早期的香港街市大多設於街道兩旁,政府因環境衛生問題重整露天市集,故將商販集中於室內收編管理,解決阻塞道路及衛生問題。那個年代的「街市」並未被視為一個商業零售空間,而是解決小販問題的一個方案。直至到領匯收購及接管部分街市,並重新開始審視街市對社區的意義和定位,「街市」才有了新的面貌和價值。

領匯於香港擁有及營運約90個街市,一直大力推動街市行業的持續發展,保留街市傳統特色文化之餘,亦積極將街市當作零售行業管理,從了解地理位置及照顧顧客需要,以致檔位設計及顏色使用均一絲不苟,提升鮮活街市的環境之餘,更改善大衆對鮮活街市形象的固有觀感,令傳統街市文化得以發揚光大,同時為社區創造價值。

要做到為街市重新定位,一定要跳出舊有思考的框架,因此與其他街市營運上不同,領匯在管理上特別關顧到行業發展、社區融合及消費者的需要。

Fresh market culture has been a key part of Hong Kong's social development. In the past, the government's efforts to regulate hawkers focused on moving market stalls from the streets to indoor facilities, providing a more hygienic environment and avoiding obstructions to road traffic. In this context, instead of being viewed as viable venues for retail businesses, these indoor markets were only used as sheltered places to resolve the problem of hawkers. After The Link bought some of these markets and began re-examining their meaning and positioning, markets now provide a new value to the community.

The Link owns and manages approximately 90 fresh markets in Hong Kong and is dedicated to drive the sustainable development of the fresh market industry. While sustaining traditional fresh market culture, The Link manages fresh markets as a retail business, from understanding the importance of geographical location to taking care of the needs of customers; from the design of stalls to the use of colours. In addition to investing resources to improve the environment of its fresh markets, The Link also takes the lead in driving the development of traditional market culture and creating value for the community by enhancing the image of fresh markets.

To redefine the position of fresh market, it is vital to think out of the box. The Link has therefore taken a different approach from other market operators by managing its fresh markets with the aim of promoting the industry's development, enhancing community interaction and taking care of the need of consumers.

增設服務大使 服務貼心

除了改善街市購物環境及優化商戶組合外,提供貼心的客戶服務同樣重要。領匯於旗下街市增設駐場服務大使,不但與街坊分享烹飪秘技,更提供多項貼心服務與顧客建立更緊密的關係,全面提升購物體驗,從而令街市成為朋友及街坊間的聚腳點,同時推動本區就業,為社區創造價值。

推廣飲食文化:
舉辦「週末美食市集」

領匯一直視商戶為重要的業務夥伴,致力改善商戶的營商環境,透過舉辦不同活動,吸引更多顧客到訪街市,造就商機。為慶祝樂富街市以嶄新形象重新開幕一周年,領匯於10月起一連三個月的最後一個週末舉行「週末美食市集」,活動與多個檔戶合作,推介特式優惠貨品,活動期間更有免費試食及烹飪示範活動,於10月25及26日的首場活動吸引了大批區內外顧客到訪,場面熱鬧。樂富街市「週末美食市集」將於11月22日、23日(星期六及日)及12月27日、28日 (星期六及日)繼續舉辦。

重新定義「街市」:
印製街市小冊子及籌辦街市參觀

民以食為天,要享受美食,街市是選購新鮮食材及炮製愛心美食的第一站。街市大部分商戶已於街市扎根數十年,對於選購時令食材及炮製美食的知識及經驗豐富,因此能將他們的知識及經驗承傳,非常重要。有見及此,領匯特意推出名為「香港優鮮」的小冊子,內容涵蓋傑出商戶、時令食品、特色食譜等,期望透過推出小冊子,與社區各持份者建立更緊密的聯繫。

此外,為了進一步弘揚香港鮮活街市行業的獨有特色,領匯不時邀請海外的傳媒、旅遊作家及外交人員等到訪旗下街市,讓他們深入了解傳統的香港街市文化,同時加深他們對本地食材的認識以及領匯營運鮮活街市的理念。

Caring for the Community:
Offering Caring Customer Service

In addition to improving the fresh market environment and enhancing the tenant mix, The Link also provides caring customer service as another key area of its enhancement programme. As part of this initiative, The Link has appointed service ambassadors in its fresh markets who not only share cooking tips with shoppers, but also engage with them to provide a total shopping experience and make fresh markets a gathering point for the community.

Promoting Food Culture:
Organising "Weekend Foodfest" Event

Tenants are our important business partners. In addition to improving the physical environment of its fresh markets, The Link organises different kinds of promotional activities to attract higher customer traffic. To celebrate the first anniversary of the completion of Lok Fu Market's enhancement, the "Lok Fu Market Weekend Foodfest" is being held on the last weekends from October to December, during which shoppers are able to enjoy special promotional offers from tenants, free tasting and cooking demonstrations. The event attracted visitors from within and outside the district. The "Weekend Foodfest" at Lok Fu Market will continue on 22 & 23 November and 27 & 28 December.

Redefining "Fresh Market":
Publishing Fresh Market Booklet and Organising Market Visits

Food is a vital part of Chinese culture, and visiting the local fresh market to buy ingredients is always the first step in preparing a delicious homemade dish. Many of The Link's tenants have operated their businesses for decades, which has equipped them with the expertise and experience to select the best seasonal food products. It is therefore important that their experience and expertise can be shared with younger generations and that closer links can be established with the community. To facilitate this, The Link has published a fresh market booklet titled "HK Fresh" that includes stories of "hero" tenants, seasonal product overviews, cooking tips, etc.

To generate goodwill and promote Hong Kong's fresh market culture, tours to The Link's markets have been arranged for foreign correspondents, travel writers and diplomats to allow them to better understand the role of traditional markets in Hong Kong, the characteristics of local Hong Kong produce as well as The Link's rationale in revitalising its fresh markets.

獲營運商建華集團的協助,經過為期兩個月的優化工程,摩登街市天水圍天瑞街市七月初重新投入服務,繼續照顧居民所需;並保留傳統街市獨特文化,同時以創意推動街市文化持續發展,蛻變成社區潮點。

跟領匯旗下街市一樣,天瑞街市參考了外國鮮活街市,以開放式的設計增加空間感,各項硬件設施亦獲得提升,亦創新引入了多種現代化的服務,將不一樣的街市概念帶入天水圍,為街坊帶來嶄新的購物體驗。創新服務包括首創街市DJ、引入電子會員制度、協助商戶提升營銷和推廣技巧、為檔戶安裝八達通機以及成立物價監察委員會。

Tin Shui Market as Pilot for Fresh Market Transformation

After the completion of a two-month enhancement project with the support of Uni-China Group, Tin Shui Market in Tin Shui Wai reopened in early July as a modern fresh market that meets the needs of nearby residents and preserves and revitalises Hong Kong's unique fresh market culture. In addition, the enhanced market has been transformed into a community hub.

Similar to other newly enhanced fresh markets of The Link, the renovation project of Tin Shui Market adopted ideas from fresh markets around the world, including opening up and uncluttering the stall layout, upgrading the market's hardware and introducing a range of modern, innovative services that redefine the perception of fresh markets. These services include a Market DJ, electronic membership system, support to tenants to enhance their marketing and promotion skills, introduction of Octopus card payment facilities as well as the establishment of a price monitoring committee.

領匯的天瑞街市在2014年度世界批發市場聯盟市場大獎中榮獲金獎。天瑞街市資產提升項目創造經濟及社會價值,領匯和建華集團就項目與持份者保持緊密溝通、管理成本及時間得宜,獲得評審團一致認可。是次比賽參賽者來自全球七大洲,包括銀獎得主美國馬里蘭州鮮活市場,以及銅獎得主希臘雅典和瑞典斯德哥爾摩的鮮活市場。

WUWM Market Awards – Gold Award

The Link's Tin Shui Market won the Gold Award as part of the 2014 WUWM Market Awards organised by the World Union of Wholesale Markets (WUWM). The enhancement of Tin Shui Market was recognised by the judging panel for the economic and social value it has brought to the community. In addition, judges were impressed with how The Link and Uni-China Group kept communicating with stakeholders and how we monitored and controlled project cost and time during the asset enhancement project. Global participants at the competition came from seven continents, including the Silver Award winner Maryland (United States) wholesale market, and the Bronze winners Athens (Greece) and Stockholm (Sweden) retail markets.

儘管部分經濟指標顯示經濟增長正在放緩,領匯業務主要提供日常生活所需的產品及服務,其抗逆力令收入得以保持穩定增長。最新公布的截至2014年9月30日止的六個月中期業績顯示,期內物業收入淨額較去年同期上升10.6%至27.83億港元。每基金單位分派(包括酌情分派)較去年同期上升11.6%,至89.56港仙。

董事會主席蘇兆明表示:「領匯投資策略及香港房託守則近期的更改,讓我們資產基礎有更多元化發展,並提升收入增長前景。我們致力在各工作領域成為市場領導者,付出的努力備受肯定,不但獲頒多個國際獎項,更納入全球和本地多個指數,涵蓋企業管治、環保以及作為僱主的表現等範疇。」

行政總裁王國龍說:「回顧期內,海富商場和美林商場完成資產提升工程。友愛商場及安定商場正透過提升工程,整合成為單一購物商場,是上市以來最大型的項目。資產提升是一個持續不斷的過程,旨在提升和創造價值。龍翔廣場2008年完成小型翻新,現正進行資產提升工程,藉以重新定位,滿足區內顧客不斷增長的需求。」

隨著投資策略改變,領匯正於內地物色及評估新物業投資機會,並會謹慎考慮每個機會,以確保持續創值。

While some economic indicators may suggest a slowing economy, the resilient nature of The Link's business of providing non-discretionary products and services has enabled it to maintain a steady growth in revenue. The interim results for the six months ended 30 September 2014 showed that net property income rose 10.6% year-on-year to HK$2,783 million. Interim Distribution Per Unit (including a discretionary distribution) grew 11.6% to HK89.56 cents.

Chairman of the Board Nicholas Sallnow-Smith said, "Recent changes to our investment mandate and the Hong Kong REIT code allow us to take further the diversification of our asset base, and improve the prospects for income growth. Our effort to be a market leader in all aspects of our work has been recognised in the form of international awards, and our inclusion in numerous global and local indices whether it relates to corporate governance, environmental performance or our performance as an employer."

Chief Executive Officer George Hongchoy said, "During the period under review, the asset enhancements of Hoi Fu Shopping Centre and Mei Lam Commercial Centre were completed. Asset enhancement of Yau Oi Commercial Centre and its integration with On Ting Commercial Complex is our largest project since listing. Asset enhancement is an ongoing process to improve and create value. Lung Cheung Plaza, which had completed a minor refurbishment in 2008, is currently undergoing repositioning works to meet the growing demand of shoppers in the district."

Following the change to its investment mandate, The Link REIT is identifying and assessing new property investment opportunities in Mainland China. Each opportunity will be approached with due diligence to ensure accretive growth.

領匯於由《亞洲企業管治雜誌》主辦的「第十屆亞洲企業管治大獎2014」中獲頒發「亞洲最佳公司 — 企業管治典範」獎項,而行政總裁王國龍則榮獲「亞洲公司董事獎項」。

The Link won the Asia's Icon on Corporate Governance Award at the 10th Corporate Governance Asia Recognition Awards 2014. In addition, George Hongchoy, Chief Executive Officer of The Link Management Limited, won the Asian Corporate Director Award.

The Link's Annual Report 2013 won the Silver Award of the 2013 Vision Awards – Annual Report Competition organised by the League of American Communications Professionals (LACP). The judges gave full or nearly full marks on various aspects of the report, including cover design, creativity and financial disclosure.

The Link's Independent Non-executive Director Eva Cheng shared her secrets of success with 25 executives in a briefing session organised by the Hong Kong General Chamber of Commerce. She revealed that her ability to make the "right decision at the right moment" might be inherited from her mother, who was determined to provide her children with the best education.

CEO George Hongchoy spoke about interest rate management for REITs during the Real Estate Finance Information Session & Networking Forum organised by The Hong Kong Polytechnic University. He shared his thoughts on how interest rate movements affect the funding cost and portfolio valuation of REITs. A larger conference room was arranged on the day of the session to accommodate the overwhelming number of participants.

Director (Investment) Christine Chan was a panellist at the International Real Estate Finance and Investment Conference 2014 held by the Cambridge University Department of Land Economy and Cambridge University Real Estate Finance Asian Alumni Society. She offered her views on the Chinese real estate market during the discussion session titled "Real Estate Finance and Investment in China".

於9月23日,領匯接待了來自萬科上海區域的參觀,雙方藉此機會交流了資產提升及經營社區商場的經驗。在萬科集團高級副總裁張海帶領下,萬科一行十一人參觀了赤柱廣場及樂富廣場。對於翻新了將近一年的樂富街市,張先生特別欣賞領匯同事如何在翻新過程中做好規劃,並與不同持份者緊密協調,最終在短短五個月內完成資產的提升。

On 23 September, The Link received a group of 11 visitors from Vanke Shanghai, including Zhang Hai, Senior VP of Vanke Group, at Stanley Plaza and Lok Fu Market. The visit was a valuable occasion for both parties to share experiences on asset enhancement initiatives and the operation of community shopping centres. During the visit to Lok Fu Market, Mr Zhang was impressed with The Link's careful planning and close engagement with different stakeholders during the asset enhancement process, which allowed it to complete the asset enhancement project within a mere five months.

A group of overseas economists visited Lok Fu Market to understand the relationship between Hong Kong's fresh markets and its local communities. They were also introduced to The Link's process of revitalising markets.

約三十名皇家特許測量師學會會員到訪領匯旗下物業,進行實地考察。項目及策劃總經理莊思培及街市管理團隊助理總經理吳鴻揮分別介紹樂富廣場及街市。

About 30 members from the Royal Institution of Chartered Surveyors (RICS) joined the technical visit to The Link's properties. Brian Chuang (General Manager – Project and Planning) and Myron Ng (Assistant General Manager – Fresh Market Asset Management) led the visits to Lok Fu Plaza and the fresh market respectively.
