Strive to Help Our Tenants Succeed

領匯的商場遍及全港多個地區,旗下商舖租約多達12,000個,租務總經理張美君(May)及劉正勤(Felix),分別負責新界及港九區域的商戶租務,除了領導團隊引入優質商戶,更積極支援商戶壯大業務。

有關措施並不限於外界熟識的設施和服務提升及商戶學堂。Felix指出,由於領匯商場是眾多小商戶發展事業的平台,因此會善用這個龐大商戶網絡,協助商戶拓展商機。「租務團隊按地區劃分,因此我們為同事組辦考察團,前往其他地區商場觀摩交流,就商戶組合設計及管理等吸收值得借鑑的地方,帶回自己所屬地區,優化營商環境。配合公司的內地發展計劃,亦有到過深圳考察當地商場。」

「有些商戶對顧客別具吸引力,客流絡繹不絕,故此我們推出『TIES計劃』*, 鼓勵同事互通消息,向有潛質的客戶提供於其他地區拓展業務的機會,並因此促成多個租務個案。」

May指出,隨著商場陸續換上新貌,小商戶希望作出配合,令店面更富時代氣息,卻往往不知從何入手,故此兩年前已開始向商戶提供有關裝修協助,包括推出以行業為本的裝修設計指引及樣式,並安排專人給予商戶商舖設計意見,如因應風格特色採用開放式舖面,加強迎客效果,以把握商場提升的商機。

「家庭式經營小商戶第二代,看到商場提升令發展前景更清晰,更加願意繼承父母事業,並希望調整其所經營行業,以迎合顧客口味的轉變,例如有個案由茶餐廳改為日式食肆。我們亦樂意給予意見及作出配合,玉成其事。」

兩人均認為,作為夥伴,業主跟商戶互利共生,故會透過緊密溝通,讓他們了解商場變革的目的及需要,增加其投資信心。科技發展一日千里,團隊現正研究善用科技,協助商戶拓展更多商機。

*TIES 全稱為 Tenant Intelligence and Expansion Scheme

The Link's portfolio spans various districts in Hong Kong, serving customers through about 12,000 shop tenancies. May Cheung and Felix Lau, General Managers in charge of shop leasing in the New Territories and urban areas respectively, talked about helping tenants to grow and expand.

Apart from well-known initiatives like enhancements to facilities and services and The Link Tenant Academy, Felix said that The Link is contributing to the expansion of small tenants through its sizeable property network.

"As our teams are district-based, we organise study trips for our leasing colleagues to visit centres in other districts, and learn from their experience in shop mix design and management with a view to optimising business environment in their own districts. We also have a Tenant Intelligence and Expansion Scheme (TIES), where team members are encouraged to exchange information about the success of popular tenants in attracting customers. As a result, they can have better access to business opportunities in other districts, and more tenancy deals have been concluded."

May pointed out that in tandem with renovation programmes that enhance the entire shopping centre, many small tenants are keen to modernise their shops to capture new business opportunities. Two years ago, The Link started offering tenants industry-specific design guidelines and samples, setting up a team to advise tenants on shop design matters.

"Some second-generation members of small retailers may want to change their trade to keep up with customer needs. We will offer them our views, and accommodate their plans."

Both see the need to help tenants understand the rationale for renewing shopping experience so that they can invest with confidence.

優惠租金助設導盲犬訓練中心
Guide Dog Training Centre Opens with The Link's Support

香港導盲犬服務中心2月於葵盛東商場開設導盲犬訓練中心,面積逾1,000平方呎,並獲領匯提供租金優惠。新設施將有助更有效率培訓導盲犬,並設有公眾教育用途的工作室,方便視障人士融入社會。

領匯一直支持導盲犬服務推廣,除全線商場歡迎導盲犬進入外,亦透過領匯「愛•匯聚計劃」,支持香港導盲犬協會引入導盲幼犬,在香港培訓及服務,並推展公眾教育。

Hong Kong Seeing Eye Dog Services opened a 1,000-square feet guide dog training centre in Kwai Shing East Shopping Centre in February, for which The Link has offered concessionary rental. The new facility will accelerate guide dog training, and facilitate public education to build a more inclusive society for the visually impaired.

The Link is committed to promoting the development of guide dog service. In addition to welcoming guide dogs to its shopping centres, The Link has supported Hong Kong Guide Dogs Association through "The Link Together Initiatives" to introduce puppies for training in Hong Kong, and raise public awareness.

知名品牌進駐樂富廣場

UNIQLO

著名國際便服品牌UNIQLO,足跡遍及亞洲、北美及歐洲等,更於去年12月落戶領匯旗艦物業樂富廣場,成為領匯物業組合的首間分店。

該公司負責人表示,UNIQLO的意思為「UNIQUE CLOTHING」,希望為顧客送上貫徹「LifeWear」的商品,即是指人人唾手可得、與日常生活緊密相連、豐富人們的生活,成為無與倫比的日常便服,因此品牌強調卓越品質、優越功能性、精巧設計、富有創新特色,以及平易近人的價格,與領匯的業務方針不謀而合。

UNIQLO目前於香港共有23間分店,聘用約2,700名員工,並於2014下半年進一步擴展童裝及嬰兒商品。「樂富廣場位處住宅社區,我們看準其穩定客流帶來的商機,因此該新店除有男、女裝服飾外,更匯萃童裝及嬰兒商品,以照顧一家大小生活所需,讓顧客購物更加方便。」


International casual wear retailer UNIQLO, which has a presence in Asia, North America and Europe, opened a new shop in Lok Fu Plaza in December 2014, its first store in The Link's portfolio.

According to a company representative, UNIQLO, which is a contraction of "unique clothing", aims to position itself as the world's only "LifeWear" brand, offering everyday clothing for comfortable, free and fulfilling daily living through the provision of high-quality products with superior functionality, sophisticated design, impressive innovation and reasonable pricing.

"Located in the midst of residential communities, Lok Fu Plaza enjoys stable shopper traffic," said the representative. "To better serve family-based customers, the new store offers children's clothing and baby products in addition to men's and women's clothing."

推高節日銷售
Increasing Sales During Festive Seasons

為協助商戶把握聖誕及農曆新年檔期的節日商機,「領匯商戶學堂」於2014年11月舉行「推高節日銷售」講座。天高管理執行董事伍康球分享如何引起潛在顧客的關注,並教授以「吸引、加強、解答、成交」四個步驟推介產品,協助商戶提升節日銷售額。

2015年1月的講座為商戶講授增加店舖利潤及人流的方法,增加營運效益,講座更邀得前香港翠華餐廳集團行政總裁鄭柏禮授課及香港餐飲聯業協會會長駱國安分享其成功經驗。

To help tenants boost their sales during holiday seasons, a Tenant Academy seminar conducted in November 2014 by Ricky Ng, Executive Director of Tiptop Consultants, introduced a set of sales techniques with four critical steps: attracting customers, reinforcing, tackling questions and closing sales. He used multiple exercises and group discussions to help tenants consolidate what they learned.

In January, a seminar was held on raising profits and improving operating efficiency. Paul Cheng, former CEO of Tsui Wah Group, and Anthony Lock, President of the Hong Kong Federation of Restaurants and Related Trades, shared their success experience.

「客人永遠是對的」是服務業的金科玉律,但處理投訴往往是前線員工所面對的最大挑戰。企業培訓師、著名電台電視節目主持李燦榮,於2014年12月的「領匯商戶學堂」講座,分享如何使用情法理,輕鬆處理投訴及困難個案。

Handling complaints from customers is a big challenge facing frontline staff. At a Tenant Academy seminar in December 2014, corporate trainer and media veteran Li Chan Wing shared a communication model that helps deal with customer complaints and difficult cases by using the 3R's – Relationship, Regulation and Reason.
