香港人口老化,使用輪椅的人與日俱增。為方便殘疾人士及長者,領展五年前開展優化計劃,斥資逾二億港元提升旗下物業的無障礙設施,工程預計2017年初完成,經國際復康權威組織Rehabilitation International(RI)澳洲專家評審,確認有關工程能提供全面和一致的無障礙環境。RI指出,香港未有其他商場營運者能進行如此大規模的提升工程,有關提升計劃,造福社會之餘,亦令香港居民和訪客受惠,成就重大。

領展亦邀請香港傷殘青年協會,為領展員工及商戶提供無障礙大使訓練,加深了解輪椅使用人士的需要,以及如何為他們提供協助等。

自2015年起,領展在旗下商場舉辦無障礙設施推廣及公眾教育項目,以挑戰賽形式讓公眾親身體驗殘疾人士及長者於生活上所遇到的困難,並了解無障礙設施對他們的重要。今年比賽假樂富廣場舉行。活動主禮嘉賓包括勞工及福利局局長張建宗、平等機會委員會主席陳章明教授、香港傷殘青年協會主席吳家榮醫生及領展行政總裁王國龍,一同支持建立無障礙社區。

Hong Kong’s ageing population foretells the growing use of wheelchairs in the community. Link’s HK$200 million programme to upgrade barrier‑free access (BFA) facilities in its properties will soon be completed in 2017. Link has been commended by Rehabilitation International (RI), a global organisation that supports people with disabilities, for its efforts in providing a comprehensive and consistent BFA environment. RI also pointed out that no other shopping centre operator in Hong Kong has undertaken enhancement works of such a large scale, and that residents and visitors, as well as the Hong Kong community as a whole, have benefitted from Link’s BFA efforts.

Link has also invited the Hong Kong Federation of Handicapped Youth (HKFHY) to provide accessibility ambassador training to its staff and tenants to enhance their understanding of the needs of the physically impaired and ways to assist them.

To raise public awareness of the importance of BFA facilities to people with disabilities and the elderly, since 2015 Link has organised the annual BFA education programme at its shopping centres. This year’s event Barrier‑‘fu’ree Adventure Day took place in Lok Fu Place and was officiated by Matthew Cheung, Secretary for Labour and Welfare; Prof. Alfred Chan, Chairperson of the Equal Opportunities Commission; Dr Gary Ng Ka‑wing, Chairperson of HKFHY and Link’s CEO George Hongchoy, who joined hands to promote social inclusion.

650,000 People Benefit 

as 55 Link-Sponsored Community Projects Get Underway

領展旗艦慈善及社區參與計劃「愛‧匯聚計劃」支持合資格的慈善機構在領展物業鄰近地區推行社區工作,專注有關資源管理、青少年未來及無障礙生活服務,實踐領展「服務社群並提升社區人士生活質素」的抱負。

計劃於2016/17年度,共選出55個資助項目,包括5個社會服務項目、49個地區項目及一個無障礙設施推廣項目。這些項目加上130個「領展第一代大學生獎學金」名額,獲領展捐贈總額達1,000萬港元,惠及超過65萬人。領展11月舉行啟動儀式,標誌這批新項目開展。

To further our vision of serving and improving the lives of those around us, Link’s flagship charity and community engagement programme, “Link Together Initiatives”, supports eligible charitable organisations to launch service projects focusing on resources management, future for youth and barrier‑free acess that benefit the communities near Link’s properties.

During the 2016/17 funding cycle, 55 community projects, including five under the Major Project Fund, 49 under the District Project Fund and one under Barrier Free Access Education, are being sponsored by the programme. Link has donated a total of HK$10 million to these projects, which benefit more than 650,000 people. Link organised a launch ceremony in November to mark the commencement of these new projects.

領展支持年輕新一代追尋夢想,新一屆「第一代大學生獎學金」總額由200萬元提高至260萬元,名額增三成至130個。三名得獎人接受訪問,分享其抱負。

The “Link First Generation University Student Scholarship” supports undergraduates who are the first university students from among the past three generations of their families to study at one of Hong Kong’s universities. During 2016/17, Link has increased its donation from HK$2 million to HK$2.6 million to support 130 students. Three scholarship recipients share their experiences with us below.

獎學金得主黎淑怡(Stephanie)現於港大攻讀社會科學及教育雙學位課程,個人的經歷令她堅信知識可以改變命運,立志畢業後執教鞭,作育人才。

她說:「中學一直用功讀書取得獎學金,以支持學業。早前到貴州山區為缺乏就學機會的兒童義教七天,感受尤為深刻,更加了解教育對個人及社會發展的重要性。期望日後有機會於內地山區籌辦義務教育,故打算將領展獎學金部分款項成立基金,推展此抱負。」

Stephanie Lai is studying a double degree in social sciences and education at The University of Hong Kong. Stephanie’s experience makes her believe knowledge can change lives, and she dreams of becoming a teacher to educate others.

Stephanie said, “Since secondary school, I have been working hard to win scholarships to support my studies. A few years ago, I had a chance to go to a mountainous area of Guizhou to teach children for a week as a volunteer. This experience had a profound impact on me, and it made me realise how education can change lives for the better. I hope to have an opportunity to set up a free school in this area of China, and I plan to use part of the scholarship funds to set up a charity fund to fulfil this dream.”

醫學及工程學的結合,為改善殘疾人士生活帶來新機會。由用者大腦控制的機械義肢、利用平板電腦讓輪椅使用者控制家中的電器等技術,已非遙不可及。理大學生戴政賢(Oscar)正修讀生物醫學工程課程,學習開發這些新科技,造福社群。

「獲頒領展獎學金,令我感到無負學校期望,款項除了支持學業,亦會用於與雙親旅行,答謝他們的愛護及養育之恩。」

The continuing advancement of medical and engineering technologies, such as mind‑controlled prosthetic robotic limbs or smart homes controlled with tablets and smartphones, has improved the lives of disabled people around the world. Oscar Tai, who is studying biomedical engineering at The Hong Kong Polytechnic University, knows that developing new technologies like these will enable him to make a positive impact on society.

Oscar said, “I am honoured to be awarded the scholarship, which I will use to support my studies and pay for a family trip with my parents to show my gratitude for their love.”

中學時代由內地移居香港的孫晨傑(Eric)指,新移民及基層家庭的背景,加強他的奮鬥心,加上老師的悉心指導,學習信心漸增,並適應香港學習環境。

「回想當年,多得母親辛勤工作,我才可以專心學業,更可參加補習班。現在考上大學,並取得獎學金,她亦感到格外恩慰。」

Eric現就讀港大文學院,他指獲頒領展獎學金對自己是一份肯定,打算將部分款項用於日後到海外交流,拓闊眼界。

Eric Suen moved from Mainland China to Hong Kong when he was a teenager. Since then, he has worked hard to blend into the local learning environment thanks to caring guidance from his teachers.

“I remember that my mother worked extremely hard in the past to allow me to concentrate on my studies and go to extra tutorial lessons. My mother is grateful that I have been awarded the scholarship and am studying at Hong Kong University’s Faculty of Arts.” Eric said.

Eric plans to use part of the scholarship to fund an international exchange experience to broaden his horizon.

Bernard說:「企業遇到挑戰是,即使充分照顧持分者利益,為社會作出大量貢獻,仍然或須面對社會上一些難以滿足的訴求,例如要求企業偏離商業模式及市場價格訊息營運業務等,這些都並非企業社會責任的本意。面對有關批評,企業不應灰心氣餒,須繼續盡力履行本身責任,為社會作出貢獻。」

Bernard said, “The challenge for the business sector is that even if a company does its best to care for its stakeholders and make strong contributions to the community, it may still face social demands that are hard for it to fulfil as an business entity, such as the call to operate its business in a way that departs from its business model and market price signals. Faced with these demands, which do not pertain to CSR, businesses should not lose heart. Instead, they should continue to discharge their responsibilities to benefit the community.”

社會服務聯會主席、行政會議成員陳智思(Bernard),憑藉其商界背景,及對社福界的深厚認識,廿年來熱心投入社會服務,歷任公職多不勝數,贏得「公職王」稱號。他亦是領展可持續發展諮詢委員會成員,以睿見及經驗協助公司有效滿足社會期望,協助發展成為可持持續發展的領導者、商界的榜樣。

在Bernard的領導下,社聯的「商界展關懷」計劃已成為全港最大型企業社會責任推廣活動,每年參與企業達3,000多間。

他說:「為善用商界力量推出更多的慈惠舉措,我們提倡共融的理念,鼓勵企業發揮本業優勢,為社會謀求更大福祉。以領展為例,有見香港固體廢物處置問題迫在眉睫,當局有機會推出廢物徵費等措施,領展積極研究減少廚餘,有助達至社會、商戶及企業三贏。」
對於領展的新品牌標語「連繫好生活」,Bernard認為,領展物業位於市民居所附近,其服務就是連繫社群的平台,標語清楚帶出業務精粹。

Bernard指出,領展於推動可持續發展方向正確。商戶是領展最重要持分者之一,要助其持續發展,可於租務以外拓展多元關係,例如協助營商技巧,提升競爭力。「期望社會上有更多企業明白助人助己、互惠共贏的營商模式,並付諸實踐,有助減少怨氣,促進社會和諧。」

Bernard Chan, Chairperson of the Hong Kong Council of Social Service (HKCSS) and a member of the Hong Kong Government’s Executive Council, has dedicated himself to social services for nearly 20 years with his business background and in‑depth understanding of the welfare sector. The great number of public service positions he has occupied has earned him a reputation as the “King of Public Service”. As a member of Link's Sustainability Advisory Committee, he has helped Link become a leader and role model in advancing sustainability.

Under Bernard’s leadership, HKCSS’s “Caring Company” Scheme has become the largest event in Hong Kong for promoting corporate social responsibility (CSR), with over 3,000 companies participating every year.

He said, “To help unlock the power of the business community for the common good, we have been advocating the concept of inclusive community, where companies play to their own strengths and expertise when providing community services. Using Link as an example, in view of the potential introduction of a waste levy stemming from the looming waste disposal issue in Hong Kong, Link is actively looking into ways to reduce food waste, a move that is beneficial to the community, tenants and the company itself.”

Commenting on Link’s new brand message “We Link People to a Brighter Future”, Bernard thinks it clearly conveys the essence of Link’s business, which is about serving the communities where it operates and linking people though its services.

According to Bernard, Link’s sustainability efforts are heading in the right direction. Tenants are one of the most important stakeholder groups. To help them operate in a sustainable way, Link is going beyond the landlord‑tenant relationship and deepening the relationships with them, such as equipping them with new business skills to enhance their competitiveness. “I hope that more companies will come to understand and embrace this model of achieving win‑win outcomes by helping others, as it is good for their bottom line, good for the community and conducive to social harmony.”

黃大仙中心北館已完成全面優化,並加入多家食肆以饕食客。現有14間食肆之中,近半是首次加盟領展商場的品牌,包括百樂門宴會廳、太平洋咖啡、一品螞蟻、靠得住、Aroi Thai、上海廳1930(上海婆婆),為顧客帶來特色餐飲體驗,亦為商戶造就更多商機。

中式酒樓有翠園及百樂門,迎合廣闊客群的需要,後者商舖面積達一萬呎,為舉辦婚宴提供優質大型場地。特色上海風味之選,則有上海廳1930(上海婆婆)。

港式美食商戶亦甚具號召力,加入備受遊客及市民歡迎的翠華餐廳、米芝連推介的靠得住粥麵小館。場內亦駐有西式餐廳euro go go,日本菜有麻布茶房、板長壽司,東南亞風味則有Aroi Thai。

隨著商場南館進行中的資產提升工程進一步優化食肆組合,黃大仙中心作為區內美食總匯的地位勢必更鞏固,讓顧客大快朵頤。

Upon the completion of a major refurbishment programme, Temple Mall North has vastly expanded its F&B tenant roster in terms of cuisine type and market‑tiering. Among the 14 restaurants in the mall, almost half of them are first‑time Link tenants, including Paramount Banquet Hall, Pacific Coffee, Ant One, Trusty Congee King, Aroi Thai and Shanghaiteng 1930 (Shanghai Popo Restaurant). The presence of these new tenants has brought about a more varied and improved dining experience.

Jade Garden and Paramount Banquet Hall are Chinese restaurants that provide a range of dishes and dining experiences, with the latter even offering a sizeable venue for hosting wedding banquets. Lovers of Shanghainese cuisine will find Shanghaiteng 1930 (Shanghai Popo Restaurant) to be a quality choice.
Hong Kong style delicacies are offered by Michelin‑recommended Trusty Congee King as well as by Tsui Wah Restaurant, the F&B outlet popular among both tourists and locals. The mall’s international cuisine choices include Western restaurant Euro Go Go, Japanese cuisine Azabu Sabo and Itacho Sushi, as well as Southeast Asian restaurant Aroi Thai.

With Temple Mall South renewing its F&B tenant mix as part of the ongoing enhancement programme, dining choices will be further enhanced at Temple Mall as a whole to consolidate its unique position as Wong Tai Sin’s dining hub.

蝴蝶街市商戶葉振邦,接手母親16年前創立的蔬果檔,趁街市裝修的新商機,將店舖擴充,分別以「好有您心」及「好好蔬菜」品牌,經營生果檔及菜檔。

葉氏說:「街市工作每天跟街坊見面,逐漸成為朋友。當年少女現已長大成人,結婚時會向我們訂製果籃,亦有老顧客榮升婆婆抱孫,到來買薑炮製薑醋,這些經歷令我感到最窩心。」
他指出,街市的全新空調環境,有利保存生果,生意亦隨客路擴闊作出轉形,加入沙律菜、日本特色生果,以及鮮榨果汁等貨品。「鮮榨果汁製作時間較長,因為街市環境舒適,顧客不介意等候,不時扶老攜幼逛街市、喝果汁。」

葉氏稱,由於顧客期望更專業的服務,自己要不斷學習,對貨品產地來源、特性、保健功效等,瞭如指掌。店舖亦開設社交平台專頁,加強顧客溝通。

Having taken over the fruit and vegetable stall founded by his mother 16 years ago, Butterfly Market stall tenant Yip Chun Pong has expanded the family business by opening two new stalls – one selling vegetables and one selling fruit – to capitalise on new opportunities at the recently renovated fresh market in Tuen Mun.

Recounting memorable experiences at the market, Yip said, “A young lady I’ve known since she was a teenager came back to order a fruit basket for her wedding. A long‑time customer returned to my stall when she needed ginger for make ginger vinegar to mark the birth of her grandson. Working at the fresh market has given me the chance to get to know the residents very well.”

According to Yip, the market’s new air‑conditioned environment helps keep the fruit he sells fresher, paving the way to remould his business by diversifying into salad vegetables, speciality Japanese fruits and fresh fruit juices. “Because of the comfortable environment, customers come more often with their family members to shop and drink juice here, and they don’t mind waiting while the juice is being made.”

To cope with customers’ rising expectations on service quality, Yip stresses the need to learn more about his products, particularly their characteristics and health benefits. He also set up a social media page for his business to enhance communication with customers.
