數,大會更請來資深兒童節目主持人譚玉瑛擔任司儀,並主持問答比賽,令晚會倍添童年氣氛。主席聶雅倫上任後首度出席大會,答謝員工過去一年的努力及貢獻。

Showcasing a “Back to Childhood” theme and featuring classic TV and movie characters, old-time snacks and vintage toys, Link’s annual dinner brought back fond memories of growing up. Colleagues gave their all at the character lookalike contest and the departmental competitions, and long-time children’s TV show host Helen Tam joined the event as emcee and quiz host to add to the night’s nostalgic flavour. Joining the annual staff party for his first time, Chairman Nicholas Allen thanked colleagues for their hard work and contributions over the past year.

On the seventh day of Chinese New Year, widely known as “everyone’s birthday”, Link held a lunch gathering at its head office to celebrate the Year of Rooster with staff. Over 300 staff members packed the venue to offer well‑wishes to each other and enjoy the festivities. Taking part in the annual event for the first time, Chairman Nicholas Allen wished everyone good health and prosperity, and joined the senior management team in giving out red packets to bring luck during the year ahead.

為向視障人士提供適時以及有效的協助,領展早前安排香港導盲犬協會為180名商場前綫員工舉辦無障礙大使訓練,由協會的導師及低視力人士帶同導盲犬提供指導,講解正確的協助技巧和領路方法。學員亦親身戴上眼罩,設身處地感受視障人士面對的困難。領展期望透過提升員工知識及技巧,讓視障者更自如地進出領展商場,融入社區生活。

To better assist the visually impaired when visiting its shopping centres, Link invited the Hong Kong Guide Dog Association to offer barrier‑free access ambassador training to its frontline staff. Conducted with the help of visually impaired persons and guide dogs, and giving participants the chance to experience the everyday difficulties faced by the visually impaired, the course has equipped Link frontline staff with the essential skills needed to offer assistance and lead the way. By enhancing the skill set of our employees, Link aims to build a more inclusive, barrier‑free environment.

領展今年最新推出的廣告,透過街市剩食回收及導盲犬服務,展示公司於可持續發展所作出的努力,並帶出「因為見到,所以做好」的訊息。除了用心做好工作,領展團隊亦重視對外溝通,透過包括會面、信函及口頭聯絡等方式,持續與政府官員、議員、地區人士及團體等不同持分者保持交流。

Link’s new TV commercial series showcases our commitment to sustainability by featuring our support for the visually impaired and our efforts in food recycling, while highlighting the tagline that “We do it well because we see the chance.” Apart from doing things well, we attach great importance to maintaining close communication with external stakeholders, including government officials, councillors, local dignitaries and community groups, through meetings, correspondence and verbal discussions.

To further enhance our engagement with stakeholders, we recently enhanced our public affairs and community relations functions, and organised internal workshops on communication and issue handling for our relevant teams. This has allowed us to better gauge constructive feedback and keep stakeholders abreast of the rationale and benefits of our various initiatives.
