領展近年加入不同類別及地域市場的資產,配合原有組合,相得益彰,提高資產質素。最新收購的彌敦道700號商業項目,為旗下首個香港核心商區的零售物業,將進行全方位優化工程,發揮地利優勢,打造成為銀座式商廈,匯聚各式零售、餐飲及服務商戶。
九龍東辦公室發展項目,透過於早階段購入物業,並按照自身設計要求建成為位處香港新興核心商區的甲級辦公室資產,達致更佳成本效益。

Link has just announced its 10th set of full-year results since its IPO, completing a decade of steady growth. This remarkable achievement speaks volume about our team's ability to improve the quality of Link's assets through meaningful service and facility upgrades. Building on our core competencies in asset enhancement and management, in recent years we've made important strides to grow our portfolio through asset investment and property development.
Since Link's inception, we have turned our portfolio of community-based retail centres located in densely populated residential areas into preferred locations for tenants to build their businesses in expanding catchments. Two notable examples are the recently completed asset enhancement projects of H.A.N.D.S in Tuen Mun and Temple Mall in Wong Tai Sin, which have created new synergy by merging adjoining assets to create attractive retail environment for shoppers.
We're also enhancing the appeal and convenience of shopping and dining at our properties by modernising our fresh markets, and launching the Park & Dine mobile app, which provides real-time information on car parking space availability, as well as tenants' offerings.
Complementing this legacy portfolio is our expansion into new asset classes and geographical markets in recent years. Our first asset in Hong Kong's core retail district, Commercial Complex at 700 Nathan Road, is undergoing a comprehensive refurbishment to become a fashionable Ginza-style complex that attracts an eclectic mix of retail, F&B and service tenants.
Our office development project in East Kowloon has enabled us to improve our cost advantage by acquiring it at an early stage. It also allows us to design and build a grade-A office asset in the heart of Hong Kong's emerging second CBD.

Marking our foray into first-tier Mainland megacities, EC Mall, a premium mass-market retail centre in Beijing, and Corporate Avenue 1 & 2, a best-in-class grade-A office in Shanghai's core CBD, have opened up significant opportunities to expand our business and diversify our portfolio. These strategically located, high-quality assets have enabled us to tap into the Mainland market, which benefits from a burgeoning middle class and moves in a different cycle to the Hong Kong market.
Riding on both organic and inorganic growth, Link's dynamic asset portfolio is gradually taking shape to unlock opportunities throughout the property life cycle. As we build further on this portfolio, we are not only creating more diversified, sustainable business for the long term, but are also extending the reach of our services to achieve our vision of linking people to a brighter future.
