新年伊始,跟業務夥伴及傳媒會面時,大家都會談及未來經濟及市道展望。隨著經濟平穩發展,我對今年香港零售業的發展,抱較樂觀的態度。

領匯旗下商場主要服務大眾生活所需,需求穩定,受經濟週期影響較少。面對消費者的期望不斷上升,作為業主及管理人,我們透過優化商戶組合、增加選擇及持續提升設施等,從細節入手優化顧客體驗,以贏取他們的支持。而在推展業務的同時,我們亦藉著多項措施,深化社區參與,確保其持續發展。

商戶組合是商場吸引顧客的重要因素。所謂「民以食為天」,顧客希望有更多高質的食肆選擇。這些優質食肆客似雲來,有如人流磁石,不但有利本身的業務發展,亦藉著帶旺商場,為其他商戶造就商機。

善用商場空間擴闊選擇,亦是我們的重要業務措施。這包括將一些客流不足的大型中式酒樓縮小,騰出地方引入更多種類的食肆,不單順應餐飲行業近年的發展模式,顧客亦可享受更多選擇。同樣地,一些舖面較大的商舖,亦可撥出部分櫥窗用以間隔出小型商舖,增加商舖數目,增添零售氣氛。

商場提升是我們的業務策略主軸之一,定期引入新措施,方可保持新鮮感。已完成的提升項目有27個,翻新後商機持續增長,另有20多個項目正在進行中或規劃中。對於已完成提升的商場,我們不時都會作出檢討,務求把佈局、設施、定位、商戶組合等做得更好,吸引更多人流,提升租用率。革新步伐可說是從不停下來,商場完成提升後可以再次翻新,每次提升都會有增長,吸引更多優質商戶進駐。

商場商戶組合及設施好比電腦的硬件及軟件,兩者同步提升,相得益彰,為顧客帶來更佳體驗。商場的提升吸引更多居民留邨消費,充分發揮其原有角色,令社區自給自足。

商場既是市民購物消閒、樂聚天倫的地方,亦是我們服務社群的平台,透過租金優惠及場地贊助等措施,支持社區可持續發展。我們十分高興,於新一年開始,展開領匯「愛‧匯聚計劃」,透過捐款及贊助等途徑,進一步凝聚社區各界人士,提升區內有需要人士的生活質素,期盼造福社群。

Dear Readers,

As the new year begins, discussions about the future economic and market outlook often come up during my meetings with business partners and the media. With the economy growing at a steady pace, I am optimistic about the development of Hong Kong’s retail sector this year.

As our shopping centres mainly provide daily necessities to the public, the leasing demand for our shops has been stable and relatively less affected by economic cycles. Faced with consumers’ rising expectations, we work hard, as the landlord and manager, on upgrading the facilities at our properties and creating a better tenant mix to provide consumers with more choices in order to win their support. In addition to promoting our business, we have also taken a series of measures to increase our partcipation in the community and support its continuous development.

Tenant mix is an important factor to attract customers to shopping malls. As the Chinese saying goes – “There is nothing more important than food” – it is only natural for our patrons to want a wider selection of high-quality eateries. The renowned restaurants are like magnets and help to draw huge crowds: Not only do they enjoy robust business themselves, but they also bring traffic to the malls and create opportunities for other merchants.

Another key business strategy is to make better use of the space in our shopping malls. For example, we have been converting some over-sized Chinese restaurants that have not been attracting as many customers as in the past into smaller units. The freed-up space is then used to bring in a wider variety of other eateries. This is in line with the changing business model of the catering industry and offers more options for our customers. Similarly, some of the larger shopfronts in our malls can be divided into smaller units and leased to different operators to add varieties. This helps increase the overall number of shops and creates a more vibrant retail atmosphere.

A main focus of our work is to enhance our existing properties by regularly introducing new attractions to provide a fresh experience to our patrons. We have finished refurbishing 27 of our shopping centres and are working on at least 20 more projects. We will keep an eye on our renovated malls to see how we can continue to improve their layouts, facilities, market positioning and tenant mix to attract even more customers and boost their occupancy rates. This will be a continuous process, as every renovation has brought greater growth opportunities and drawn more high-quality operators into our malls.

A good combination of tenant mix and improved facilities is similar to computer hardware and software – the two complement each other to create a more enjoyable experience for our shoppers. A renovated mall will retain more residents to spend at the housing estates and keep the community self-sufficient.

Malls are not only a venue for people to shop and spend leisurely time with their families and friends, but they are also a platform for us to serve the public. To further support the sustainable development of the communities, we have implemented measures such as rent concessions and venue sponsorships. In the new year, we are excited to introduce a new charity and community engagement programme, “The Link Together Initiatives”, which will further bring together different stakeholders in the community and improve the quality of life of those in need.
