Link reported another year of strong growth. Link's net property income rose 9.6% year-on-year to HK$7,663 million for the financial year ended 31 March 2018, while total distribution per unit rose 9.4% to HK249.78 cents.

Chairman Nicholas Allen said that Link has already started benefitting from the improvement in retailer sentiment, introducing over 80 new brands into its shopping centres and seeing several current tenants expand their businesses to other properties in the portfolio. CEO George Hongchoy said that during the year, Link completed a record 14 asset enhancement projects and 12 fresh market upgrade projects, while divesting 17 properties for a total of HK$23 billion.

Since acquiring Metropolitan Plaza in May 2017, Link has strengthened the mall’s trade mix, introduced new tenants and improved the occupancy rate. Benefitting from a second round of leasing cycle adjustments, EC Mall’s performance has exceeded the company’s expectations. The new commercial assets in Hong Kong have both achieved key milestones: the topping out of The Quayside in Kowloon East and the launch of T.O.P This is Our Place in Mong Kok.

Link's annual energy consumption was reduced by 4.3% year-on-year, contributing to a cumulative 31.3% reduction in Hong Kong since 2010, thus marking the achievement of Link’s 20/30 vision two years ahead of schedule.


領展全年業績持續強健增長。物業收入淨額於2018年3月31日止年度,增長9.6%至76.63億港元,全年每基金單位分派總額為249.78港仙,上升9.4%。

主席聶雅倫表示,領展業務受惠於零售氣氛回暖,旗下商場引入超過80個新品牌,並有數名現有商戶把業務拓展至組合內的其他物業。行政總裁王國龍表示,年內完成14個資產提升項目及優化12個街市,並完成售出17項物業,總作價為230億港元。

自2017年5月購入西城都薈廣場以來,領展已加強其商戶組合,引入新商戶,並且提高租用率。受惠於第二個租務週期的調整,歐美匯購物中心的表現已超出預期。香港兩項商業資產亦取得重要進展─東九龍海濱匯平頂,以及旺角T.O.P This is Our Place投入服務。

香港組合的年度能源消耗量較上年減少4.3%,自2010年以來累計減幅已達31.3%,即提前兩年實現20/30節能目標。

Following the completion of an extensive enhancement project, T.O.P This is Our Place (T.O.P), Link’s first shopping mall in a core retail district, has opened its doors for business, greatly adding to Mong Kok’s energetic vibe.

Retailers in the new mall have commenced operations, including Åland, which opened its largest flagship store in Hong Kong on the basement level, with direct access to the Mong Kok MTR station. Apart from offering trendy products from over 80 Korean fashion brands, the store also features the first Åland Beauty outlet in Hong Kong, making it a conveniently located one-stop fashion and beauty hub. Also open for business are shops selling locally designed eyewear and brand-name watches, as well as a variety of cosmetics counters including Merbliss, which is making its debut in Hong Kong.

T.O.P also boasts an exciting F&B mix, including Hokkaido ramen shop Aji No Tokeidai, Osaka-style savoury pancake maker Chibo Okonomiyaki and popular tea house Momiji Chaya – opening their first outlets in Hong Kong. The basement food zone gathers renowned F&B brands such as Popeyes, Cornerstone Café by Harlan Goldstein, Khaosoi House, Lin Heung Tea House and Master Hung. Other noteworthy F&B choices include stylish Western restaurant Lab Eat and The Charcoal Room, which offers a high-quality Korean barbecue experience.

Åland全港最大旗艦店,設於商場地庫,毗連旺角港鐵站入口,提供逾80個韓國衣履品牌,更特設全港首間Åland Beauty,網羅時尚服裝及化妝品。商場亦有一眾香港本地設計眼鏡、手錶品牌,及多個美容化妝專櫃,包括初次到港的「Merbliss」。

餐飲組合主打多個非一般旺角食肆選擇,包括多間首次抵港的日式食店 ─ 來自北海道的拉麵店「味之計時台」、人氣大阪燒「千房」及日本長人龍茶屋「紅葉茶屋」。美食區網羅「大力水手炸雞」、「小巷咖啡」、「Khaosoi House」、「蓮香」、「洪師傅」等品牌。T.O.P更引入型格高貴西餐廳「Lab Eat」和迎合韓食潮流的「柞木炭家」。

Echoing the T.O.P brand’s #gowithmyflow philosophy, the mall has joined hands with Sticky Monster Lab (SML) from South Korea to host the city’s first-ever SML Expo, putting SML’s irresistibly cute monsters on display untill 10 September 2018. In addition, during the period of the international soccer tournament, T.O.P kicked up more excitement by bringing in the Nike Football Hub and T.O.P x GOAL DX Pop-Up Store, as well as broadcasting live matches for football-loving shoppers.

The newly renovated Fu Shin Shopping Centre in Tai Po brandishes an air of adventure and chilhood excitement with the introduction of playground operator Jumpin Gym U.S.A.’s largest outlet in the New Territories. It houses a host of new eateries including Dragon Delight, Hachinoheya, Mixian Sense and Da Nang. Escalators and auto doors at the main entrance were added to improve accessibility, while a new cluster of small shops, offering electrical goods, fashion and baked goods on the ground floor help enhance retail choice for customers.

The retail block of Sam Shing Commercial Centre in Tuen Mun has undergone a complete facelift to unlock the potential of its seaside location, introducing three new eateries offering Chinese, Sichuan and South-East Asian cuisines. Featuring a new oceanic logo and colour tone, the refurbished property offers a new, welcoming entrance area equipped with a glass wall, as well as a barrier-free access ramp and elevator for greater accessibility and visibility. The floor layout has also been reconfigured to maximise sea-view frontage for the dining area.

CEO George Hongchoy was the co-chair of the Experiential Retail Panel at the ULI Asia Pacific Summit. In his opening remarks, George said that instead of referring to merely physical location, the idea of convenience has evolved to mean “variety of choice” for where you shop, how you shop and what you shop for, and that retailers and landlords alike must adapt their ways to match shoppers’ changing value.
