耗資港幣2億,於去年年底完成資產提升工程後的良景廣場,給人耳目一新的感覺,現已蛻變成為屯門區內街坊的一個消閒購物聚腳點。

良景廣場外型呈回力標形狀,主要由兩座建築物組成,並由一條天橋相連接,場內有大量樹木成蔭、半開放式的休憩空間。負責統籌此項目的領匯高級項目經理黃立炘指出:「良景廣場整項翻新工程貫徹『環境共有建築』概念,把建築物當成一個有機體來看,讓建築物跟自然環境完全融合協調。項目工程最大的挑戰是需要帶動場內人流之餘,亦要盡量保留原有的建築結構,貫徹公司的可持續發展概念,並揉合現代綠色環保設計,與周遭環境相融和。」


環抱自然景觀 打通商場南北二樓

良景廣場翻新工程由劉榮廣伍振民建築師事務所(香港)有限公司負責設計,設計時要注入綠色元素,將原有的外牆拆除,利用玻璃幕牆及天窗由室外空間引入大量自然光線到中庭及露天平台位置。為配合環保,外牆、露天平台及戶外庭園等,亦加設環保物料,如環保木製長櫈,打造偌大綠色露天園林廣場及庭院,在設計時保留商場多棵老榕樹,營造休閒郊野寫意氣氛,長櫈更可作為觀賞商場舉行的文娛藝術推廣活動時或平日休憩乘涼的觀眾席。

值得一提的是,為優化商場設施以營造更佳的購物體驗,翻新後的良景廣場亦在公共空間和商舖內增設空調設備和完善照明系統,走廊通道變得更加光猛,而且撥備大量資源添置13條扶手電梯、育嬰室和全面提升暢通無阻通道設施貫通多個樓層,方便區內居民和訪客,亦有效帶動商場人流,為商戶帶來商機。


逾百間零售商舖 購物消閒不假外求

透過善用空間及將間隔重新規劃,有效優化商戶行業組合,翻新後的商戶數目大幅攀升8成至120餘個,出租率達97%。除了保留多間陪伴居民成長的店舖,如開業廿多年的祥景茶餐廳、金發麵包和彩姿美容等,另外還成功吸引更多各行各業的大小商戶進駐,涵蓋餐飲食肆、時尚服飾、家品百貨,以至銀行服務等,一站式滿足本區居民生活所需,並創造區內就業機會。

After the completion of the HK$200 million asset enhancement project in November last year, Leung King Plaza has become a new focal point for shopping and leisure in Tuen Mun District.

The manager of this project, Cullen Wong, Senior Project Manager of The Link Management, described the project:
“Leung King Plaza, a boomerang-shaped shopping mall, is made up of two blocks of buildings connected by a bridge. With abundant greenery and a semi-open area, the challenge is to boost footfall in the shopping mall whilst preserving the historical structure and making it harmonious with its surroundings in line with The Link’s sustainable practices.”


Integration with the Natural Environment as well as Improved Circulation

The Leung King Plaza asset enhancement project was designed by Dennis Lau & Ng Chun Man Architects & Engineers (HK) Limited. The project was designed around an “eco-plaza” concept with green features, abundant natural light, and an extensive landscaped piazza. All existing trees in the mall’s public spaces were well preserved, and new timber decking, benches and planters helped integrate the mall into the natural environment.

The addition of 13 escalators after renovation improved traffic flow, while barrier-free access (BFA) measures made the mall accessible to everyone in the community. A particularly welcome feature was the introduction of air-conditioning in common areas and shops.


Hundreds of Retail Shops Provide Self-sufficient Community

A more efficient layout has allowed for a broader mix of tenants as well as greater shop visibility. The number of shops has increased by more than 80% to over 120, and the occupancy rate has reached 97%. The trade mix includes tenants of various sizes and types, ranging from popular eateries, fashion boutiques and home furnishing stores to banks. This revamped tenant trade mix will meet the daily needs of nearby residents and has created job opportunities for the local community.

為社區可持續發展出一分力,領匯於2012年7月的週年大會上獲通過成立慈善及社區參與項目,將相等於每一財政年度之物業收入淨額當中最多百分之0.25的款項,撥入名為 「愛‧匯聚計劃」的項目,資助社福或慈善機構為基層長者及青少年提供的服務,實踐領匯「服務社群並提升社區人士生活質素」的抱負。

領匯於早前舉行新聞發布會,向公眾宣布計劃正式成立,並同時宣布委任香港社會服務聯會旗下的WiseGiving為計劃的諮詢顧問及慈惠合作夥伴。

計劃會集中資助兩類服務對象,包括提升居住於領匯鄰近社區的長者及弱勢社群的福祉,以及支持兒童及青少年的教育、培訓及發展服務,使長者老有所依,過充實及有尊嚴的生活,並讓兒童發揮所長,在健康的環境下成長。WiseGiving已開始向社聯旗下超過400名會員機構、以特惠租金租用領匯物業的社福機構及其他合資格的慈善機構發出通知,邀請他們申請此計劃。

為鼓勵員工的支持和參與,領匯在籌備期間邀請同事參與計劃的命名比賽,領匯「 愛‧匯聚計劃」是由超過 130個建議名字中挑選出來。「愛‧匯聚」這個名字,清晰反映出領匯致力將愛心及關懷伸延到社區每個角落,加強對社區的支持。此外,領匯會鼓勵員工參與未來受惠慈善項目的義工活動及探訪,實行全程參與,一同體驗、一同成長。
To support sustainable development of the communities in which The Link operates, a special resolution was passed at the Annual General Meeting held in July 2012 to contribute an amount of up to 0.25% of the company’s net property income from the previous financial year to charity and community engagement.

A press conference was held earlier to announce the launch of the programme and the appointment of HKCSS WiseGiving Limited, a subsidiary of The Hong Kong Council of Social Service (HKCSS), as consultant and partner.

The initial service focus of the programme, named “The Link Together Initiatives”, will support the well-being of the elderly and the disadvantaged as well as education, training and development of children and youth services in communities where The Link operates.

WiseGiving has started to invite the 400 agency members of HKCSS, all welfare organisations that are tenants of The Link's portfolio and other relevant non-government organisations to submit applications.

To encourage the involvement of staff, The Link invited employees to participate in the naming competition for this charity and community engagement programme. We will continue to encourage our staff to participate in the projects sponsored by The Link Together Initiatives, including volunteer activities, site visits and other joint events.

今時今日,逛商場已成為香港城市生活中不可缺少的一部分,商戶提供的服務,從飲食購物到消閒娛樂都一一包攬。市民在形形式式的商場渡過不少時光,商場本身的環境,包括設計、清潔、空調、照明等等,均直接影響顧客的體驗。如何把以上各種設施好好管理,持續營運,並提升能源效益,成為了物業管理的一項重要使命。

全港規模最大之樓宇自控系統 中央管理商場環境
作為全港擁有及營運最多商場的管理公司,領匯於2010年展開的「領匯能源管理方案」,其中一環,便是為旗下商場引入具國際專業水平的樓宇管理系統,並覆蓋旗下位於港九新界69個備有空調商場內的95個製冷及送冷設施 ;又設立全新的統一控制中心,以便有效控制各個商場的室內環境,銳意全面為顧客提供更舒適可持續的商場購物體驗。

有別於以往分區調控,以及由人手操作冷氣設施開關的做法,新的樓宇管理系統集多項功能於一身,配合室外天氣情況,監控室內環境,尤是耗能最高的製冷設施、風櫃、燈光等等設備。除了在每個商場獨立收集及分析運行數據,透過雲端傳送到位於黃大仙鳳德商場的統一控制中心以外,更會自動就數據作出「診斷」,在某設施運作超過特定標準時發出警報,當值的監控人員亦可即時透過系統遙距作出適當的調控。

現時,樂富廣場、大元街市、華心商場及何文田廣場之製冷及送冷設施已百分百配備樓宇自控系統。領匯將於2015年前,致力引入該系統至轄下之所有物業,同時發展更全面的長遠能源目標和計劃,及制定明確的能源管理守則,在業界中引入最新技術及設施,履行其企業社會責任。

Striving to Create a Comfortable and Sustainable Shopping Mall Experience
Nowadays, shopping malls have become an essential part of our urban life in Hong Kong. Because shoppers spend a lot of time in shopping malls, it is important that the interior environment is comfortable.

First of its Kind in the Industry
As part of “The Link Energy Management Programme” launched in 2010, The Link introduced a world-class building management system for its 69 air-conditioned shopping malls with 95 chiller plants throughout Hong Kong last year. A new central control centre was set up to effectively control the indoor conditions of the shopping malls.

The new building management system contains a number of integrated functions. Operational data on each shopping mall is collected and analysed independently and then transmitted via the cloud to the central control centre in Fung Tak Shopping Centre for automatic diagnosis. If a facility is found to be operating outside its normal range, an alarm will go off and a staff member will immediately make the necessary adjustments via remote control.

Lok Fu Plaza, Tai Yuen Market, Wah Sum Shopping Centre and Ho Man Tin Plaza are now 100% environmentally controlled. The Link will work to extend this building management system to all shopping centres by 2015.

How the System Operates:
  1. 當前面的車輛出閘時會有紅外線掃瞄
    Infrared sensors will scan when the first car exit the gate

停車場內每一個車位只佔7.8呎乘16.6呎的地面空間,地方雖小,看似管理容易,但箇中所需的學問,卻非想像中來得簡單。為讓車主能安心停泊他們的愛驅,領匯一直不斷尋求不同的方法,以提升旗下停車場保安設施、停泊環境及服務的質素,其中於去年年底逐步引入的「防止跟車尾系統」,更創業界先河,為全港首家採用此系統的停車場管理公司。

現時領匯擁有及管理全港共178個停車場,提供超過80,000個泊車位,為車主提供安全的停泊環境是最為必要的。為進一步加強防範車輛盜竊,領匯特別於現有的保安系統上額外加裝「防止跟車尾系統」,以便有效追蹤有關失車,涉及投資金額約320萬港元。

設有新系統的停車場出口閘門兩旁設有紅外線感應器,並連接至停車場控制中心的電腦軟件,如兩架車輛在少於20厘米的距離同時離開閘門,提示警報將以手機短訊或電郵形式立刻通知當值的控制中心職員,以便加快追蹤有關失車。

現時已經有105個領匯停車場閘口安裝此系統,預計於2014年首季將全面引入領匯所有的停車場。

With a view to ensure that car owners can park their beloved cars safely, The Link has been exploring different ways to enhance its car park security measures. Last year, The Link was a pioneer in rolling out the Car Park Tailgating Detection System (“CPTDS”) in Hong Kong.

The Link owns and manages a total of 178 car parks in Hong Kong, providing over 80,000 car park spaces. As such, a safe parking environment is of vital importance. As vehicle theft has become more prevalent in Hong Kong, The Link has begun installing CPTDS at its car parks in addition to the existing security system at an investment amount of around HK$3.2 million in order to track missing cars effectively.

The CPTDS features infrared sensors on both sides of the exit gate of the car park, which serve to alert the staff in the control room of the car park if 2 cars exit at the same time at a distance less than 20cm. This expedites the process of tracking the missing car.

Currently, there are 105 car parks owned by The Link that have installed the system. It is expected that all of The Link’s car parks will have the system installed by the first quarter of 2014.

Groundbreaking Professional Training Initiative with the Hong Kong Polytechnic University
近年香港商場及零售業發展一日千里,對商場管理人才需求日趨殷切,但目前為有關人士 而設的專業課程供應十分有限。有見及此,領匯牽頭與香港理工大學高級管理深造學院聯 手開辦「商場管理行政文憑課程」,為商場管理行政人員提供全港首個達研究院程度的專 業培訓課程,進一步提升領匯的商場管理質素,讓服務更臻完善。

具領先視野 首創碩士學分認可
這個創新及獨一無二的課程遁3個「I」的方向發展,包括:跨學科 (Interdisciplinary):將房地產學系及會計金融學系的課程融合,成為獨一無二的商場管理課程。創新 (Innovative):聘請專業應用教授,並希望引入更多為政府、商界、金融、會計等各界所熟識的專業人士,以提供更宏觀的知識。國際化 (International):邀請多位於理論、應用、環境等各方面均有深入了解的國際專家,提供專業的知識,進而帶領香港、內地,甚至亞太區的商場發展。

此外,課程突破性地與理工大學其中4科碩士學位課程取得認可進行學分轉換,學員修畢課程後,可豁免部分學科,繼而修讀相關碩士學位課程。

靈活彈性上課 理論實務並重
此課程強調靈活彈性,容許學員以單元形式報讀,最長可達2年,完成一共8個單元的學員,則可獲頒認可課程文憑,學員亦可將所學即時應用於日常工作中。首屆的「商場管理 行政文憑課程」共有43名員工獲公司推薦就讀此課程,公司更全數資助他們的學費,投資金額約380萬港元,每年均會有新一批的同事入讀。

In view of the current lack of sophisticated training programmes in the city for shopping mall management, The Link, together with the Institute of Advanced Executive Education of The Hong Kong Polytechnic University (“PolyU”), has launched “The Link Executive Diploma Programme in Shopping Mall Management”, the first programme of its kind in Hong Kong at the postgraduate level.

Pioneering Approach to World-Class Training
Aimed at providing executive education at the management level to professionals, the programme follows a 3 “I” approach: it is interdisciplinary and innovative with an international perspective. It is also the first programme in Hong Kong that allows credit transfer for four of the master courses at PolyU. Participants who have successfully completed the programme can apply for course exemption and can continue to take relevant master degree programmes.

Flexible Learning Emphasizing Theory and Practice
This programme is highly flexible, allowing participants to enrol and get credits for individual courses or modules throughout the two-year period. Participants who have successfully completed all eight modules will be awarded an accredited diploma certificate.

A total of 43 staff members have been recommended and fully subsidised by the company to enrol in the first “The Link Executive Diploma Programme in Shopping Mall Management”. The company’s investment totals approximately HK$3.8 million.

領匯榮獲2012香港公司管治卓越獎─持續發展卓越獎,此獎項由香港上市公司商會與香港浸會大學公司管治與金融政策研究中心合辦,旨在推動香港上市公司持續提升公司管治水平。圖為行政總裁王國龍(右) 在頒獎禮上代表公司接受獎項。

The Link was awarded the Sustainability Excellence Award under the Hong Kong Corporate Governance Excellence Awards 2012 organised by the Chamber of Hong Kong Listed Companies and the Centre for Corporate Governance and Financial Policy – Hong Kong Baptist University. George Hongchoy (right), Chief Executive Officer, received the award on behalf of the company.
領匯榮獲香港會計師公會主辦的「2012最佳企業管治資料披露大獎」非恒指成份股(大市值)組別的白金獎及最佳進步獎。這個獎項極具認受性,並深受財金業界人士、專業團體、公眾及企業管治界別人士的推崇。首席財務總監張利民(中)代表公司領取獎項。

The Link was awarded both the Platinum Award and Significant Improvement Award in the Non-Hang Seng Index (Large Market Capitalisation) category of the Hong Kong Institute of Certified Public Accountants’ prestigious 2012 Best Corporate Governance Disclosure Awards. Andy Cheung, Chief Financial Officer (middle) received the award at the presentation ceremony.
領匯在香港生產力促進局與公民教育委員會合辦的「香港企業公民嘉許計劃」中獲頒「企業組別」的「 企業公民嘉許標誌」,以表揚公司在履行社會責任方面的規模及成效。企業發展總經理丘兆祺(左三)代表公司於頒獎典禮上領取獎項。

The Link received the “Corporate Citizen” award logo in the Enterprise Category of the 3rd Hong Kong Corporate Citizenship Program jointly organised by the Hong Kong Productivity Council and the Committee on the Promotion of Civic Education. Eric Yau, General Manager - Corporate Development (third from left) received the award on the company’s behalf.
領匯旗下的赤柱廣場、樂富廣場及大元街市, 於由香港經濟日報主辦的「我最喜愛商場選舉 2012-13」,分別榮獲「最佳觀光購物商場」、 「最佳大學生歡聚商場」及「最具特色購物商場」的殊榮。市場策劃及推廣主管黃端華(左八) 代表公司接受獎項。

Stanley Plaza, Lok Fu Plaza and Tai Yuen Market won the “The Best Sightseeing Shopping Centre”, “The Best Shopping Centre for University Students to Gather” and “The Extraordinary Shopping Centre” respectively at the “Love to Vote – Shopping Mall Awards 2012-2013” organised by the Hong Kong Economic Times. Hilda Wong, Head of Marketing (eighth from left) received the awards on company’s behalf.
