With the addition of new shops, the shopping centre now provides a wider variety of goods, which better satisfies customers’ needs and brings convenience to residents nearby.”
Enhanced Shopping Experience in Sha Kok
沙角商場及街市早前開展了一輪優化工程,第一階段工程已經完成,現正進行第二階段工程。優化後,沙角商場及街市引入了更多元化及優質商舖,其中連接地下街市及商場二樓的全新扶手電梯於六月初投入服務,方便居民特別是長者往返街市及商場,為商戶提供更理想及具競爭力的營商環境。而且由於商場鄰近馬鐵沙田圍站,因此吸引更多顧客到商場及街市購物。
此外,沙角商場附近設有一個逾三十年歷史的「冬菇亭」(即熟食檔),食物種類多元化,各式小菜、火鍋、甜品、粉麵一應俱全,吸引大批區內區外的食客光顧。
While the second phase of the asset enhancement project at Sha Kok Shopping Centre and Market is currently underway, the first phase has been completed, which has introduced more diverse and quality shops. As part of this initial phase, a new escalator connecting the market on the ground floor to the second floor of the shopping centre has been in service since early June, making it more convenient for residents, especially the elderly, to go back and forth between the mall and the market. The asset enhancement project of the shopping centre, which is near Sha Tin Wai Station of the MTR Ma On Shan Line, has also attracted more customers, resulting in a greatly improved business environment for tenants.
In addition, a cooked food stall has been located near Sha Kok Shopping Centre for more than 30 years. It serves a variety of cuisines, ranging from hotpot, noodles to dessert, and continues to attract large crowds of food lovers.

心靈方舟 泊岸長康
Tsing Yi Church A“Centre of Good Neighbours”
位於青衣長康商場頂層的基督教宣道會青衣堂,服務區內居民近三十載。這艘心靈方舟去年底正式泊岸長康商場,融入社區之中,成為鄰近居民的新聚腳點。
在香港,教會尋覓聚會空間殊非易事。該堂主任周家和牧師表示,他們花了整整七年,才找到長康商場這處理想地方。教會現時樓高兩層,除了辦公室,還設有一大一小禮堂、多個活動室、圖書室,甚至育嬰室、鏡房、隔音房,同一時間可容納六百人進行各樣活動。
教會設置輪椅機,照顧傷健會友。周牧師說:「感謝長康商場管理人員協助我們使用輪椅機接送會友上樓下樓。」

青衣堂的設計格調有別於一般教會,設計師將青衣作為漁港的歷史和聖經內容合而為一,以水為設計元素,用深灰及鮮藍色作主調,船木裝飾門口,教會彷彿停泊於岸邊的一艘方舟。此設計概念最近更獲得兩個設計獎項。
有了固定而寬敞的聚腳點,教會可以重新規劃,善用空間並擴展服務,成立「好鄰舍中心」,服務區內不同年齡的居民。周牧師表示,該會現分三個時段開放空間予區內居民,居民登記成為中心會員便可免費使用場內設施,如用電腦上網、看報紙、借閱刊物、於活動室溫書,或進來稍作休息。周牧師又透露,教會一直與區內中小學和幼稚園等不同機構合作舉辦講座,並計劃將來增加更多服務,如舉辦社區烹飪班、開放更多空間予其他團體借用。
C. & M. A. Tsing Yi Church (“Tsing Yi Church”), situated on the top floors of The Link’s Cheung Hong Commercial Centre, has served the community for over 30 years. Since last year when the church moved to its current location, it has become more engaged in the community and is a gathering point for nearby residents.
It is not easy for churches in Hong Kong to find suitable spaces where the community can gather. Reverend Chau Ka-wo, Pastor of the Tsing Yi Church, revealed that the church had spent seven years before finding this ideal place at Cheung Hong Commercial Centre. The church occupies the top two floors, with an office, a large and a small hall, function rooms, a library, a nursery room, a mirror room and a soundproof room which can accommodate 600 people at once.
The design of the church is different from ordinary churches, and its outstanding design concept has already received two awards. The interior designer drew from a combination of Tsing Yi’s history as a fishing port and metaphors in the Bible, using water as the main design element. The main colour tones are dark grey and blue, and the entrance is made from the same type of wood used for making ships.
With this convenient and spacious gathering place, the church has extended its services and established a “Centre of Good Neighbours” to serve parishioners ranging from kids to the elderly. Reverend Chau said the church is open to the public in three different time slots. After registering as members, visitors can use various church facilities for free to access the internet, read newspapers, borrow books, engage in self-study or just take a rest. He also said that the church has been cooperating with primary and secondary schools as well as kindergartens to organise seminars. In the future, the church hopes to open up more facilities to other groups and provide additional services, such as community cooking classes.
長康翻新 環境更美人流增

為提升環境質素,領匯特別為已有三十四年歷史的長康商場和街市進行翻新,包括粉飾商場外牆和圍欄、更換假天花、重鋪地磚、重新設計場內指示牌、翻新洗手間等。
翻新期間,商戶仍然如常營業,因此長康商場物業管理團隊擔起重任,與商戶和承辦商緊密協商,更把整個翻新工程細分為多個小工程,清楚向商戶交待完成時間和進行翻新的細節,務求將翻新工程的影響減至最低。
翻新後,商場和街市更添朝氣,周牧師非常歡迎長康商場的翻新工程:「好開心,以前商場有部分地方漏水,現在不但修復好,還有很多綠化、美化工程,整個商場令人耳目一新,不但吸引附近居民消費,更吸引了他們來參加教會活動。」
長康商場物業管理團隊表示:「工程完成後,不少租戶向我們表示很滿意商場的新面貌,他們的嘉許令我們鼓舞,之前所付出的努力都非常值得。」
長康商場外牆圖案原來蘊藏長康邨的歷史:長康邨最初屬於長青邨的延伸部分,若喻長青邨為樹,長康邨就是花朵 ─ 樹的延伸,因此以綻放的花朵為圖案,象徵長康邨的獨特性。
The design of the outer wall reflects the history of Cheung Hong Estate. The estate was originally an extension of Cheung Ching Estate, so if Cheung Ching Estate is a “tree”, Cheung Hong Estate is a “flower”, an extension of the tree. Blossoming flowers were therefore used as the main design element, illustrating the uniqueness of Cheung Hong Estate.
In order to improve the shopping environments of its malls and rejuvenate surrounding neighbourhoods, The Link regularly carries out asset enhancement projects. As part of this initiative, The Link recently renovated the 34-year-old Cheung Hong Commercial Centre and Fresh Market. The renovation included refurbishing the outer wall and fences, replacing the suspended ceiling and floor tiles, redesigning shopping directories and maps, and redecorating washrooms.
During the renovation, all shops operated as usual, thanks to the efforts of the Property Management Team who coordinated with tenants and contractors to minimise inconvenience by dividing the project into various small tasks and listing our completion times and details for each task to all parties involved.
After the renovation, the shopping centre and fresh market have both been revitalised. Reverend Chau welcomed the renovation, saying, “I am very happy with the turn out. Minor leaking problems were solved, and the shopping centre has a fresh new look with lots of green elements. It now attracts residents who come here not only to shop, but also to participate in the activities held by us.”
The Property Management Team of Cheung Hong Commercial Centre said, “After the renovation, many tenants have expressed satisfaction with the shopping mall’s new look. Their appreciation makes our hard work worthwhile.”

領匯貫徹用心服務居民的宗旨,提升商場的服務水平。早前已因應旗下各商場的情況和顧客需要,增設一系列新設施和服務,其中包括提供單車 / 單車工具、雨傘、雨衣、嬰兒車、輪椅等物品予顧客借用,並設有天氣資訊、失物認領等服務。
In an effort to offer the best service to shoppers, The Link works to continually enhance the services provided at its shopping centres. Based on different situations and customer needs at each shopping centre, The Link provides an array of facilities and services, including the lending of bikes, bike tools, umbrellas, raincoats, baby strollers and wheelchairs. In addition, various shopping centres also provide weather information and lost and found services.

CEO: “People More Important than Numbers”
領匯行政總裁王國龍接受由香港中文大學行政人員工商管理碩士課程與香港電台合辦的「與CEO對話」專訪,分享自己加入領匯前後的心路歷程,以及成為領匯行政總裁面對的挑戰。
王國龍透露自己雖然讀會計出身,但記不住數字,倒清楚記得每個人的性格和想法。他說:「因為我認為要帶領一個團隊,活生生的人比數字來得更重要。」
王國龍又指,企業賺錢和實踐社會責任其實並行不悖,企業必須在賺錢的同時,也肩負社會責任。這不是單單捐錢就算,而是於業務上各層面去履行社會責任,使企業和社會皆可以持續發展,並讓各持份者受惠。他說:「讓不同的持份者都滿意是困難的,我們必須周詳訂定可持續發展策略,讓各方都覺得可持續發展值得推行。」
George Hongchoy, CEO of The Link, spoke on the “Talking to CEOs” radio/TV programme co-organised by the CUHK EMBA programme and RTHK. During the programme, he shared his life’s journey before and after joining The Link, as well as the challenges he faces as the CEO of the company.
Although he studied accounting, George revealed that he was not good at remembering numbers. Instead, he can clearly recall the characters and minds of people around him, explaining, “That’s because I think people are far more important than numbers when it comes to leading a team.”
George also indicated that a company can make profits and fulfil its social responsibility at the same time not just by donating money, but by operating across the entire company in a sustainable manner that benefits all stakeholders. “Satisfying all stakeholders’ needs is never an easy task. We must think of sustainability strategies thoroughly so that all stakeholders understand sustainability is worth implementing,” George said.

In June, George Hongchoy, CEO of The Link, joined a lunch talk at Jardine Engineering Corporation to offer his views on The Link’s evolution since its listing as well as the company’s impact on the community, tenants and staff members. He said the birth of The Link signified a radical shift whereby the privatisation of public asset and business management replaces government management. Through various reforms, The Link has worked hard to become a world-class real estate investor and manager.

關博士簡介領匯的廚餘堆肥項目,並分享與租戶合作推行和評估該堆肥先導計劃的相關措施。與會企業代表一致認為,要解決本港廢物管理問題,各界的協同合作非常重要。
In late May, Dr Calvin Kwan, General Manager – Sustainability, joined the Business Environment Council’s EnviroSeries Conference as a panelist to discuss “What businesses and communities will be doing to drive behavioural change in the future?”
He introduced the food composting initiative of The Link and shared how the company has collaborated with tenants to work on and evaluate pilot composting schemes. Conference participants agreed that a greater collaborative effort is needed to handle Hong Kong’s waste management issues.

香港加拿大商會於6月24日舉辦「香港房地產風險:全球性抑或本土性?」座談會,並邀請領匯主席蘇兆明分享他對香港房地產市道的見解。
蘇兆明針對過去二十多年來關於香港房地產市場的三個迷思:第一,香港經濟取決於房地產市場;第二,香港房地產的價格和租金過高;第三,很多人認為香港失去競爭力,提出反思及意見。蘇兆明指出,本港各種樓宇的空置率很低,證明租金並非如坊間所言般高得難以負擔。城市之間亦不應以價格高低來比較,應該比試吸引力,看哪個城市能吸引人定居和工作。我們應該評價一個城市是否欣欣向榮,而非其物價有沒有競爭力。
他認為未來環球市場將出現「高利率,低通脹」之窘局,而香港亦正面對一些本土問題,包括由政府主導的土地供應和推出的額外印花稅,而社會經濟及政治情況對項目發展亦構成一定影響。
Chairman Nicholas Sallnow-Smith shared his views on the Hong Kong property market at a seminar titled “Real Estate Risks in Hong Kong: Are They Global Or Home Grown?” organised by The Canadian Chamber of Commerce in Hong Kong on 24 June.
He pointed out the three myths about Hong Kong property that he has heard over the past twenty years: first, the Hong Kong economy is too dependent on the property market; second, Hong Kong property is too expensive in terms of price and rent; and third, many therefore consider that Hong Kong is no longer competitive. Mr Sallnow-Smith then analysed the current market situation and dispelled these myths, revealing that the vacancy rate across every sector is still low, which proves that rents are not too high. He also stressed that cities do not compete on price, but rather on their attractiveness to people who want to live and work there. The discussion should not be about what makes a city competitive, but rather what makes it thrive.
Mr Sallnow-Smith then addressed the global challenge of high interest and low inflation rates in the future, as well as homegrown problems that the Hong Kong property market is facing. He thinks the vulnerability of the Hong Kong property market is attributable to a number of factors including the fact that the government controls land supply and has implemented the Special Stamp Duty. He further noted that property development is also affected by the economic and political situation of the society.

領匯行政總裁王國龍表示,領匯以宏觀角度分析各個社區的不同特色及獨特需要,物色資產提升項目,從而在最具潛質的資產提升項目中獲益。隨著將軍澳及屯門區人口迅速增長、家庭收入不斷增加及交通基建設施有所改善,領匯近年積極提升在這些地區的資產及收購可提升回報的物業,以確保增長潛力。領匯已於屯門及天水圍完成四個資產提升項目,頌富廣場第二期的提升工程將於今年稍後時間完成,而友愛商場及安定商場完成資產提升工程後,將成為領匯於屯門區的旗艦商場。
Nicholas Sallnow-Smith, Chairman of The Link, indicated that successful companies create value for the community, and this in turn helps generate sustained returns for shareholders. The Link places great emphasis on enhancing shoppers’ experiences in the neighbourhoods where our shopping centres are located, while at the same time organising promotional events to increase footfall for our tenants. During the current financial year, our tenants’ average monthly retail gross sales per square foot rose by 9.6% as compared to the last financial year. The Link REIT has achieved financial growth for seven consecutive years ever since our listing in 2005.
George Hongchoy, CEO of The Link, said that The Link continuously analyses the needs of our surrounding communities using a macroscopic perspective. At the same time, the company is looking for profitable asset enhancement opportunities to unleash the potential return available in our existing assets. With the rapid population growth, rise in household income and improved infrastructure in Tseung Kwan O and Tuen Mun, asset acquisition and enhancement have been put into place in these districts to ensure promising progress. The Link has finished four asset enhancement projects in Tuen Mun and Tin Shui Wai, with the second phase of Chung Fu Plaza to be completed by the end of this year. After the renovation of Yau Oi Commercial Centre and On Ting Commercial Complex, they will soon become The Link’s flagship shopping centres in the Tuen Mun district.

領匯在2012/13年財政年度錄得全年總收益65.06億港元,較去年同期上升9.7%。物業收入淨額按年增長10.3%至46.16億港元。每基金單位分派75.38港仙,連同中期每基金單位分派71.08港仙,全年每基金單位分派總額為146.46港仙,較去年上升13.1%。
領匯亦為可持續發展表現訂立明確目標,策動「20/20抱負」,旨在於2020年或之前減省每年用電量至較2010年少20%。
In fiscal year 2012/13, The Link’s total revenue and net property income rose 9.7% and 10.3% year-on-year to HK$6,506 million and HK$4,616 million respectively. Distribution per unit (“DPU”) is HK 146.46 cents, comprising an interim DPU of HK 71.08 cents and a final DPU of HK 75.38 cents, indicating a 13.1% increase compared to last year.
The Link has also set a clear goal to reduce electricity consumption by 20% by 2020 compared to the 2010 levels, promoting sustainability in the community.

In May, The Link won the “Excellence of Environmental Contributions” award for the third consecutive year at the U Green Awards 2012–13 organised by U Magazine. This award, which recognises the outstanding contribution by companies and organisations towards the environment, affirms The Link’s success in changing and raising living standards of the community in a sustainable manner. 領匯旗下七個商場及一個乾貨街市,獲環境保護署轄下室內空氣質素資訊中心頒發「室內空氣質素檢定證書《良好級》」,肯定了我們為顧客及商戶提供最優質及舒適購物環境的努力。八個獲頒證書的物業包括:幸福商場、寶達商場、石蔭商場、樂富廣場、樂富廣場匯樂里(現稱樂富市集)、頌安商場、鯉魚門廣場及禾輋廣場。
Seven shopping centres and one market of The Link have been awarded the Indoor Air Quality Certificate (Good Class) in the Indoor Air Quality Certification Scheme organised by the Environmental Protection Department. These certifications recognise our efforts in providing high quality, comfortable shopping environments for customers and tenants. The eight certified properties are: Fortune Shopping Centre, Po Tat Shopping Centre, Shek Yam Shopping Centre, Lok Fu Plaza, Living+ (now known as Lok Fu Bazaar) at Lok Fu Plaza, Chung On Shopping Centre, Lei Yue Mun Plaza, and Wo Che Plaza.
