餐廳食肆為回饋長者,免費派早餐、送點心,已不算新事。沙田瀝源邨盛記麵家,定每月農曆十六為敬老日,老闆張文強(B哥)每次招待過100位長者在店內嘆茶吃麵,不單提供魚蛋麵、雲吞麵和牛腩麵三款麵食任選擇,還會送贈來自不同機構的禮物。派麵行動已超過一年多,他的善心吸引不同公司的禮物贊助,還有一班熱心的義工,每月自動請纓幫忙,當中還包括港台DJ車淑梅。

這天是正月十六。盛記麵家早上7時便開始向排隊的長者派籌。有位婆婆年紀太大站不穩,瀝源商場職員馬上端來椅子,讓她坐下… …

8時多了,看到車淑梅出現,她熟絡地與長者們寒暄:「又見到妳啦!」「今朝幾點來排隊呀?」「又這麼早?下次不要再那麼早了!」長者們見到車淑梅都興奮地拉著她雙手,跟她聊天。

「今天特別為您們預備了利是,是我和另一位義工的利是錢。數目其實不多,希望從少便鼓勵他們要懂得施予及分享。」車淑梅笑著說。

店內,盛記總動員為每月一次的免費派麵活動做好準備。七位來自「香港傑出義工會」的朋友及領匯商場職員,一齊幫忙照顧輪候的長者。「每位義工負責照顧三位長者,先安排他們就坐,然後為他們點選麵食,接著還有玩遊戲送禮物的環節…」聽到B哥有條理地逐一打點。

今次派麵正值正月十六,大約9時半,義工們安頓好長者坐下點麵,不一會,長者們便享受到一碗碗熱騰騰的麵。快要吃完之際,言談風趣的車淑梅便發起跟長者們玩遊戲、送獎品。禮物其實是由不少善心人交給B哥轉贈長者的,讓他們既有麵吃,又有利是和禮物,開心過年,滿載而回。

這個早上,盛記麵家為做這項善事,座無虛席的坐滿了長者。有些食客不知就裏,來到盛記,郤沒有接待他們的地方。一家小小的麵家,為做善事,生意也暫放一旁。

當問到老闆B哥做善事的原因時,他說︰「我住附近禾輋邨,生活所費有限,可以為老人家做一點事。」他憶述盛記是父親於1956年創辦,約30多年前搬到現址瀝源邨富裕樓地下。「我們幾兄弟姐妹都在麵家幫手,大家都不算富有。每月送麵,花費不多,但長者們郤感到快樂及被關愛。」

盛記麵家並無堂皇的裝修,場內的佈置包括書架、屏風、檯椅、牆上的裝飾等,都是被棄置的物料重用。B哥說︰「我開心因為我所做的可以感染善心的機構和有心人,他們有錢出錢、有力出力、有禮物出禮物,大家一齊回饋長者。」

It is not exactly extr aordinar y that some restaurants and food stalls express their care and gratitude to the elderly through free breakfast and dim sum. Shing Kee Noodles, located in Lek Yuen Estate, has been in business in Shatin for more than 50 years. This restaurant has designated the 16th day of every Lunar month as an "Elderly Day". This is the day on which the owner, Cheung Man-keung treats over 100 senior citizens to a free meal of Fish Ball Noodles, Wonton Noodles or Beef Brisket Noodles. He also helps distributing gifts from various organisations to the elderly at his restaurant. The free noodles campaign was launched over a year ago and has drawn many enterprises to sponsor gifts for the elderly. His act of compassion has also attracted many individuals as well, including RTHK radio host, Candy Chea to volunteer in the monthly operation.

「香港傑出義工會」創會會長,又是名人DJ車淑梅,年多前聽說盛記每月派麵,覺得老闆很有愛心和善心。「我是『沙田友』,又是半退休人士,見到盛記願意每月照顧長者,當然要來支持。」
Celebrated radio host, Candy Chea, who is also the Founding President of Hong Kong Volunteer Awardees Society, heard about Shing Kee's free noodles treat for the elderly about a year and a half ago. She greatly admires the restaurant owner's kindness and generosity.

排頭位的梁瑞霞婆婆,年屆80,已是第四次來了。「我們老人家無收入,靠生果金,有免費麵吃,當然開心。老闆很有心,希望多些商戶願意幫助老人家。」
80-year-old senior citizen, Leung Shui Ha, was first in the queue. This is the fourth time she has come to enjoy this treat. She hopes more tenants will help the elderly.

盛記可算是沙田區現存歷史最長的麵家,開業超過50年,本在沙田舊墟大排檔賣牛腩牛雜粉麵。後來,舊墟被清拆,盛記一度轉到火炭經營,直到1978年遷至瀝源邨富裕樓地下現址,直至今天。

領匯特別走訪了多個別具特色的商戶,包括餐飲業,中醫師,賣香燭紙料,舊式玩具,茶莊,為他們拍下影片,記下他們引人入勝的故事與讀者們分享。

In The Link's portfolio, small retailers (shop size below 1,000 sq ft) play a key role. The number of small retailers has reached 3,300 at the end of March 2011 with an increase of 14% when compared to 2006.

Among the remarkable tenants at The Link, several independentshops with excellent products and services are widely acclaimed by customers and residents in the neighbourhoods. Incidentally, these shops have preserved the invaluable cultural heritage of their business. Many of them, while currently in expansion, have been passed from one generation to another.

He is very proud to be able to fix a Patek Philippe watch. Amongst his loyal customers are television and radio personalities.

「領匯商戶學堂」自成立以來,大受商戶歡迎,現已成為每月重點活動之一。剛過去的2月29日,便邀得「全人發展中心」創辦人周衛昌,主講「高難度顧客應對策略」,吸引過百名商戶出席。

商戶每日面對各式各樣的顧客,有時難免遇到棘手個案。周衛昌透過小測驗,來測試和分析參加者對個人性格和情緒的認知,並提到面對高難度顧客時,應該放鬆心情,盡量控制及提高個人的情緒智商(EQ),說話態度要正面和積極,並要有自信心,才能為店舖建立良好形象。

While customers are from all walks of life, tenants may have high chance to meet some demanding ones. Mr Louie Chow, founder of T-Man Development Centre, was invited to share his professional tips in dealing with difficult situations at a talk organised by The Link Tenant Academy on 29 Feb 2012. Mr Chow believed that good manner and positive thinking are ways to serve demanding customers.

不說不知,設立「領匯商戶學堂」的構思是源自全港公屋商戶總會主席陳永成。當時陳永成向領匯表示需要為零售小商戶安排營商策略、提升技能等講座,配合時代的步伐,與時並進,提升競爭力。陳先生更就「領匯商戶學堂」的課程內容、上課時間等安排提供很多寶貴的意見。第一堂「領匯商戶學堂」於2008年6月26日正式開課,邀得蔡瀾與過百商戶分享成功食肆待客之道、市場策略及飲食文化。小商戶反應好,並獲益良多。

The Link Tenant Academy is the brainchild of Mr Chan Wing-shing, Chairman of the Hong Kong Public Housing Estate Shop-Operators' Union. He told The Link that it was necessary to organise seminars on business strategies and skills enhancement for small retailers, in order to keep pace with the changing times and to sharpen their competitive edge. The first seminar of The Link Tenant Academy was held on 26 June 2008, and the guest speaker was the celebrity and food critic, Mr Chua Lam. He shared his insights on food culture and restaurant marketing strategies with the participants at the first lesson of the Academy.
