「泊食易」全港首推手機支付泊車費

Link has introduced Hong Kong’s first mobile parking payment function through the Park & Dine app, in partnership with nine leading e-payment service providers, including Alipay HK, Android Pay, Apple Pay, JETCO, MasterCard, Octopus, PPS, Visa and WeChat Pay, taking the customer experience to the next level.

As a first step, Link is piloting the new service at six car parks at Temple Mall and Lok Fu Place, with plans to extend service coverage to over 35 car parks with hourly parking in the coming two years.

In addition to real-time information on parking availability, the brand new “E-Parking” function will enable drivers to access the car park and pay parking fees by scanning a QR code via mobile phones. Drivers can also use the app to redeem e-coupons for free parking perks.


領展與支付寶香港、Android Pay、Apple Pay、銀通、萬事達卡、八達通、繳費靈、Visa 及微信支付九大電子付費機構合作,在旗下手機應用程式「泊食易」推出「電子泊車」服務,成為首個兼容電子支付及泊車功能之手機付款平台。用戶只要一機在手便可尋找泊車位、換領泊車優惠、以至繳費,過程輕鬆方便。

目前,領展已將這項全新功能於旗下黃大仙中心及樂富廣場六個領展停車場試點率先推行,並計劃於未來兩年將服務擴展至逾35個領展時租停車場。

「泊食易」除了提供各停車場的實時車位供應資訊外,全新的「電子泊車」功能讓駕駛人士只需掃描手機內的二維碼(QR Code)便可出入停車場,並能透過數碼交易平台繳付泊車費,同時以電子優惠券換領取泊車優惠。

Link’s asset disposal strategy leverages market forces to accelerate the enhancement of its legacy portfolio. In the latest disposal exercise, the largest since Link’s IPO, 17 properties were sold to a consortium led by Gaw Capital Partners for a total consideration of HK$23 billion, representing a 52% premium to their appraised value. Hubert Chak, Link’s Director of Finance, shared his experience regarding this disposal exercise.

Hubert said, “This exercise was unlike the previous rounds in that the portfolio size was much bigger and the assets were packaged as a bundle, enabling us to tap into the strong appetite for a sizeable asset portfolio in Asia among institutional funds and local corporates. Having two investment banks and a property agent as our advisors in this exercise also gave us access to a wider universe of investors. All these factors contributed to the overwhelming interest from international and local investors.”

Of the significance of the deal, he said, “The transaction has strengthened our position to further improve the quality of our portfolio through new investment, and helped lift the valuation of our investment properties.”

Hubert said, “In selecting the successful buyer, we have considered the potential buyers’ experience in managing retail assets and their long-term intentions in respect of the properties. We believe that Gaw Capital Partners has the required experience and a qualified team to manage retail properties in Hong Kong to a high standard.”


領展資產出售策略是透過發揮市場力量,更快改善原有的商場組合。最近一次的資產出售涉及17項物業,為上市以來最大規模,物業以230億港元售予由基滙資本為首的財團,作價較估值高出52%。領展財務總監翟廸強(Hubert)分享是次資產出售的經驗。

Hubert說:「是次資產出售跟之前幾次甚為不同,不單是組合規模更大,更將物業打包出售,正好迎合基金及本地企業對亞洲區大型資產組合的投資意欲。由投資銀行及物業代理擔任顧問,讓我們接觸到引更廣泛的投資者。這些因素都有助取得國際及本地投資者的熱烈反應。」

就交易對公司發展的重要性,他表示:「是次交易強化我們透過新投資提高投資組合質素的能力,並有助提高旗下投資物業的估值。」

Hubert說:「選擇買家時,我們考慮了準買家於管理零售資產方面的經驗,以及其對物業的長遠意向。我們相信,基滙資本擁有經驗和高素質團隊管理有關零售物業,並可提供高水平的管理服務。」

The Link First Generation University Student Scholarship has supported 370 students who are the first university students in three generations of their families. Link has also helped over 1.3 million people in need through surplus food collection at over 90% of its fresh markets in the past four years.

This year, Link launched two TV commercials that focus on these initiatives, using a warm, humorous and light-hearted approach to highlight how Link contributes to community well-being through its charity and community programmes. The campaign includes TV commercials and print advertisements, posters on buses as well as digital and social media videos.

Following a major facelift, TKO Market, Link’s Destination market in Tseung Kwan O district, offers a wide range of shopper-friendly features, including a sizable, high-ceiling main entrance, low-rise stalls, bright LED lighting, and newly refurbished washrooms.

The new design further enhances the permeability and visibility of the market, allowing shoppers to locate their favourite stalls at a glance. Tile murals created by local artists bring a European touch to the market which now boasts a number of second-generation stall owners offering seafood, pork, fruit, tea and children’s clothes.

Another renovated fresh market, the floral-themed Heng On Market Food Garden has taken on the mystique of a "secret garden" and showcases 80 stalls, including dry and wet areas, as well as a food corner for late-night eats. Run by single-letting market operator Uni-China, it is also the first market in Hong Kong to accept payment by both Octopus card and "O! ePay".





領展位於將軍澳區的TKO街市完成優化工程,引入多項方便顧客的設施,包括擴大主要入口、翻新洗手間、並且採用矮檔設計及明亮節能的LED燈。新佈局設計提升街市的通透度,令視野更開闊,攤檔一目瞭然。場內更設有由本地藝術家創作的歐洲風格壁畫。多個街市商戶第二代亦投身街市行業,於TKO街市經營海鮮、豬肉、鮮果、茶及童裝等行業。

以花卉為主題的恆安市場Food Garden完成翻新後,讓人恍如置身「秘密花園」,更引入80個商鋪,除乾、濕貨區,更特設雲集地道美食的小食區,方便夜歸一族。恆安市場更是全港首個同時提供八達通卡及八達通App「O!ePay好易畀」二維碼付款的街市。

The refurbished centre has greatly enhanced its facilities, including adding a baby care room and washrooms, installing new ramps and a stairlift to offer wheelchair users access from Ching Tak Street.

Offering Chinese, Western, Japanese, Korean and other cuisines, the mall’s new roster of speciality restaurants features popular brands including Gyuhachi Shabu Shabu & Sukiyaki Restaurant, MeokBang Korean BBQ & Bar, Pepper Lunch, Kousoku Genki, Karayama, Grove Café and Kam Kee Café.

On the retail front, the south wing has created a new retail cluster on the ground floor housing a number of small shops, including jewellery retailers and snack outlet Yiu Fung Store.
