EC Mall is located at Haidian District's Zhongguancun, dubbed "China's Silicon Valley". The nation's top universities, science academies, high-tech enterprises and multi-national corporations are all within the vicinity. Serving a customer base comprising mainly tech-savvy, white-collar workers and youngsters, the property is actively deploying social media and mobile technologies to engage customers and drive spending.

Strategic Location

Adjacent to Haidian Huangzhuang Metro Station, the interchange station of Metro Lines 4 and 10, and served by numerous public bus routes, the mall's easily accessible location helps draw in strong shopper traffic. As a mid-tier shopping centre, EC Mall has enjoyed robust rental growth in the past few years, with income predominantly generated by base rent, which is less affected by fluctuations in tenant turnover.

新核心商區拓展商機

九龍東橫跨前啟德機場、觀塘及九龍灣商貿區,在政府的「起動九龍東」計劃下,正在蛻變成為中環以外的第二個核心商業區。

香港中文大學全球經濟及金融研究所常務所長莊太量教授表示:「新核心商區有助舒緩上班人流集中於中環造成的樓價壓力,除了增加香港的競爭力、吸引外資,亦節省上班交通時間。九龍東享有多項優勢,位近鐵路網絡,區內商貿活動已有一定規模;而九龍及新界東人口龐大並有多間大學,提供大量人才。」他提到,倘若更多高層官員及政府部門把辦事處遷入,附近一帶提供更多迎合企業高中層人員需求的住宅,將有助催化核心區的發展。

隨著九龍東迅速發展,區內商用物業一直錄得高使用率及租金增長。該區亦將同時受惠於啟德發展計劃,帶動居住及工作人口、旅客及經濟活動增長。領匯落實於九龍東興建甲級辦公室大樓作長線投資,在收購以外另闢蹊徑擴闊資產類別,令發展更加多元化。

起動九龍東 打造「聰明城市」

九龍東正推廣「易行」概念,方便上班一族穿梭商業區各處,當中構思包括鼓勵私營機構興建行人天橋、加強牛頭角港鐵站與觀塘海濱的連繫等。為加強區內和區外的連繫,當局正計劃以環保高架單軌鐵路系統貫通全區,更會連接現有港鐵觀塘線及日後的沙中線。

該區亦是「聰明城市」試點,起動九龍東專員區潔英於一個座談會上表示,「聰明城市」概念有助實現可持續發展宜居城市的願景。當局會探索透過建立互動信息平台,便利溝通和分享數據,改善城市和交通管理。九龍東亦將發展為低碳社區,現時區內已有14座新建大樓達綠建環評金級或以上認證。


Tapping the Potential of New CBD

Under the Government's "Energizing Kowloon East" initiative, Kowloon East, which spans over the former Kai Tak Airport, Kwun Tong and Kowloon Bay business areas, is transforming into Hong Kong's new Central Business District (CBD).

Professor Terence Chong, Executive Director of The Institute of Global Economics and Finance, the Chinese University of Hong Kong, said, "By diverting worker traffic from Central area and easing the pressure on property prices, a new CBD will not only raise Hong Kong's competitiveness in attracting foreign investments, but also save travel time to work. Kowloon East is set to benefit from its proximity to the railway network and its role as an established business area." He pointed out that if more senior officials and government departments move in, and more residential flats are provided to meet the needs of senior to mid-ranking staff of companies, it will be catalytic to the district's growth as a CBD.

As Kowloon East evolves into a central business district, its office market is seeing strong demand and stable rental growth. The district is also expected to benefit from the Kai Tak Development project, which will increase residential and office population, along with tourist and business activities. By committing to a Grade A office development in Kowloon East, which will be held for long-term investment, The Link is opening up a new way to expand its portfolio, and further diversify its asset base.

A Well-Connected, Walkable "Smart City" @ Kowloon East

To enhance inter- and intra-regional connectivity, an elevated monorail system serving the entire district has been proposed. To improve walkability in the district, new measures are being explored to strengthen the connectivity between Ngau Tau Kok MTR Station and Kwun Tong waterfront.

Kowloon East is a pilot site for "Smart City". Speaking at a forum, Brenda Au, Head of Energizing Kowloon East Office (EKEO) said that the "Smart City" concept will help realise the vision of a sustainable, livable city. EKEO will explore the possibility of establishing an information platform for communications and data sharing to improve city management and traffic management. Kowloon East is also promoted as a green community, currently featuring fourteen new buildings with BEAM Plus Gold or above rating.

領匯街市揚威海外 赴歐分享獲獎心得
Exchanging Views on Fresh Market
with International Peers

領匯街市提升項目屢獲世界大獎,其街市管理團隊經常考察海外街市,今年3月除了到英國和西班牙觀摩當地街市,亦赴巴塞隆拿出席「國際公共空間大會」,向40多個國家業界代表介紹街市提升的成功經驗。歷年考察多著重當地提升硬件的經驗,是次則從管理及推廣等軟件方面汲取靈感。

大會業界分享中,各國同業均認同與社區建立互動關係,有助把街市打造成為社區平台。領匯街市亦朝著同一方向推出嶄新服務。

業界代表相信街市可於推廣環保方面擔任重要角色。領匯街市日後會繼續透過剩食回收及轉贈等途徑,匯聚社區力量為環保出力。

歐洲街市反映當地生活色彩,往往成為旅客觀光必到景點。領匯正與旅遊業界機構商討,於旗下街市將香港深厚飲食文化推廣給旅客,令街市更添魅力。

The Link's international award-winning fresh market project team embarked on a study trip to the UK and Spain in March. They joined their peers at the International Project for Public Spaces Conference in Barcelona, where they shared their successful approach with industry practitioners from over 40 countries.

Conference participants believed markets can enhance their role as community platforms by building interactive relationship with customers. Conference participants also saw fresh markets as having a major role in promoting environmental sustainability, a view shared by The Link, which is working with green groups to reduce food waste with surplus food recycling programmes.

As this European experience proved, fresh markets are popular destinations for tourists to learn about the daily lives of locals. To introduce Hong Kong's rich dining culture to tourists, The Link is actively exploring new promotional campaigns with Hong Kong's tourism trade.

巴塞隆拿街市商販以街市為榮,考察團對此感受最為深刻。舖內陳設不但展示街市的專用圖案,檔戶員工亦帶上印有該圖案的髮夾,並自覺保持街市環境整潔。

While visiting Barcelona markets, The Link team was most impressed with the pride shown by stall tenants. Market logo patterns can be seen in stall decorations, and even in the hairpin worn by staff.

The Link's excellence in investor relations has been recognised by numerous awards in the large cap category at the first Investor Relations (IR) Awards organised by Hong Kong Investor Relations Association, including "Best IR Company", "Best IR by CEO/Chairman", "Best IR by CFO", "Best IRO" and "Best IR Presentation Collaterals". The Link was also named the winner of "Overall Best IR – Large Cap".

At the Asian Excellence Recognition Awards 2015, organised by Corporate Governance Asia magazine, The Link swept a number of awards, including "Best CSR", "Best Environmental Responsibility" and "Best Investor Relations Company". CEO George Hongchoy and CFO Andy Cheung were named Asia's Best CEO (Investor Relations) and Asia's Best CFO (Investor Relations) respectively.

領匯顧客網站獲得政府資訊科技總監辦公室頒發「無障礙網頁嘉許計劃」金獎,而旗下14個物業則列入香港社會服務聯會「無障礙友善企業/機構名單」,為同業中唯一連續兩年獲得這兩項嘉許的企業。

The Link's customer website was honoured with the Gold Award of the Web Accessibility Recognition Scheme by the Office of the Government Chief Information Officer, and 14 properties of The Link were included in the List of Barrier-free Companies/Organisations 2014/15 by The Hong Kong Council of Social Service, making it the only company to have received both honours for two consecutive years.

領匯上市以來,一直致力提升業務的抗逆力,以實現業務持續穩健增長。最新公布截至2015年3月31日止的年度業績顯示,物業收入淨額按年增長9%至56.69億港元。全年每基金單位分派總額為182.84港仙(包括酌情分派5.56港仙),較去年上升10.3%。

領匯董事會主席蘇兆明表示:「回顧年內,收益及物業收入淨額連續第九年錄得穩定增長,除此之外,我們亦作出各項重大策略部署。由於上市時注入的資產於相若的風險環境下營運,我們擴展投資授權,以涵蓋香港境外資產及物業發展,有助分散有關風險,並為旗下原有資產注入新的增長動力。」

領匯行政總裁王國龍說:「旗下香港物業組合位於市區周邊和住宅區,主要提供日常所需,預期未來一年將受惠消費穩定上升。展望未來,憑藉經擴展的業務模式以及強健的資本架構,我們將繼續發揮現有優勢,把握增長機遇,令業務更上一層樓。」

Since its IPO, The Link has been working to enhance the resilience of its business to deliver strong and sustainable growth. The final results of The Link for the financial year ended 31 March 2015 showed that net property income rose 9% year-on-year to HK$5,669 million. Total Distribution Per Unit grew 10.3% to HK182.84 cents (including a discretionary distribution of HK5.56 cents).

Chairman of the Board Nicholas Sallnow-Smith said, "Apart from maintaining steady growth of revenue and net property income for the ninth year, we took significant strategic steps during this past financial year. Since the assets injected at IPO operate within a similar risk environment, the broadening of our investment mandate to cover assets outside Hong Kong and development activities can help diversify such risk, and provide growth drivers of a different type from our legacy assets."

CEO George Hongchoy said, "In the year ahead, we expect our Hong Kong portfolio located in sub-urban and residential districts catering for daily necessities to benefit from stable growth of domestic consumption. Looking forward, with the expanded business model and our strong capital structure, we are well positioned to build on our success and capture multiple growth opportunities in the future."
