Link’s portfolio-wide implementation of the asset management model has enabled assets to be run from the owner’s perspective, enhancing operational efficiency. Having served at Link for over eight years, Andy Cheung, a senior executive well versed in the company’s back- and front-end functions, took up the newly created role of Chief Operating Officer this year to oversee the project & development, property management, legal & company secretarial, and IT teams. Charged with enhancing Link’s hardware and software, Andy is helping to strengthen team collaboration and unlock the full potential of the asset portfolio by drawing on his wealth of experience and insights.

On the mission of his new role, Andy said, "Property assets are like athletes taking part in international competitions, and the project & development and property management functions are the coaches tasked with keeping the assets in top form and optimising the customer experience through service and facility enhancements. The fact that we were able to quickly put in place various preventive measures and emerge from Super Typhoon Mangkhut relatively unscathed underlines how prepared and resourceful our well-trained teams are. When running our properties, we set our sight on international standards. Our inclusion in major sustainability indices is testament to our strong performance in sustainability globally. For our new projects, we strive to achieve leading green building standards, including LEED and BEAM Plus, and the results of our energy saving measures are particularly noteworthy."

With regard to the digitalisation of Link’s operations, he noted, “Information technology can assist in shopping centre operations at different levels. As an example, to provide better services and as part of our long-term operational strategies, we are deploying cloud technology that enables our teams to retrieve, share and analyse data, and facilitates communication among colleagues.”

As an executive director and COO, Andy attaches great importance to the communication between the board and management. “Management’s regular updates are useful to the board in formulating strategies and deliberating on major decisions. Management also needs to have a clear grasp of the board’s directions for effective execution. In running our business, we stay committed to accountability and transparency to uphold good corporate governance."

Before joining Link, Andy served at major real estate and construction companies operating in Hong Kong, mainland China and Southeast Asia, with a focus on greenfield development and stable assets. Andy has been a valuable asset as Link continues along its business growth path.

“In recent years, Link has expanded to new asset classes, geographical markets and property development – major business moves that have won endorsement from the investment community,” noted Andy.

"Our team has been very effective in creating asset value and executing new business strategies, which has enabled Link to make major progress in a short span of about 10 years. The team's ingenuity and passion are what have impressed me the most. Being able to join this wonderful team and achieve business breakthroughs together, while growing professionally with the company along the way by building on my own management skills, has been most satisfying."


領展近年全面推行資產管理模式,全力以資產擁有人的角度管理資產,提升營運效益。作為領展資深管理層之一的張利民(Andy)效力公司逾八年,對於前線以至後勤職能瞭如指掌,今年出任領展新設的首席營運總監一職,負責督導項目及發展、物業管理、法律及公司秘書,以及資訊科技部門,掌管領展硬件及軟件提升,以其廣闊視點及專業經驗協助加強團隊協作,發揮資產組合最大潛力。

對於新崗位的使命,Andy說:「領展的物業就像參與國際比賽的運動員,項目及發展以及物業管理兩大職能是其教練,致力透過提升服務及設施,優化顧客體驗,固本培元。超強颱風山竹襲港期間,物管團隊迅速實施防風預案,大大減低物業受損程度,全賴團隊訓練有素,應變力強。資產營運以國際標準為基準,其可持續發展表現位居全球前列,不但獲納入主要可持續發展指數,新項目亦取得LEED, BEAM Plus 等綠色建築認証,而旗下物業節能措施成效則尤為出眾。」

領展亦積極推展業務數碼化。Andy指出:「資訊科技對商場運作不同層面均有幫助,例如雲端技術的應用,方便團隊取得、分享及分析資料,有利同事之間的溝通,以便提供更優質的服務及支持長遠營運策略。」

身兼執行董事及高級管理人員的Andy指,董事會及管理層之間的溝通十分重要。「管理層定期向董事會匯報業務情況,協助董事會制定策略、商議重大決策。管理層並且要清晰了解董事會提出的策略方向,方能有效落實。推展業務時,領展亦致力實踐具問責與透明度及有效的良好企業管治。」

Andy加盟前曾服務大型房地產及建築企業,主力香港、內地,以至東南亞等市場的新建項目及穩定資產,其經驗於領展大派用場。「領展近年進軍新資產類別及地域市場,並且參與物業發展,業務經歷巨大變化,出色表現深獲投資界認可。」

他指出:「團隊費盡心思為資產增值,推展業務策略游刃有餘,令領展短短十年多取得長足進展。同事們的創造力及幹勁令我印象最深刻。能夠帶領團隊不斷突破創新,精益求精,自己的視野及管理技巧亦不斷提升,與公司同步向前,實在與有榮焉。」

An avid gym-goer and runner who once represented the company in the Hong Kong Marathon "Leaders Cup", Andy is eager to recommend the benefits of physical exercise to colleagues.
