With an extensive shopping mall and car park portfolio under its management, Link has always endeavoured to maintain top property management standards. On 1 April 2020, Link officially established Link Property Management Services Limited (LPMSL), a wholly owned subsidiary of the corporation, to oversee all of Link’s Hong Kong property management functions. In this issue of Channel 823, William Lai, Link's Director of Property and Car Park Management and Managing Director of LPMSL, introduces this establishment journey.

Seamless Employee Transition

“The new organisation has been set up to address the Government’s licensing regulatory requirements. Besides, it is common for corporates to designate a subsidiary responsible for property management. The set-up has, hence, been well accepted by our colleagues,” William explains. “Their only concern is whether they are still eligible for their 10-Year Long Service Awards if they are transferred to the new subsidiary.” In fact, all employees transferring to LPMSL are entitled to the same compensation, benefits, employment terms, work locations and, of course, Long Service Awards as well.

Making Every Detail Count

“The subsidiary only came to life with the full-fledged support and collaboration of various departments, such as Legal, Finance, Business and Information Technology, Human Resources and Corporate Affairs,” notes William. “We strove to accommodate views from different department stakeholders to refine our operational model and to ensure all departments are fully aware of the issues.” Link also arranged a briefing session spanning over two days with roughly 40 to 50 employees in each session to explain LPMSL’s future direction and to clarify any queries regarding employee transfers.

Cultivating Young Professionals

Looking ahead, William also aims to attract more young talents to join the industry. “The professionalisation of the industry has undoubtedly offered more career opportunities. At the same time, this higher entry threshold also offers a greater array of training and development opportunities.” On top of that, he believes Link’s uniquely positioned business, built on an extensive retail and office asset portfolio coupled with diverse exposure to corporate clients and tenants, will allow young professionals to sharpen their business acumen and develop a competitive edge.
