剛於年中成立的投資及企業融資部,負責主理公司的資產投資,包括收購、出售和拓展新市場,開拓商機。同時負責有關的市場調研工作,是為公司深入市場、探索新方向的勘探隊。這支新成立的勘探隊,正是由投資總監陳淑嫻 (Christine) 領軍。

Christine在房地產和基金管理行業工作多年,具備豐富的經驗及專業知識。Christine及團隊的角色,亦像資深的寶物搜尋家,以準繩的眼光在芸芸物業中找出具增值潛力的「寶玉」,與領匯其他團隊共同研究如何將其琢磨,例如尋求資產提升機會和商戶重組,將物業的價值完全釋放。

她表示,領匯已是亞洲其中一個極具規模的房地產信託基金,不過因為受香港房地產市場規模所限,在香港尋找新投資機會並不容易。「香港貨幣自由兌換、低息環境加上可靠的法制和簡單的稅務,令全球看好亞洲經濟,特別是看好中國會持續增長的投資者也對香港物業投資產生興趣;市場競爭激烈,加上香港證監會之《房地產投資信託基金守則》目前還不容許房地產信託基金買地開發建設項目,進一步增加了尋找合適投資項目的難度。」對發展本地及海外市場均擁有豐富經驗的Christine有條不紊地把其分析娓娓道來。「故此,我和團隊各成員都必須對市場非常熟悉,不斷研究市場的投資機會與潛力,為基金持續發展尋謀獻策。」

洞悉先機 發揮潛力


Christine表示,領匯是亞太區內最受國際性投資者注視的房地產投資信託基金之一,該部門會循多方面進行研究和作出建議以保持基金的相對競爭力。宏觀至全球利息趨勢和機構性房地產基金動向,微觀至地區零售數據和個別基金的業績表現和財務狀況,Christine及其團隊都需要不時深入瞭解。投資機會一旦來到,必須迅速果斷,作出建議予公司管理層和基金的財務及投資委員會考慮,方能把握好投資和開拓市場的機會,為基金單位持有人爭取理想回報。

投資項目每每需要在最緊迫時間內完成,常要洞悉和解決前所未有的問題,Christine與她的團隊共八人合作無間,她表示非常欣賞團隊團結、堅持和努力不懈的精神。Christine着意保持部門高透明度的運作模式,沒有不必要的階級制度,整個團隊共同分享信息和專業知識。她認為這樣的工作環境可以提高效率並令同事們更投入工作,要對工作保持熱情才能長期應付面對的挑戰,創造和保持優勢。


Established in the middle of this year, the Investment and Corporate Finance ("I&CF") Department is responsible for asset investment and disposal undertaken by The Link REIT and new market development. Led by Christine Chan, this team explores new opportunities and directions for the company as a prospecting unit.

Broad experience in the real estate and fund management industry allows Christine to accomplish the department's mission. Her team needs to be as insightful as an experienced treasure hunter, with an ability to identify the "gemstones" that have high intrinsic value from countless retail properties, and to explore ways, such as asset enhancement works and improvement of trade mix in collaboration with other developments of the company to unlock their full value.

Christine said The Link REIT is already a sizeable REIT in Asia. Given the limited scale of the Hong Kong property market, sourcing new investment opportunities locally is not an easy task.

"Hong Kong enjoys free convertibility of currency. Together with the low-interest environment, reliable legal system and simple tax system, investors who are bullish about Asia's economy, especially the consistent growth of China, will be interested in investing in Hong Kong's property market. The competition is very keen," Christine said. The Code on Real Estate Investment Trust published by the Securities and Futures Commission of Hong Kong, further restricts a REIT from acquiring land to develop properties. Therefore, finding suitable investment opportunities is not easy. As a result, my team has to be very familiar with the market and persistent in exploring market opportunities and potential to support the company's growth by acquisition strategies."

Understanding Market Insights to Unlock Potential



Christine said The Link REIT is one of the leading REITs in the Asia Pacific region which attracts the interest of international investors. I&CF team would conduct comprehensive research in different aspects of the market to advise the company for maintaining its competitiveness. I&CF Department keeps itself abreast of market situation, from the macro analysis of global yield trends and the movements of institutional real estate funds, to regional retail statistics and the business performance and financial status of specific funds. When the right opportunities come, I&CF Department should promptly and decisively submit proposals to the company management and Finance and Investment Committee for consideration.

Investment deals often have to be closed in the shortest time frame, and unprecedented questions and problems must be contemplated and resolved quickly. Christine and her seven professional teammates work together seamlessly to their unity, persistence and perseverance. Christine consciously maintains a high degree of transparency in I&CF Department and there is no excessive hierarchy – information and professional knowledge is shared freely among the whole team. Christine said this type of working environment enhances working efficiency and encourages participation by every team member. "Only with passion to our work, we can deal with every challenge and maintain competitiveness in the long run."

曾任職於其他房地產信託基金管理公司的Christine表示,領匯的獨特之處在於與大眾市民的生活息息相關,故此領匯會主動瞭解社區,經營上既考慮購物者同時也顧及社區人士的需要。雖然領匯團隊的努力在投資界得到廣泛認同,但眼見公眾只知領匯為單位持有人爭取良好回報,少有留意公司其實將資源充分利用後為社區建立了更好的生活環境和條件,例如大部分物業也有超過二十年的樓齡,翻新工程能為市民提供現代和舒適的消閒空間、節能環保並提高衞生情況,增加的商業活動可以提高區內就業機會,而推廣活動則為居民提供文娛節目等 。Christine希望未來更多大眾能夠認識到這點,她亦希望能夠透過更多有利公司業務發展的新機會,將領匯的競爭優勢加以發揮,得到不同持份者的欣賞。

Christine, who worked at another REIT management company previously, said the uniqueness of The Link lies in the many connections it extends to the community, which has made the company highly relevant to people's daily lives. As a result, The Link takes a proactive role to understand the community, taking consideration of both shoppers' and the community's needs in daily operation. Although The Link's effort is widely recognised in the capital market, the public's impression is shaped only by how The Link generates returns for its unitholders, not by how The Link builds a better living environment for the public by fully utilising its resources. For example, most of The Link's properties are more than 20 years old, with outdated facilities and infrastructure. The Link's renovation projects have restored many of these properties, providing the public with modern and comfortable leisure environment and equipped with energy-saving facilities and high hygiene standards. As a result there is increasing commercial activity in The Link's properties, which helps boost employment locally. Promotional and marketing events provide recreational activities for shoppers and residents. Christine hopes the public will become more aware of how The Link has positively affected their local communities. She hopes that through new development opportunities, the company will gain further appreciation of its work from its stakeholders.

服務街坊 全情投入
Serving the Community Together

領匯捐出二百萬港元,與九龍樂善堂合作,於今年年中開展「樂匯社區」樂善堂食物銀行支援計劃,資助天水圍及將軍澳區家庭到領匯旗下街市選購新鮮食物,並協助他們建立健康的飲食習慣。

近40位領匯員工身體力行,於周末到樂善堂總辦事處協助行政工作,包括預備及核對新鮮食物券,以及致電受惠家庭作滿意度問卷調查。截至八月,領匯員工為此計劃服務的累積義工時數已達到177小時,而第二階段義工服務亦於十月展開。

This year, The Link donated HK$2 million to The Lok Sin Tong Benevolent Society Kowloon to jointly launch The Lok Sin Tong Food Bank Programme, which aims to help families in Tin Shui Wai and Tseung Kwan O buy fresh food and develop healthy eating habits.

About 40 staff members of The Link devoted themselves to the programme by offering administrative support to Lok Sin Tong on Saturdays. Volunteering work includes checking and preparing food coupons, as well as conducting a telephone survey about beneficiaries' satisfaction of the programme. Until August, staff members of The Link spent a total of 177 volunteer hours on the programme. The second phase of the volunteer support initiative began in October.

領匯於去年推出「員工支援計劃」,為員工提供一系列工作及個人生活上的支援服務,例如涵蓋不同範疇的電話查詢、面談服務、推廣身心健康的課程、健康資訊錦囊等,讓員工在各方面均得到正面支援,保持身心健康之餘,更可提升工作效率。

過去十個月,已有241名員工享用過「員工支援計劃」的相關服務,其中參加推廣身心健康課程人數最多。

Last year, The Link launched the Employee Assistance Programme to offer staff physical and mental health support. The programme provides staff members with a wide range of services, both in the workplace and in their personal lives, including general enquiries, consultation, wellness courses, information sources, and more. Not only can the programme boost healthy living among The Link's employees, but it can also greatly enhance their working efficiency.

In the past 10 months, a total of 241 colleagues used the services provided by the programme, with the wellness courses being particularly popular.
