假如領展是一個人,它會是一個怎樣的人?剛於今年履新的人力資源總監吳婉芬(Phyllis)說:「領展是一個成功的短跑選手,在短短11年內創下不少輝煌成就,樹立營運模式及企業管治的優良典範;而未來的目標則是要晉身馬拉松界,在進一步拓闊業務的同時達致長遠可持續發展。」

縱橫金融界多年,Phyllis曾效力多家知名跨國機構,掌管香港、中國大陸及亞太地區的人力資源管理,更於近年創立顧問公司提供跨行業資詢服務,是甚麼驅使她接棒主管領展的人力資源部門?

Phyllis說,是初次跟公司領導層會面時,因為有見於管理層及董事會對人力資源管理的重視而決定加盟:「一般人對人力資源管理的理解是很基本的人事及行政工作,但George跟我分享,他期望這個業務範疇能成為領導層的戰略夥伴,輔助公司成長。一家百分百本地的年輕企業能有這樣的領導思維,令我十分欣賞。」

對Phyllis來說,若把員工看成公司重要的資產,人力資源管理其實跟經營一個房地產投資信託基金有不少共通點,涵蓋資產規劃(Asset Planning)、資產投資(Asset Acquisition)、資產管理(Asset Management) 、資產提升(Asset Enhancement)等工作。換言之,具策略的人才招聘、員工表現管理和培訓及發展等必不可少,更要就公司的發展步伐和變革作出相應配合。

談到領展近年積極進駐中國大陸市場,擁有豐富內地經驗的Phyllis表示,團隊首先要對當地環境有深入了解,不能將香港的一套照搬到內地。除了考慮營運環境和司法制度上的不同,也需要就文化差異作出調節。

隨著領展不斷往外擴展業務,Phyllis近月帶領下屬走訪了公司最高層管理團隊和各部門主管,找出公司現時及未來對人力資源的能力要求,制定出領展「工作質素能力」框架,羅列了與公司的日常管理和長遠發展緊扣的八大工作質素能力,如「團隊合作」、「變革思維與管理」、「以業務及目標為本」等。Phyllis表示,此舉不但旨在令團隊上下在日常工作中體現公司的核心價值和理念,也是讓外界對領展有更清晰的了解。

展望未來,Phyllis表示會持續提倡人才多元化,著重拓展人才的來源,招攬各地賢才以配合公司發展。

If Link were a person, what kind of person would it be? A successful short‑distance runner, said Phyllis Ng, Link’s new Director (Human Resources), who joined the company earlier this year. She further explained that Link had made admirable accomplishments within just 11 years, establishing good practices in its business operations and corporate governance. Now, looking towards the future, Link’s coming challenge is to become a good marathon runner, achieving sustainable, long‑term growth as its business expands.

As a seasoned human resources professional, Phyllis has experience in leading human resources management in Hong Kong, Mainland China and the Asia Pacific region for well‑known international corporations, and has established a consultancy firm offering cross‑industry advice for businesses. What drove her to join Link’s Human Resources Department?

At her first meeting with Link’s top management, Phyllis recalled, she was impressed by how much the company’s Board of Directors and senior management value human resources management. “Sometimes outsiders merely see human resources management as a simple personnel administration function, but George shared with me that he views the Human Resources Department more as a strategic partner for the management team, facilitating the company’s growth. It’s truly admirable for a young, 100% local company to have this leadership vision.”

In fact, to Phyllis, running the human resources function bears a lot of similarities with running a real estate investment trust if we see employees as important assets to the company, covering operations from asset planning and acquisition to asset management and enhancement. In other words, strategic recruitment, performance management, as well as training and development tailored towards the company’s growth and transformation are all indispensible duties of a good human resources team.

Regarding Link’s rapid expansion into Mainland China in recent years, Phyllis said going forth, the Team needed to develop a deep understanding of the local operating environment instead of simply replicating Hong Kong’s model, and it needed to adapt to business, legal and cultural differences.

To better cope with Link’s continuous growth, Phyllis and her team spoke to top management and all department heads to find out the company’s current and anticipated human resources needs. Based on these discussions, the Human Resources Department established the Link Competency Model, outlining the eight key staff competencies which serve as levers for achieving results that are linked to the organisation's business strategies, such as “Building Team and Collaboration”, “Change Management” and “Business Orientation”. Phyllis explains that the purpose is to allow not only internal staff but also external stakeholders to understand the company’s core mission and values more clearly.

Looking into the future, Phyllis aspires to enhance diversity in Link’s team, focusing on broadening the company’s sources of talent to attract prospective employees from different parts of the world to facilitate the company’s development.

減壓良方 Maximising work-life balance

繁忙的公務以外,原來Phyllis還有對各項藝術的追求,而且興趣多多,攝影、繪畫、花藝、古箏等樣樣皆精,閒時更喜歡為家人下廚。究竟她是如何在工作與生活中取得平衡呢?Phyllis笑說很感謝丈夫的支持,而她自己也習慣一心多用,並學會分秒必爭地同步完成不同的工作。

A side from her busy work life, Phyllis has developed multiple artistic talents ranging from photography, sketching and floral arrangements to playing the guzheng (Chinese zither). She also finds great joy in cooking for her family. Her key to work‑life balance, she says, is the tremendous support she receives from her husband, as well as her incredible strength in multitasking to utilise her time to the fullest.

領展員工大會於11月10日假九龍灣國際展貿中心舉行,是次員工大會主題為「連繫社區」。領展與社區的關係一直密不可分,領展的「愛‧匯聚計劃」透過捐助慈善機構開展社區項目,為兒童、青少年及長者謀求福祉,成立四年以來捐出逾3,800萬。

員工大會開始時,由行政總裁George聯同「愛‧匯聚計劃」其中的受惠機構,香港導盲犬協會的特別來賓─可愛的導盲幼犬Ginny和它的訓練員Garrick一起進場。George更戴上墨鏡,親身感受視障人士面對的困難。大會司儀提醒了員工如果在街上或在領展旗下的商場內看到導盲犬時,不要騷擾或隨意給它們餵食,以免令它們分心,從而對視障人士造成不便或危險。

為建立更共融的社區,員工大會為前線員工提供錦囊,令他們更了解並能協助不同需要的人士。大會邀請了香港傷健協會傷健學院院長Pepper胡麗敏小姐和慧欣小姐來為員工講解低聽力人士在生活上所遇到的困難。她們指出,由領展設計的圖像工具卡,印有常見查詢項目的圖像及解說,輔助前線員工與低聽力客人溝通,藉以更快捷提供所需服務及資訊。而領展「暢通無阻通道」的設施則能減少他們於生活上所遇到的困難。

領展能與社區建立密切關係全賴一班優秀的前線員工。為表揚他們,大會上頒發了「卓越服務人員大獎」、「最佳鮮活街市管理」、「最佳(鄰里)商場管理」大獎、 「最佳(都會,匯坊)商場管理」大獎和「卓越商場管理」大獎等多個獎項。恭喜所有獲獎員工和團隊!

Link’s most recent Staff Town Hall Meeting was held at the Kowloon Bay International Trade & Exhibition Centre on 10 November with the theme “Link to the Community”. Link is closely connected to the community in many ways, and a highlight of these connections is the company’s flagship charity programme, the Link Together Initiatives. The programme promotes the well‑being of children, young people and the elderly by providing funds to charitable organisations in support of their community projects. Over the last four years, the Link Together Initiatives has contributed over HK$38 million to projects throughout Hong Kong.

Led by a lovely guide dog, Ginny, and her trainer, Link CEO George Hongchoy entered the Staff Town Hall wearing dark sunglasses, allowing him to experience some of the everyday difficulties faced by visually impaired persons. Ginny is from Hong Kong Guide Dogs Association, one of the beneficiaries of the Link Together Initiatives. During the presentation, Link staff learned about the organisation and the work that it does to help the visually impaired in Hong Kong, allowing them to see first‑hand how the Link Together Initiatives makes a positive impact on the community.

To promote an inclusive community, the Staff Town Hall Meeting also included a series of training tips for frontline staff designed to help them understand and assist different people in need. Representatives from the Hong Kong Physically Handicapped and Able‑Bodied (PHAB) Association Institute shared some of the everyday difficulties faced by hearing impaired persons. They said that an image card designed by Link and printed with some common requests has facilitated the communication between Link’s frontline staff and the hearing impaired. In addition, staff learned more about how the barrier‑free access facilities in Link’s properties reduce problems encountered by physically impaired persons.

The Town Hall was also a platform to show gratitude towards frontline staff who have helped Link build a closer relationship with the community with their excellent performance. The following awards were presented at the Town Hall meeting: Best Service Ambassador Awards, Best Managed Fresh Market Awards, Best Shopping Centre Awards and Best Managed Portfolio Awards. Link’s Gourmet Bike Tour promoted cycling and gave participants the opportunity to enjoy natural wonders and historical spots in Sha Tin and enjoy tasty gourmet treats from Link’s tenants. Led by Hong Kong cyclist Jamie Wong, a group comprising 120 Link staff and members of community groups joined the event’s launch on bike, and visited a number of Link’s shopping centres to savour egg tarts, chilled bean curd and other snacks offered by tenants.

為讓公眾了解其以社區可持續發展為本的業務策略,領展於港鐵站及巴士車身推出一系列廣告,以微故事形式透視業務措施提升不同群體的生活質素。當中有視障人士受惠於商場開放作為導盲犬訓練場,有新一代因嶄新服務從小愛上到街市,有長者享用商場內坐椅及Wifi,亦有街市翻新支持商戶生意跨代承傳,每個個案都以生動手法展示為社區帶來正面的影響。

To enable the public to better understand its sustainability‑focused business strategy, Link launched a series of advertisements in MTR stations and on bus bodies, showcasing mini stories on how stakeholders benefit from Link’s various business initiatives. Among these vividly told anecdotes are the visually impaired benefiting from Link making its malls available as guide dog training grounds, young customers enjoying services at Link’s fresh market, elderly people enjoying new chairs and Wifi services in a Link mall, and the owner of a stall in one of Link’s renovated fresh markets passing the baton to the next generation.

If we were to give the year 2016 a theme, it would be “advancement through challenges” for Link.

Looking back at the past year, we have made a lot of important strategic steps and have also seen some of our earlier efforts coming to fruition: we became the Asia’s first property company to issue a green bond, made our first acquisition in Hong Kong’s core retail district and received recognition for our asset enhancement and development projects. It is also to our delight that our charitable Link Together Initiatives, as well as our Park & Dine mobile app and wide range of marketing activities, have received international accolades.

Meanwhile, throughout this year we have also received much media attention and feedback from the community at large, especially during the heated Legislative Council election period. We treasure every piece of such feedback, approving or critical, as they all serve to highlight the inalienable connection between our business and the community, and remind us to continuously fulfill our brand promise “We Link People to A Brighter Future”.

Entering our second decade, Link’s team will strive to strengthen communication with all our stakeholders while remaining steadfast in pursuit of our corporate vision of serving and improving the lives of those around us.
