領展踏進另一個十年發展階段,新任主席聶雅倫於四月履新,帶領團隊再闖高峰,展開發展新一頁。

聶雅倫在港服務逾30年,熟悉香港及海外房地產行業及受規管事業,並效力多間著名上市公司的董事會,經驗豐富。

他表示:「二月加盟領展董事會以來,多次到訪香港及內地物業,跟員工和商戶會面交流,並深切了解到領展團隊確實為行業及社區帶來新景象,並與各方持分者緊密聯繫,合作無間。」

「領展朝著清晰抱負積極推展業務,團隊專業能幹,給我印象最深。上任後首要的工作,將會是建基首十年的良好勢頭,與董事會及管理團隊通力合作,優化及落實發展策略,帶動業務增長。」

「領展力求審慎推展業務,讓股東回報持續穩定增長,這有賴低風險及低波幅的資產組合策略。近年完成多宗策略性收購後,業務變得更為多元化,減低於單一市場經營單一類別資產的風險。團隊擅長於房地產的管理、提升及投資,以及與持分者共建關係,這個核心優勢將繼續發揮重要作用,為投資組合增值。」

As Link embarks on its next decade of growth, Nicholas Allen took up Link's chairmanship in April to lead the company through this exciting new chapter.

Mr Allen has been based in Hong Kong for more than 30 years, and possesses in-depth knowledge of the real estate industry and regulated business in Hong Kong and overseas, having served on the boards of high-profile publicly listed companies.

"Since joining Link's Board in February, I have spent my time visiting and meeting staff, tenants and communities across our properties in Hong Kong and Mainland China," said Nick. "From these exchanges, I've gained a deeper understanding of the transformational work of Link's team, and the strong ties we've cultivated with a broad spectrum of stakeholders."

"I'm deeply impressed by a business that has a clear vision and strong execution abilities. An important part of my work will be to build on Link's remarkable success in its first decade, working with the Board and the management team to set and execute strategies for the business," he said.

"At Link, we are prudently growing our business to offer steadily increasing returns to our unit-holders. This commits us to a low-risk, low-volatility portfolio strategy. Through strategic acquisitions, in recent years we've strengthened and diversified our business to mitigate the risks of operating in a single market and asset class. We will continue to leverage our core strengths in asset management, enhancement, investment, and relationship-building to optimise the portfolio's value."

Nick also praised Link's Board of Directors for the strong role it has played in Link's success, as well as its balance of skills and experience. "Our Board is the centrepiece of our strong governance culture, which will gain further relevance as we extend our business capabilities. We'll continue to build an effective Board that brings the right skills and expertise to the business, and provides the transparency and strategic oversight needed to excel in an increasingly challenging operating environment," he said.

Link's dedicated team is what sets it apart from its peers, says Nick. "Our team has a solid focus in creating value through customer-driven services and innovative ideas. This is accompanied in equal measure by a strong commitment to responsible business practices."

「泊食易」手機程式自去年10月試用以來,深受用家歡迎,最近夥拍六大集團合作夥伴全面提升服務,將多項功能推展至全線物業,其商戶資訊在本港同類應用程式中最為廣泛。

「泊」車轉乘港鐵優惠

領展首度推出泊車轉乘港鐵優惠,顧客凡下載「泊食易」程式,於六個鄰近港鐵站的指定商場泊車後轉乘港鐵,每日最高可獲贈7小時免費泊車優惠。

駕車往商場 輕鬆便捷

「泊食易」用戶更可隨時得知領展旗下停車場位置及可供泊位數量,並由衛星導航前往;假如車位已滿,會自動推薦十個附近停車場以供選擇,並提供藍芽記錄,省卻尋找車位時間。

網上輪候入座功能 美「食」點評

該程式的遙距取票輪候入座功能,擴展至15個領展商場,除了現有六間稻香酒樓外,還增加客家好棧、稻香超級漁港、翠園及必勝客等食肆。利用手機索取籌號後,將得知最新排隊狀況,以便適時到達,充分利用等位時間。

「泊食易」的「飲食指南」功能將連繫由騰訊國際業務部開發的飲食指南應用程式「iPick」,就逾八成領展商場食肆,提供食評、餐牌、美食照片等詳盡資訊,選擇餐廳更為便利。

免費 LINKwifi 服務 上網話咁「「易」

領展商場將分階段由和記環球電訊提供免費無線上網(LINKwifi)服務,首階段十個商場包括樂富廣 場、赤柱廣場等已準備就緒,顧客可享每日30分鐘免費Wi-Fi服務,「泊食易」用戶更可享60分鐘服務。

Since its trial run in October 2015, Link's Park & Dine mobile app has enjoyed tremendous popularity among users. The app is now expanding its features, teaming up with six leading brands to showcase the greatest variety of information available among comparable apps in Hong Kong.

Seven hours' free parking for 'Park & Ride' users

The 'Park & Ride Scheme' offered by Link provides discounted parking to people travelling on the MTR after parking at specified Link car parks. From June 2016, users of the Park & Dine app who park their cars and shop at six designated Link shopping centres may enjoy free parking of up to seven hours if they take the MTR from these locations.

Hassle-free parking with on-the-spot information

The app also provides useful parking updates and information, such as real-time reports on the number of available spaces at all of Link's car parks, suggestions on facilities with spots available, as well as route navigation.

Extended e-queuing for easy dining

Park & Dine's e-queuing service has expanded to include 15 of Link's shopping centres. On top of the existing six Tao Heung restaurants, the service has added Hak Ka Hut, Pier 88, Jade Garden, and Pizza Hut to restaurants offering the convenience of e-queuing. Diners can use the app to get their reservation number remotely, with real-time queuing status updates, enabling them to make the most of their time as they wait for their seats to become available.

Find favourite restaurants and dishes with 'iPick'

Park & Dine's dining guide has also been integrated with the popular 'iPick' dining app, developed by Tencent's International Business Group. Covering over 80 per cent of restaurants at Link's malls, customers can conveniently select where they wish to eat through online reviews, menus and photos.

Enjoy one hour of free Internet

The app's users will also be able to access 60 minutes of free Internet at all of Link's malls, as we continue to roll out free wireless Internet services ('LINKwifi') through Hutchison Global Communications. The service is already available at ten Link shopping centres, with coverage served by 1Gbps optical-fibre backhaul to offer a high-speed Wi-Fi experience. With 30 minutes free for all users each day, the service will include an additional 30 minutes for Park & Dine users.

領展旗下物業遍及全港多個地區,為更有效率營運物業,做到持續以客為本,領展最近增設資產管理專責部門,由現時5位資產管理經理分別督導20項零售物業及2項商業項目的營運及發展,以全方位角度審視其運作,加強部門之間溝通和協調,以提升管理效益,創造價值。

資產管理(香港)總監江寶欣(Peionie)表示:「公司資產管理相關職能,包括租務、物業管理等,已取得一定成績,並會繼續其優良服務。新管理模式旨在於現有良好基礎上精益求精。資產經理負責旗下物業的整體表現,以擁有者的角度出發,透徹了解商戶及顧客的要求和期望,準確分析物業發展需要,為優化營運出謀獻策,並與相關部門合作推展策略計劃,做到開源節流,達至最大經濟效益。」

團隊正探索不同的增值機會,例如研究將商場部分用量較低的洗手間轉作商戶專用洗手間,並按需要調整開放時間,除了可方便商戶,亦可將管理資源集中在用量較高的設施,提升服務水平。

助理總經理(資產管理)馬志剛(Tony)由租務部轉到新團隊,他表示:「商場營運決策環環相扣,如引入商戶不只著眼於租金收入,還須考慮對用電、資源管理,以至可持續發展的要求等等。新團隊以商場擁有人的角度作出考量,有利於資產的長遠發展。」

Peionie指出,團隊會把優化運作的經驗總結歸納,訂出最佳範式,讓其他物業可以借鑑。新資產管理模式如效果理想,日後將推廣至更多領展物業。


Link's new dedicated asset management team has been established to further drive customer focus and enhance efficiency across Link's vast property network. Tasked with overseeing the operations and development of 20 retail projects and two commercial projects, five asset managers will conduct a complete review of the assets' operations, aimed at increasing collaboration between different departments, and boosting efficiency and value.

Peionie Kong, Director of Asset Management – Hong Kong, said existing asset management functions, such as leasing and property management, are already performing well. "The new asset management team will add to this strong foundation," said Peionie. "With direct responsibility for the overall performance of Link's assets, the asset managers will foster a thorough understanding of both tenants and customers' expectations to determine development needs, to come up with new initiatives to improve operational efficiency, and to support their roll-out by working with relevant teams," she said.

As an example of the many enhancement opportunities under review, the optimisation of washroom use may include adjusting the opening hours of certain facilities, or turning them into tenant-only services so more resources can be applied to higher usage washrooms for better service standards.

Link's Assistant General Manager ( Asset Management ), Tony Ma, who joined this new team from the leasing team, said, "Business decisions are interdependent. When bringing in a new tenant, we do not just look at income. The additional requirement for electricity and management resources, and sustainable development must also be carefully considered. By looking at issues from the owner's perspective, we hope to facilitate decision-making that promotes the asset's long-term development," he said.

Peionie added that the new asset management team will turn their experiences in improving operations into best practices for other assets to use as reference. If this new model works well, it will be extended to more properties in Link's portfolio.

天盛街市完成全面優化後,現已開業,樓面擴充逾倍至超過17,000平方呎,攤檔數目超過110個,讓天水圍居民可一站式購買廣泛種類食材。

Following a major facelift, Tin Shing Market has reopened to residents of Tin Shui Wai district, offering a one-stop shop for a broad array of market produce.

Specialised gourmet section

Doubling in size to over 17,000 sq. ft. with over 110 stalls, the market has added specialised gourmet food sections to its assortment of healthy fresh food ingredients. 連續第十年 錄得增長

領展上市十年以來持續提升社群生活質素,營造充滿活力的零售體驗,成就亦見於穩步上升的業績之中。物業收入淨額於2016年3月31日止年度,增長14.9%至65.13億港元,全年每基金單位分派總額為206.18港仙,上升12.8%,標誌領展連續第十年錄得增長。

領展資產管理董事會主席聶雅倫表示:「儘管市況波動,領展全年業績繼續保持穩健增長,成績令人鼓舞。我們致力以嶄新技術及管理運作創造價值,秉持可持續及負責任商業操守,成功將旗下零售物業打造成購物熱點,深受購物人士及商戶支持。隨著領展於年度內落實收購內地兩項物業,並投得位於香港核心商區的旺角商業項目,一個多元化的物業組合正在形成。」

Since its IPO ten years ago, Link has been striving to improve the lives of those around us, and create vibrant retail experiences. Its performance in delivering value is also reflected in the latest set of financial results. Link's net property income rose 14.9% year-on-year to HK$6,513 million for the financial year ended 31 March 2016, while total distribution per unit rose 12.8% to HK206.18 cents, marking the tenth consecutive year of growth.

Nicholas Allen, Chairman of the Board of Link Asset Management, said, "I am pleased to report another strong set of annual results despite the prevailing marketplace volatilities. Our focus on creating value through innovative technologies and management practices, complemented by our commitment to sustainable and responsible business practices, has enabled us to transform retail properties into the preferred choice for shoppers and tenants. This past year has also seen a dynamic and diversified portfolio taking shape at Link, as we acquired two properties in Mainland China and won the tender for a commercial complex in Mong Kok, a core retail district of Hong Kong."

George Hongchoy, Chief Executive Officer of Link Asset Management, said, "At the end of its first decade, Link continues its strong performance that underpins the solid foundation for its future growth. The year under review was active and productive, seeing us capitalise on a number of unique and high potential investment opportunities, and launch our new brand, which is critical in guiding and steering the organisation in the years to come."

We have started the foundation works for the commercial development project on Hoi Bun Road in Kowloon East, which is one of the first commercial projects in Hong Kong to be registered as a WELL Building Standard project, apart from targeting HK-BEAM Platinum and LEED Platinum certification.

Completion of the acquisition of the Commercial Complex at 700 Nathan Road, our first asset in core retail district of Hong Kong, took place subsequent to the financial year end in April. The asset will undergo a full-scale renovation to convert into a modern retail podium and tower, leveraging on Link's expertise in asset enhancement and mass market retail leasing.

領展「泊食易」手機程式在「2016香港資訊及通訊科技獎」最佳流動應用程式消費方案組別獲得優異證書。而領展顧客網站則連續第三年獲頒由政府資訊科技總監辦公室及平等機會委員會合辦的「無障礙網頁嘉許計劃」銀獎。

Link's Park & Dine App won the 'Certificate of Merit' in the category of 'Best Mobile Apps ( Consumer Solutions )' at the Hong Kong ICT Awards 2016. At the same time, Link's newly revamped customer website secured the Silver Award for the third year in a row under the Web Accessibility Recognition Scheme, co-organized by the Office of Government's Chief Information Officer and the Equal Opportunities Commission.

At the 12th Annual J.P. Morgan Global China Summit in Beijing, CEO George Hongchoy joined corporate leaders, government officials, and industry experts to discuss the economic outlook and business opportunities in China. As the panel speaker at the "CEO Dialogue – Property Positioning" session, he shared Link's experience in enhancing its asset portfolio and positioning the business for long-term growth.

Link hosted the Hospital Authority's '25th Anniversary Community Roving Exhibition' throughout its malls to help convey important messages about health to local communities. Link's CEO George Hongchoy joined the Secretary for Food and Health, Dr Ko Wing-man, and Hospital Authority Chairman, Professor John Leong, to officiate the exhibition's opening ceremony at Lok Fu Plaza.

領展物業管理及營運總監胡志平出席政府資訊科技總監辦公室舉辦的「攜手共建Wi-Fi.HK」活動誓師儀式,展示領展對免費公共Wi-Fi服務的支持及參與。領展旗下商場的高速Wi-Fi工程將分階段進行,為顧客提供每日30分鐘免費高速Wi-Fi上網服務。

Director of Property Management & Operations, Gordon Wu, attended the Office of the Government Chief Information Officer's 'Building Up Wi-Fi.HK Through Collaboration' pledging ceremony, demonstrating Link's support for free public Wi-Fi services in Hong Kong. Link is progressively introducing high-speed Wi-Fi to its shopping centres, offering daily 30-minute free wireless Internet access to all patrons.
