A New Shopping and Leisure Destination in Kowloon City District
愛民邨,位於九龍中樞地段,於七十年代初落成時,英女皇曾在訪港期間到訪參觀,獲得「九龍模範邨」的美譽。附近各類型屋苑林立,居住人口超過七萬。邨內的愛民廣場及愛民街市多年來不但陪伴居民共同成長,更是區內居民採購日常生活必需品及鮮活食材的好地方。為了提升居民的購物體驗,為他們提供更多元化的選擇,最近領匯完成了投資額達1.6億元的提升工程,翻新了愛民廣場及街市,為歷史悠久的愛民邨帶來了煥然一新的新氣象。

提升配套設施 購物消費更方便
愛民商場早於七十年代中落成,其原有物業佈局及設計概念未免陳舊,場內各樓面未能有效利用,商場內的配套設施亦相對匱乏。是次工程提升了商場內的各種設施,包括增加商場內的電梯及升降機數量,貫通所有樓層及改善商場人流。此外,增設電壓房提升供電系統、增設「暢通無阻通道」設施、翻新廣場的外牆、內部裝修及設施等一系列工程也優化了商場的營商環境。

領匯項目及策劃部助理總經理韓熾東表示:「重新裝修的廣場外牆及幾個主要入口設計利用了簡潔的橫向流動線條並注入繽紛的顏色元素,加上新安裝的環保照明系統,為整體商場增添年青新一代的活力、動感及創造力,為舊有的商場平添動力。」這一系列的提升工程不但方便訪客來往商場各層購物,更提升了物業的吸引力。

新舊共融 餐飲消閒一應俱全
愛民廣場翻新後,商戶組合更多元化,近70家零售店舖涵蓋服裝、個人護理、醫務所、家居用品等居民日常必需品。除了多間老店繼續留守愛民廣場服務居民外,領匯亦引入了更多不同種類的商戶,豐富了廣場的購物及餐飲選擇。翻新後大型酒家進駐廣場,為居民提供「一盅兩件」的享受。長期空置的廣場二樓亦獲大型保齡球場承租,面積逾34,000平方呎、擁有逾30條球道的保齡球場不但加強了區內的康體服務設施,更吸引運動愛好者來訪,為社區帶來人流,注入新活力。長者安居協會亦將其總部遷入廣場,提供平安鐘及平安手機服務的24小時呼援服務。

Situated in the centre of Kowloon, Oi Man Estate is renowned as the “Kowloon Model Estate”. It was completed in 1975, and Queen Elizabeth II paid a visit to Oi Man Estate when she came to Hong Kong that same year. The neighbourhood is dominated by public and private housing estates, and the district comprises a population of over 70,000. Oi Man Plaza and Oi Man Fresh Market, both located within the Estate, have grown together with its residents and are good places to purchase daily necessities and fresh food. In order to enhance residents’ shopping experiences and offer them diversified shopping options, The Link recently completed an enhancement project with an investment of HK$160 million, bringing a new look to the historic estate.

Enhanced Facilities Bring Convenience
Oi Man Plaza was built in the early 1970's, and its outdated layout and design did not meet modern requirements – its space was underutilised and its facilities were limited. The enhancement project upgraded the various facilities within the Plaza, including an increase in the number of escalators and lifts, integrating all levels and lessening the congestion within the Plaza. In addition, the enhancement project included the installation of a voltage room to enhance the power supply system, the addition of Barrier Free Access facilities for persons with disabilities, and the refurbishment of the outer wall, interior decoration and facilities, all of which have combined to enhance the environment of the Plaza.

Dennis Houng, Assistant General Manager, Project and Planning Department of The Link, said that the newly renovated façades outside the Plaza and several designs of the main entrances leveraged lateral flow lines, injecting colourful elements into the Plaza. With the addition of these improvements, including an environmentally friendly lighting system, The Link has transformed an old mall into a functional modern retail facility. The enhancement project has not only brought convenience to shoppers, but it has also increased the attractiveness of the property.

Well-Integrated Dining and Leisure Elements
Since the renovation of Oi Man Plaza, the tenant mix has become more diversified, with nearly 70 retail outlets selling clothing, personal care products, clinical services and home appliances. In addition to a number of old tenants, The Link has also introduced a variety of new merchants that has enriched the shopping and dining options at the Plaza. For example, after refurbishment, a large Chinese restaurant now serves dim sum to the residents. In addition, the second floor, which was vacant for a long period of time, has been leased to a large bowling alley to provide over 34,000 sq ft of much-needed recreation space for residents and visitors alike. The Senior Citizen Home Safety Association also moved their headquarters into the Plaza, providing 24-hour personal emergency link services and safety phone services to the whole of Hong Kong.

具有四十年歷史的愛民邨是九龍城區的最大屋邨,而愛民商場在落成後更邀得當年的香港輔政司羅弼時爵士蒞臨為廣場揭幕。為了展現邨內的社區文化,領匯特別設立了「愛民畫出彩虹40載故事閣」,概述愛民邨的歷史,包括落成舊貌、英女皇到訪、商場開幕、以及近年的提升及優化工程等,讓公眾回顧社區在不同階段發展的面貌。

With almost 40 years of history, Oi Man Estate is the largest estate in the Kowloon City District. When Oi Man Plaza was built in 1975, Sir Denys Roberts, the Colonial Secretary of Hong Kong at the time, was invited to the opening ceremony. With a view to present the community culture, The Link set up a “Forty Years of Oi Man” Wall of Fame, completed with historical photographs, to commemorate Oi Man Plaza and give visitors a better understanding of its rich history.

作為九龍城區的主要屋邨,愛民邨的餐飲選擇在提升工程後更為豐富,連同廣場、街市及熟食檔,餐飲商戶由14增加至23戶,成為區內的大衆化美食餐飲總匯。

完成翻新後,愛民街市檔戶數目大幅提升,出租率由約50%上升至約90%。主要舊攤檔繼續營業,而新攤檔的引進亦為居民帶來更多新鮮食品的選擇。

Being the main estate of Kowloon City District, the dining options of Oi Man Plaza are more diversified after the enhancement. Together with the Plaza, Fresh Market and Cooked Food Stalls, the number of food outlets increased from 14 to 23, making Oi Man Plaza the district’s food hub.

After completion, the occupancy rate of Oi Man Fresh Market surged from about 50% to 90%. Most of the old tenants continue to operate, and the new tenants bring more fresh food options to the residents.

愛民街市在翻新前環境欠佳,商舖空置率高企。是次提升工程參考大埔大元街市的提升經驗,將愛民街市重新打造成為領匯旗下的首個通風環保街市,為區內居民帶來嶄新的購物新體驗。

規劃有序    攤檔一目了然
愛民街市原為傳統屋邨街市,舊式的設計及間隔未能吸引街坊入內光顧。為此,領匯在工程中重新規劃街市的攤檔間隔,採用前排矮檔、後排高檔的設計,提高街市的通透度,訪客從外可以對場內的攤檔種類及位置一目了然。而位處於住宅大樓地下的檔位在工程後亦重新編排,部分攤檔移入街市內營運,餘下的攤檔則全改設入口面向街外,變得更井然有序,亦吸引更多人流。

設施升級    購物更優悠
翻新後的愛民街市鋪設了防滑地面,並重整排水系統,鮮魚檔設有玻璃屏檔,令街市的環境更加乾爽整潔,方便長者及行動不便的居民光顧。領匯同時增設電壓房、提升供電系統、抽風系統,以配合檔戶營運所需。工程亦為檔戶在街市旁額外增設了貨物儲存空間,令檔戶可以充分利用攤檔作貨物展示,不需將所有貨物堆積在檔內。街市內的路標指示及攤檔招牌也都在工程後統一翻新,變得更清晰更整齊。由於愛民街市並沒有安裝空調,街市天台特地設置了天台花園,在夏天時能有效降低街市溫度2-3度,同時亦可綠化屋邨環境。

Oi Man Fresh Market was poorly maintained and had a high vacancy rate. The Oi Man enhancement project referenced the renovation work of Tai Po Tai Yuen Market and rebuilt Oi Man Fresh Market into the first green market under the management of The Link, providing residents with a brand new shopping experience.

Fresh Market Redesign
Before its upgrade, Oi Man Fresh Market was a traditional estate fresh market, and its old design and poor usage of space made it an unappealing place for residents to shop. To address these shortcomings, The Link redesigned and re-planned the space of the market, adopting varying stall heights to increase their visibility and allow visitors to see the types and locations of different stalls. Stalls located in residential buildings were rearranged after the renovation, some of them were relocated to the fresh market, and the entrances of the rest were changed to face outwards to increase footfall.

Enhancement Work Improves Shopping Experience
Oi Man Fresh Market installed non-slip floor tiles and revamped the drainage system. Glass shields were installed at the fresh fish stalls to create a more hygienic environment, making it easier for elderly and physically challenged visitors to shop. The Link also added a voltage room, an enhanced power supply system and a ventilation system to match the needs of the operation. Extra storage space was provided to the stall owners to avoid the accumulation of goods inside each stall, and signs and stall banners were renovated as well. Since there is no air-conditioning in Oi Man Fresh Market, a rooftop garden was created to lower the temperature by two to three degrees during the summer as well as provide an environmentally friendly area in the estate.

近年,商業社會積極提倡上市公司董事會的多樣化。領匯在揀選董事會成員時,會以個人能力及其專業作考慮條件,現有的董事會成員均為業界精英及專業人士,並來自不同界別,其中包括建築界、測量界、會計界、銀行界、法律界及教育界。早前,領匯委任了兩位分別來自銀行界及企業界的女士 — 陳秀梅及楊依寧 為領匯之獨立非執行董事。在《823頻道》的面談中,兩位女士分享了作為領匯董事會的看法和將為董事會帶來的多樣性。

There has been a growing call to increase the diversity of boards of directors of listed companies. Individual ability and expertise are the key considerations for appointment of members of The Link’s board of directors (“the Board”). The Link’s Board comprises industry experts and professionals coming from the architectural, surveying, accounting, banking, legal and academic sectors. Earlier this year, The Link appointed May Tan Siew Boi and Elaine Carole Young, two female banking and entrepreneurial elites, as independent non-executive directors. In an interview with Channel 823, the two ladies shared their views on serving as the first female members of The Link’s Board and the increased diversity they bring to the Board.
陳女士為渣打銀行(香港)有限公司之執行董事。她為香港聯合交易所有限公司上市委員會之成員,與及於2013年3月前,為證券期貨事務監察委員會轄下收購及合併委員會及收購上訴委員會之成員。陳女士於2013年2月1日獲委任為領匯董事會的審核委員會成員及提名委員會成員。

Ms Tan is an Executive Director of Standard Chartered Bank (Hong Kong) Limited. She is also a member of the Listing Committee of The Stock Exchange of Hong Kong Limited and before March 2013, a member of the Takeovers and Mergers Panel and the Takeovers Appeal Committee of the Securities and Futures Commission. Ms Tan joined The Link’s Board as a member of the audit committee and nomination committee on 1 February 2013.
難忘一刻
An Unforgettable Moment

陳女士於1995年仍然為嘉誠亞洲有限公司(「嘉誠亞洲」)的行政總裁。1995年一個難忘的晚上,她收到Cazenove and Co. 合夥人的電話,並獲邀於當天晚上乘搭飛機到倫敦一趟,原來公司想邀請她加入成為合夥人之一。陳女士獲悉後既驚且喜,因為於1823年成立的嘉誠亞洲為一所非常傳統的公司,在它180年的歷史當中從來沒有女性,或亞洲的合夥人。「我想我一定做了一些令他們非常滿意的事,儘管如此,我只是做好我的本分,這就是我的人生哲理。」陳女士說。

In 1995 when she was still the Chief Executive Officer of Cazenove Asia Limited, Ms Tan recalled an unforgettable day when she received a call from the Senior Partner of Cazenove & Co. (the head office). Ms Tan was asked to fly to London that night since the partnership wanted to make her one of the partners. Ms Tan was shocked albeit happy because Cazenove ﹠ Co., which was founded in 1823, was a very traditional partnership that it had never had a woman (as well as an Asian) as the partner in its history of 180 years. “I think I must have done something right that impressed them, but I just get on with doing things. This is my philosophy,” said Ms Tan.

陳女士認為現今社會上有越來越多女性擔任管理層職位,而商業世界亦同時有更多適合擔當董事會成員的女性。她相信在不久的將來,將有更多女性董事會成員的出現。有著她和楊女士加入領匯董事會,陳女士認為她們不同的背景可為領匯提供更全面的觀點和多元化的角度,以確保領匯可以更準確掌握和滿足客戶的需求,尤其女性是領匯商場的重要顧客。

房地產投資信託基金在香港的潛在發展
陳女士於金融界擁有多年經驗,她表示現時新加坡是房地產投資信託基金(「房託基金」)市場的亞洲領導者,這全賴其靈活的上市規則及稅項優勢。然而,陳女士看好房託基金在香港的增長潛力,她表示這需要讓香港房託基金有更大的靈活性去投資高收益資產,如可投資香港以外的物業。陳女士表示:「領匯是香港最大的房託基金,大部分的單位由投資者所擁有,因此領匯房託基金絕對能夠代表公眾,同時亦因此能夠引領市場的變化。」陳女士認為透過加強領匯在業內的地位,不僅能夠提高股東收益,同時亦能讓顧客受惠。

儘管陳女士工作繁忙,她同時身兼數職,於社會上擔當不同類型的職務。雖然要犧牲個人時間,但陳女士非常享受忙碌的感覺,因為她認為這表示自己能夠於每個角色上都作出貢獻,從而獲得很大的滿足感。陳女士表示:「我愛香港,因此我想為這個社會作出貢獻,令香港成為一個更好的地方。」
Ms Tan believes that more women are taking up top positions and the business world now has more “board-ready” women with the right experience. She opined that the trend of having more female board members will continue. With herself and Ms Young joining The Link’s Board, Ms Tan is of the view that their different profiles can offer an all-round view and diversified perspectives that will enable The Link to better address the needs of all customers – particularly women, who are the key customers of The Link’s shopping malls.

Growth Potential for REITs in Hong Kong
Given her strong experience in the financial sector, Ms Tan analyses that Singapore is the leader in Asia in the development of real estate investment trusts (REITs) owing to its flexible listing rules and tax concessions. Ms Tan is optimistic about the growth potential for REITs in Hong Kong if they are given greater flexibility to invest in high yield assets, such as properties outside Hong Kong. Ms Tan said, “The Link is the biggest REIT in Hong Kong, with the majority of the units belonging to individuals. It is a REIT that represents the public and therefore should be able to spearhead the market changes.” Ms Tan believes that strengthening The Link’s position in the industry not only increases the company’s share value and benefit our unit-holders, but also provides improved facilities and better shopping experience for our customers.

Despite her busy work schedule, Ms Tan wears many hats in different sectors of the community and she enjoys the feeling of being busy. Even though she has to sacrifice her personal time, she is happy that she is adding value to each role. “I love Hong Kong and I would like to give back to it to make it a better place to live,” said Ms Tan.

Ms Young is the co-founder of the award-winning serviced apartment brand Shama and has extensive experience in the hospitality industry. After Shama became part of the ONYX hospitality group in 2010, Ms Young joined as their Executive Director. She was awarded “Entrepreneur of the Year” at the prestigious RBS Coutts / Financial Times Women in Asia Awards in 2009. Ms Young joined The Link’s Board as a member of the human resources and compensation committee and the finance and investment committee on 1 February 2013.
活在當下
“Living” in the Present

雖然楊女士活在當下,但她對於將來亦會有所預備。「每個人都可以為自己訂立一個周全的計劃,但若在資源不足的情況下,現在去思考未來幾年你的成績是沒有意義的。」 楊女士說。她表示在她的業務營運過程中從來不會去想失敗或挫折。

在忙碌工作以外,楊女士亦是三孩之母。她表示她的腦袋可以隨意開關,以配合她的家庭生活及工作。當她離開家門後,她便會暫且放下家庭,埋首工作;但當她離開辦公室後,她的腦裡就只有家庭,忘卻工作。

Ms Young lives very much in the present, yet she is mindful of the future. “One can always have a very fabulous plan for the future. However, if resources don’t work out at present, there is no point to think about your achievements in the next few years,” Ms Young said. She shared that she never thinks about setbacks and failures as she runs her business.

In addition to her busy work, she is also a mother of three children. Ms Young said her mind can be switched on and off very easily to cater to her family and work life. When she leaves her house, she forgets about her home and focuses on her work. When she leaves her office, she automatically switches off from her work and be entirely with the family.

現今社會的女性主導消費市場,她們取決了六成以上的消費。楊女士說:「領匯在香港經營零售業務,因此瞭解女性怎樣購買、打算購買甚麼以及她們怎樣消費對於領匯來說都十分重要。」換而言之,上市公司加入女董事完全符合商業意識。

「對於能夠加入領匯這家特別和獨特的公司,我感到非常榮幸。我對於領匯員工自2005年以來為公司所帶來的重大變化,留下了非常深刻的印象。」加入領匯大家庭後,楊女士期望能夠協助公司發揮潛力,尋找擴大物業組合的機會。

「勇敢」為成功之路
為一個成功的企業家,楊女士認為從事自己熱衷的工作對於成就個人目標是十分重要的,「勇敢」也是成為一個成功企業家的關鍵因素。楊女士說:「年青人較易『隨心而行』,作出不同的嘗試,因為你仍然年輕,仍有充分的時間糾正錯誤。如果你有很好想法,不妨主動與人交談分享,並盡可能做足夠的研究才去實行。隨著自己的直覺和本能去走,就是通往成功的道路,因此必須迅速採取行動,抓緊任何機會。」

Consumerism is of utmost importance in this part of the world where women make over 60% of the key purchases. “With The Link running a retail business in Hong Kong, it is important for the company to understand what women wish to buy and how they wish to shop,” said Ms Young. In other words, having female board members makes complete commercial sense.

As a successful entrepreneur, Ms Young believes that passion and perserverance are the keys to achieving your goals. “Be brave” is also a very critical success factor in making a successful entrepreneur. “It is much easier to follow your heart and have a go when you are young, because you still have the time to go wrong and start again and you are not weighed down by commitments. If you have a great idea, talk to people, do as much research as possible and then follow your gut and your instincts, move swiftly and take all the opportunities that come,” said Ms Young.

領匯於今年3月首度獲選為富時社會責任指數系列的成份公司,並成為本港首間獲選的房地產投資信託基金。這次獲選進一步認同領匯實踐社會責任的努力,並與國際企業看齊,我們制定的可持續發展策略及成就受到國際肯定。

富時社會責任指數是全球最受公認的指數之一,為投資者提供一系列客觀準則,用以評估已達至國際公認社會責任標準企業的表現。這些準則包括環境保護、與業務相關人士的關係、人權及勞工權益、企業管治及反行賄等範疇。該指數其中一個主要目標是為推廣全球負責任企業守則的發展。

In March 2013, The Link became the first REIT in Hong Kong to be included in the FTSE4Good Index Series. The recognition is a testament to The Link’s efforts in corporate social responsibility and sustainability.

The FTSE4Good Index Series measures the performance of companies that meet globally recognised corporate responsibility standards and is highly regarded by investors.
赤柱廣場榮獲由 Southside Magazine 主辦的 Readers’ Choice Awards -「南區最佳購物目的地」殊榮。 Readers’ Choice Awards 是 Southside Magazine 首次舉辦的讀者選舉大獎,旨在向南區居民及其他旅客推介各項南區之最,所有得獎項目均由讀者投票選出,完全代表讀者的心水選擇。

是次獲獎進一步肯定了領匯於優化商場、提升購物環境及市場推廣等各方面的成效。

Stanley Plaza was voted “Best Shopping Destination” in Southside Magazine’s first-ever Readers’ Choice Awards, which surveyed hundreds of readers to uncover the very best of Southern District.

This award is a further testament to The Link’s achievements in revitalising shopping malls, enhancing the shopping experience and developing and executing effective marketing efforts.

The Link received three awards at the 3rd Asian Excellence Recognition Awards 2013: “Best Environment Responsibility”, “Best CSR” and “Best Corporate Investor Relations (Hong Kong)”. Eric Yau, General Manager – Corporate Finance (left), attended the awards presentation ceremony.

Organised by the prestigious Asia-Pacific regional magazine Corporate Governance Asia, the Awards are designed to recognise corporate excellence in investor communications, business ethics, corporate social responsibility (CSR), environmental practices and financial performance.
西貢區區議會復康服務工作小組與路向四肢傷殘人士協會於2012年7月至2013年3月期間,聯合進行了「西貢區無障礙設施巡查延續篇2012-2013」巡查行動,促進改善區內設施,共建傷健共融的健康安全城市。領匯於「西貢區無障礙設施巡查延續篇2012-2013」嘉許禮中獲頒「和諧共融獎」,確認公司為促進傷健平等共融所作出的貢獻。

The Sai Kung District Council and the Direction Association for the Handicapped conducted a joint inspection between July 2012 and March 2013 as part of “A continuation of Sai Kung Barrier-free Inspection Programme 2012-2013”. This joint inspection aimed to improve the barrier-free facilities in Sai Kung District and to foster social inclusion of people with disabilities. The Link was awarded the “Harmony Award” for its contribution in enhancing barrier-free facilities in its properties.

在一個名為「我的零售比你的好」的座談會中,領匯行政總裁王國龍連同其他商場的兩位行政總裁,就香港零售物業的定位,以及業界的前景和挑戰,發表了他們的寶貴見解。該三名講者所屬的企業,廣泛地代表不少香港的零售物業。這次活動是由亞太房地產協會及美銀美林聯合主辦,並有不少房地產及金融業界的從業人士參加。

王先生表示,領匯的主要特色在於其購物中心滿足著香港大概四成人口對日常必需品的需求。藉著翻新旗下商場,及提供更多有關他們購物需要的選擇,領匯讓顧客能夠在居所附近購物,而不用四處奔波。領匯的定位處於大衆化市場的必需品細分市場,而與奢侈品細分市場不同,它並沒有強勁的銷售額增長。但與中檔及高檔的細分市場相比,它的銷售額波動則是最低。
「六成的領匯購物中心,面積都少於100,000平方呎。我們正尋求推出更多零售及餐飲選擇,使顧客能有更充分理由光臨我們的商場購物。在一些情況下,我們會把面積大的餐廳重新間隔,及重新釐定大店舖的舖面面積,以騰出空間容納更多零售及餐飲選擇。」王先生說。

當以遊客為銷售目標的高檔零售商不斷擴張,把一些零售品牌擠出市中心之際,領匯能夠以其資產改善措施,迎接這個非中心化發展的趨勢。他說:「過往一直不會考慮我們購物中心的零售品牌,現在均在我們旗下的物業開設店舖。一切皆因我們經翻新後的購物中心,正切合他們的品牌形象。」

就領匯是否能夠以更快的步伐翻新旗下的商場,王先生指出現在面對的挑戰,來自市場上業界專業人員及承建商的供應短缺,以及需要在人力資源上建立足以承擔更多翻新項目的能力。

就在場人士問及有關網上零售所提供的可能性,他回應說:「我們六成的租戶都是小規模的零售商,如果將來我們可以開發出一個網上平台,讓在屯門售賣電器產品的小商戶可以透過網絡進行買賣,並把貨品發送到我們在柴灣其中一個商場給顧客的話,那就太好了。這將會是我們的夢想。」

In a panel discussion entitled "My retail is better than yours" and attended by practitioners from the property investment and research community, CEO of The Link, George Hongchoy joined the chief executives from two other shopping mall owners to offer views on the positioning of Hong Kong retail properties, and sector outlook and challenges. The firms of the three speakers represent a very wide spectrum of Hong Kong’s retail properties. The event was organised by the Asia Pacific Real Estate Association and Bank of America Merrill Lynch.

Mr Hongchoy said a key feature of The Link’s portfolio is that its shopping centres serve the daily necessities needs of about 40% of the Hong Kong population. By renovating its malls and bringing in more choices relevant to the needs of customers, The Link enables them to shop near their homes. The Link is in the mass market non-discretionary segment, which has not experienced sales growth as strong as that enjoyed by the luxury market segment, but offers the lowest volatility in sales when compared to the mid-range and high-end segments.

“Sixty percent of The Link’s shopping centres are less than 100,000 sq ft. We seek to introduce more retail and dining choices, which give customers more reasons to come to our malls for shopping. In some cases, we made room for more choices by repartitioning big restaurants and re-sizing shop front of big shops,” said Mr Hongchoy.

As retail brands are driven out of downtown areas by the expansion of high-end, tourist-oriented retailers, The Link is able to ride on this decentralisation trend with its asset enhancement initiatives. “Retail brands that would not have considered our centres in the past are opening shops in our portfolio, because our renovated centres can now fit their brand images,” he said.

On whether The Link can refurbish the malls at a faster pace, Mr Hongchoy pointed out that the challenge lay in the supply of industry professionals and contractors in the market, and building enough human resources capacity to undertake more projects.

In response to a question about the possibilities offered by online retailing, he said, “Sixty percent of our tenants are small retailers so it will be great if we can in the future develop an online platform where a small retailer selling electrical appliances in Tuen Mun can conduct business on the internet, and have the goods delivered to customers at one of our malls in Chai Wan. That would be our dream.”

領匯連續第二年參與由香港總商會舉辦的商校交流計劃,並於早前與真光女書院40位同學會面,讓同學們從另一個角度,認識領匯,體驗社會。

領匯行政總裁王國龍透過輕鬆的提問,讓出席同學瞭解到領匯與社區的緊密關聯,並簡介領匯的商業模式、使命和信念。此外,王國龍也與同學分享公司面臨的挑戰及人生道理。

隨後,人力資源總經理王兼發帶領同學們參觀了領匯的不同部門,還現場「直擊」了企業傳訊部的新聞分享會。

香港總商會自2001年起舉辦商校交流計劃,領匯之旅作為商校交流計劃的其中一站,不但加深了同學們對商業世界的認識,也讓領匯有機會聆聽年青人的心聲。

This year marks the second year that The Link has participated in the Business-School Partnership Programme organised by The Hong Kong General Chamber of Commerce. This year, The Link is paired with True Light Girls' College. Recently, 40 students from the school visited The Link to gain knowledge, business exposure and relevant job skills from The Link.

George Hongchoy, CEO of The Link, introduced The Link's business model, its mission and values, and emphasised how integrated The Link is with the communities in Hong Kong. In addition, Mr Hongchoy explained the challenges the business is currently facing. He also shared life wisdom with the students.

In addition to the leadership talk, the programme also included a visit to The Link’s head office.

資本市場主管吳文強(上圖右一)於三月初出席了由財經雜誌 The Corporate Treasurer FinanceAsia 主辦的「第二屆亞太企業融資論壇」,並參與題為「國際及本地銀行於未來融資中的角色」的專題討論。

吳文強認為,亞洲銀行已從歐美銀行中取得更多的亞洲融資市場份額。而當新的銀行進入融資市場時,企業需要更多的時間與之建立合作關係。

In early March, Keith Ng (first from right), Head of Capital Markets, joined the 2nd Annual Asia-Pacific Corporate Funding Forum as a panelist to discuss “The role of global and local banks in the future of funding”. The Forum was organised by leading financial publications The Corporate Treasurer and FinanceAsia.

Keith also pointed out that an increasing share of the Asian funding market is now being taken up by Asian banks rather than European and US banks.
