主席蘇兆明自2007年加入領展董事會,帶領公司取得亮麗成績,見證公司轉變,在此值得紀念的時刻,他以獨特的視角,回顧團隊的歷程,展望將來。

蘇兆明指出,領展以成為世界級房地產投資及管理機構作為抱負,有助員工奮進向前,放眼未來。

「高遠的目標就如無盡的地平線,可望而不可即,給人永不止息的前進動力。領展以國際水平為標準,讓團隊聚焦前方,攀得更高,並深信工作永遠有做得更好的空間。」

「這些年來,領展對實現抱負表現出色。員工、董事會和投資者均有廣泛共識,公司正朝著正確方向發展。比對十年前,今天普羅大眾更加意識到我們的工作所創造的價值。」

這跟成立初年受到接踵而來的政治壓力,團隊經常忙於撲火,有著強烈對比。

「十年後的今天,政治上爭議現已大致平息,公司亦建立了專業勤奮的強大團隊。只要我們處事專業公正,遇上不盡不實的政治指責,大可處之泰然。」

談到於領展最令他欣喜的成就,蘇兆明提到,他一直在董事會層面倡議活化街市,其後有關設施陸續優化,帶來舒適方便的購物體驗,同時為商場吸引更多顧客,凝聚社區。

「這對大眾日常生活有正面影響。由於每個街市都有其地區特色,由提升後的街市可見,旗下物業並無變得千篇一律,而是繼續保持獨特個性,滿足顧客不同需求。從大眾的意見反饋來看,街市活化深受社會各界肯定。」

蘇兆明擅用比喻闡述想法,他把公司進軍內地和地產發展業務,比喻作單車手必須不斷踩動腳踏,以防失衡跌倒,故此身處變化不居的市場,絶不能故步自封。

「無視中國市場的發展,畫地為牢,將業務限於單一城市之內,才是風險之所在。我們現在只是在同一國家內更多的城市投資,仍然十分專注。新收購的內地資產位置優越,長遠可在不同的物業市場周期提供價值。」

對於九龍東辦公室發展項目,他表示:「有關項目讓我們創建坐擁地利的辦公室資產,作為長期投資,跟物業發展商建成樓宇用作出售的經營模式不能同日而語,我們並無變為發展商。九龍東作為香港新興核心商區,假以時日將發展為香港的金絲雀碼頭(位於倫敦)。這個項目得以成為旗下投資之一,皆因我們決定把業務擴展至物業發展。」

他指出,領展推出新品牌,對外既有利與持分者溝通,對內亦可激勵團隊。

「企業品牌訊息需要呼應公司所做的一切。我們努力不懈提升設施、商戶組合和客戶服務,已累積大量優化工作的成果,此時透過重塑品牌可有效地讓大眾了解我們的抱負及業務果效,亦為考驗團隊能否繼續追求共同目標提供重要參考準則。」

對於自我提升、生活及工作之間的平衡,蘇兆明亦與員工分享其精闢見解,並指出箇中要點是處事秉持專業盡責的精神,並掌控人生方向,找出自已感到滿足的事業道路。

「工作是生活一部分,需要帶來滿足感,而事實上,工作要令人感到充實愜意必需有適度挑戰性。人的身體因為缺少壓力而疏於鍛鍊,勢必越加虛弱,接上一件有難度的工作,一份自己努力嘗試之前從不相信能夠勝任的工作,不但可以帶來滿足感,更可磨練品格。一生中不斷追尋這種富有建設性的挑戰,就是生命最美好的部分!」

Chairman Nicholas Sallnow-Smith, who has led the company to its remarkable success since joining Link's Board in 2007, reflects on Link's progress over the years and looks to the future from his unique vantage point.

According to Nick, Link's vision of becoming a world-class real estate investor and manager is keeping staff members looking at the horizon, rather than down at their feet.

"A horizon is always at a distance. One never gets there. Setting our sights on an 'aspirational' goal that benchmarks against international standards helps us look forward, reach higher and recognise that there is always more to be done and better ways to do our work." he said.

"Over the years, Link has made substantial progress towards its vision. There is now strong consensus among staff, Board members and investors that the business is heading in the right direction. The public is now more aware of the value of what we do than ten years ago."

This is far cry from the early years, when, facing massive political pressure, the company was always in fire-fighting mode.

"We have come to a point where political criticisms have largely subsided and we have built a strong professional team committed to doing the best they can. As long as we are doing our work professionally, we can be confident when faced with criticisms that are uninformed and politically motivated."

When asked about the achievement which has most pleased him at Link, he noted the revitalisation of the fresh markets, for which he pushed strongly at the Board level, has not only improved the individual facilities themselves, but has brought more customers to the shopping centres in a community-deepening way.

"This has impacted positively on people's daily lives. Since each fresh market has its local characteristics, these projects have demonstrated that far from becoming faceless, uniform facilities, our properties are maintaining their uniqueness in catering to customer needs. Judging from the public feedback, these markets appeal to the whole community."

Nick likes illustrating his ideas with metaphors. Likening Link's latest moves of entering the Mainland market and property development business to a cyclist who has to keep pedaling to avoid falling off, he said that we cannot afford to stand still when the world is changing.

"What is risky is to stay within one city, regardless of what is happening in China as a whole. We are simply investing outside the city within the same country, so the level of change to the business is very measured. These newly acquired Mainland assets are well-located and will deliver value over the long-term property cycles."

Commenting on Link's office development project in Kowloon East, Nick said, "We are not becoming a developer, building properties to sell, which is the mainstay of a developer business. We are creating our own strategically located office asset for long-term investment. As the city's emerging CBD, Kowloon East will become the Canary Wharf of Hong Kong. Our decision to undertake development enabled us to access this important site."

Link's new brand serves the twin purposes of communicating to our external stakeholders and motivating the internal team, he noted.

"The brand message needs to be congruent with what the company is doing. Backed by many examples of what we have done to enhance our facilities, retail mix and customer services, the rebranding enables people to understand our vision and business initiatives better. It is also a valuable reference point from each of us to test whether we are remaining true to our collective goal."

Nick's advice for staff members on self-improvement and work-life balance is to stay professional in one's work and to take charge of one's life by going on a career path where one finds fulfillment.

"As a part of life, work needs to be fulfilling and, in fact, it may need to be challenging to be fulfilling. If the body is not stressed, it grows weaker, so taking on a hard job, one that you never think you can do before trying, can be fulfilling and character building. As one goes through life, one needs to find that constructive challenge all the time. It is the best part of life!"
