Link’s asset enhancement (AE) programme is a major initiative to better align a key part of Hong Kong’s retail infrastructure with shoppers’ evolving expectations. Brian Chuang and Max Wong, Co-Heads of Project and Development, who are charged with overseeing Link’s AE initiatives and asset development opportunities, said Link’s extensive retail property portfolio offers ample opportunities to create value for nearby residents and the greater community.

Brian said, “Owing to years of wear and tear and various design issues, many properties in our legacy portfolio were in sore need of an upgrade in our early years. There was a lot we could do in terms of hardware improvements to enhance their user-friendliness and appeal. This was, as it turned out, a very fulfilling process professionally.”

Citing Wo Che Plaza as one of his favourite AE projects so far, Max said, “What makes it so unique is that in spite of the very limited time and resources, we managed to give the property a complete facelift.”

The process of remoulding retail assets is fraught with challenges. Max pointed to the vigorous approval process the projects have to undergo internally and externally, while Brian noted the arduous task of bringing together the perspectives of different stakeholders to arrive at an AE plan incorporating both aesthetics and functionality. To come up with out-of-the-box design solutions that take into account local needs and circumstances, the team has drawn inspiration from study tours in Europe, North America, Japan, Taiwan and South-East Asia.

Testament to these efforts in delivering lasting value to shoppers and tenants is a growing list of award-winning AE projects. Recounting his experience with some noteworthy projects, Brian said, “Lok Fu Market, which took only five months for a complete makeover, represented a key turning point for fresh market innovation, and helped open a new chapter for the whole industry. The significant makeover of Stanley Plaza was marked by some very bold steps, like replacing the amphitheatre’s opaque cover with a glass canopy and adding children’s playground equipment shaped like a Chinese junk. Nearly seven years on since project completion, these iconic facilities remain well loved by visitors and locals alike. ”

Noting Temple Mall North and South as another success for the Project and Development team, Max said, “In this project, we had to overcome the difficulties of undertaking a large-scale, complex AE project in phases, while minimising the impact on the various tenants still in business.”

The recent team reorganisation has enabled colleagues to build on their strong suits and enhanced teamwork. “Our team now possesses a wide range of complementary skill sets, ranging from design to compliance, and from works management to repair and maintenance. Together, we’re more ready than ever to rise to the challenges ahead,” Max noted.



資產提升計劃為領展主要業務措施,旨在令作為香港零售基建重要部分的物業設施更能迎合購物者不斷變化的期望。領展項目及發展聯席主管莊思培(Brian)及黃漢強(Max)負責監督領展的資產提升項目及資產發展機會,兩人均認為領展旗下龐大零售物業組合,提供大量機會為鄰近居民及社區創造價值。

Brian表示:「於公司成立早年,旗下原有組合內的物業因屬舊式設計,並且經多年耗損,硬件方面有很多改善空間,令設施更加以用者為本、更具吸引力。事實證明,這個過程在專業上亦帶來很大的滿足感。」

Max指出,禾輋廣場是他最為滿意的提升項目之一。「最難得的是,儘管時間及資源十分有限,我們仍能把物業全面優化。」

對於重塑零售資產過程中所遇到的挑戰,Max認為,優化項目方案要通過內
外部門審批,屬於難度較高的一環,而Brian則指出,匯集不同持分者觀點,令提升方案兼備美感及實用性,亦極具挑戰。團隊曾經到歐洲、北美、日本、台灣及東南亞等地考察取經,讓設計突破固有框框,並且切合本地需求及環境。

團隊為購物者及商戶締造持久價值的卓越成績,見於不斷有更多資產提升項目獲得獎項嘉許。 Brian分享當中一些優化經驗:「樂富街市僅於五個月內完成全面優化工程,標誌街市創新的轉捩點,為行業打開新一頁。赤柱廣場優化後完全改頭換面,有賴團隊果敢創新,例如利用玻璃天幕代替半露天劇場昔日不透光的上蓋,並加設形如中式帆船的兒童遊樂設施。項目竣工近七年以來,這些標誌性設施依然深受遊客及市民喜愛。 」

Max提到,黃大仙中心北館及南館是項目及發展團隊的另一成功之作。他說:「項目困難在於其巨大規模及複雜性,須分階段進行,同時要把對場內多個營 業中商戶的影響減至最低。 」

團隊近期進行重組,進一步實現人盡其才,加強同事相互合作。 「由設計至合規,由工程管理至維修及保養,團隊人才濟濟,優勢互補,較以往更具實力駕馭挑戰。」Max說。

Overseen by Max and Brian respectively, The Quayside in Kowloon East ─ Link’s first commercial development project, and T.O.P This is Our Place in Mong Kok ─ Link’s first commercial asset in core retail district, are two new projects departing from the usual mall renovation model. “Being a joint venture project, The Quayside has given us valuable experience in project management, as it requires ironing out the project details with our project partner Nan Fung Group, which is in charge of the construction works, and a good partner to work with, and ensuring effective communication flow between our internal teams and the partner,” Max explained.

Brian said of T.O.P, “This full-scale renovation of an existing building has shattered our records. In the span of a mere five months since acquisition, we completed the project design and contract tendering to enable site works to get underway. We put together a compact interdepartmental team for key decisions, and came up with numerous features to enhance accessibility inside and around the property, including adding a number of new escalators and opening an underground entrance directly linking the MTR station.”

領展首個商業發展項目 ─ 海濱匯,以及領展首個核心零售區商業資產 ─ T.O.P This is Our Place,分別由Max及Brian監督,兩個項目均突破常見的商場改造模式。Max解釋道:「合資項目海濱匯給予我們寶貴的項目管理經驗。主理項目建築工程的南豐集團,是良好的項目合作夥伴 。我們既須跟夥伴協商項目細節,亦要確保公司不同部門與夥伴之間保持有效的溝通及互動。」

對於T.O.P,Brian 表示:「這個項目對整棟大廈進行徹底優化,是我們創記錄之舉。項目收購後僅僅五個月,優化方案及工程招標已就緒,讓工程得以迅速展開。我們組成精銳的跨部門團隊,負責各項重要決策,並引入多項措施令物業內外暢通易達,包括加設多條自動扶手電梯,並且開通直接連繫地鐵站的入口。」
