邁向上市十周年,領展配合業務發展採用新名字及標誌,以助拓展內地市場版圖,並且更加清晰展示我們致力成為世界級房地產投資及管理機構,服務社群並提升其生活質素的抱負。全新名稱「領展」(英文:「Link」)象徵我們致力發展業務,提升專業管理。

繼購入歐美匯,我們8月再下一城,收購上海企業天地1號樓及2號樓,延續策略方向提升資產組合。此優質辦公室物業位於上海核心商業區內著名新天地發展項目,是我們首個辦公室項目以及首個上海投資。

過去數年,我們一直積極準備投資中國內地,去年年初,更得到基金單位持有人批准,擴大投資策略至香港以外地區。進行上述兩項投資之前,我們已研究了90多項物業。我們致力拓展業務,並審慎執行策略,把握合適投資時機,得以成功收購此兩項物業。

業務模式更新,發展物業、投資辦公室項目、進軍內地等新方向的落實,標誌發展新台階,更可讓團隊精益求精,令投資組合更形多元化,可望受惠於不同地產市場的增長周期。

領展將繼續以可長期提供收入的資產為業務重心。零售組合主攻供應日常生活所需的社區商場;辦公室投資則著眼於位置優越的優質資產。藉著維持強健的資本結構和信貸評級,我們為潛在投資做好充足準備,投資將謹慎進行,以期能長遠創值。

香港業務一直展現優良的抗逆力,仍會是業務焦點所在,並將繼續探索各類機會提升服務及控制開支。

為了讓公眾更加認識新品牌,一系列的宣傳計劃和活動逐步開展。隨著業務領域拓展,全新企業形象的推出,領展團隊將繼續邁步向前,令業務更上層樓。

As we plan to celebrate the 10th anniversary of Link's IPO later this year, we have re-energised our corporate identity to facilitate our Mainland expansion, and to articulate our vision of being a world class real estate investor and manager that serves and improves the lives of those around us. Our new name "Link"(Chinese: 領展) symbolises our determination to develop our business and enhance professional management.

Following our successful acquisition of EC Mall in Beijing, we acquired Corporate Avenue 1 & 2 in Shanghai in August, marking the continuation of our strategy to enhance our asset portfolio. Located in the Xintiandi area in Shanghai's core CBD, this premium mixed-use property is our first investment in an office property and our first project in Shanghai.

We have been actively preparing for investment in Mainland China in the past few years. Early last year, with our unitholders' approval, we expanded our investment mandate to outside Hong Kong. Before committing to the two investments above, we looked carefully at over 90 projects in China. The two new acquisitions are the result of our dedication to business expansion and careful execution of strategy to capture the right timing.

New directions — including property development, investment in office asset, and expansion into Mainland China — signify a major step forward for our business model, as well as the diversification of our portfolio mix to gain exposure across the different property cycles.

Going forward, we will continue to focus on long-term income generating assets, targeting shopping centres that serve the non-discretionary spending segment and premium office assets positioned in prime locations that enjoy strong demand. While staying selective in evaluating potential investments to create long-term value, we maintain a strong capital structure and credit ratings to capitalise on new opportunities as they rise.

With respect to our Hong Kong business, which has demonstrated strong resilience over the years, it remains our main focus of investment. We continue to explore new ways to enhance our services and contain expenses.

To raise public awareness of our new identity, we are also launching a number of outreach programmes. As we further expand business under the new brand, we will continue to build on our strong momentum and take Link to new heights.
