創新求變 與時俱移 A New Paradigm

領匯是本港最大規模的政府資產私有化項目,目前也是以市值計亞洲地區最大型的房地產投資信託基金。領匯成立後,收購及接管了180多項與香港逾四成市民為鄰的零售商場及停車場物業。自七年前上市日開始,成為私營界別的商場業主及管理人,在沒有商業經營往績的情況下,立即要面對市場競爭,並於短時間內確立營運架構及系統,吸納及培訓不同類專材,以支持業務發展。我們的目標是改善舊有的管理模式,引進新思維,以配合時代需求的全新管理模式,為市民帶來更優質的生活體驗。

營商者不能滿足於現況,必須與時俱移。私人發展商旗下的商場皆不斷提供多元化的選擇及優質顧客服務,為消費者帶來更佳的購物體驗。領匯為增加競爭力,自上市以來,一直致力透過資產提升工程,包括翻新商場設施、提升顧客服務水平、優化商戶組合,以及舉辦各類推廣活動等,一方面吸引居民留在本區消費,另一面招徠更多區外顧客前來購物,提升原來商戶營業額,更為社區創造更多就業機會。我們亦會留意一些商場管理商場的細節,包括節能及環保等,並本着持續發展的精神,引用最新的科技產品提升效能,創造綠色生活。

此外,我們相信具特色的小商戶可以為商場創造獨特性及多元化的購物體驗。因此,1,000平方呎以下的小型商戶在領匯零售物業組合內一直佔有重要的地位,其數目佔總商舖數目高達六成。我們更為小商戶提供培訓及優惠,協助他們改善店面及營運模式;而我們的商場改善工程,為他們創造了更佳的營商環境,令不少家庭式經營小商戶的第二代更願意繼承父母的事業,繼續於領匯商場經營,憑創意與拼勁吸引更多消費者,擴闊客源。

我們亦重視社區參與及服務,我們是本港首家私人機構承諾投資二億港元,增設和改善旗下所有商場的無障礙設施,為邨內的長者及殘障人士提供暢通無阻的環境。為了再進一步服務社群,領匯撥出了近8%內部樓面面積,以平均每月呎租低至數港元的特惠租金,租予逾150多間教育及福利機構。另外,亦有部分舖位以低於市值的租金租予社福團體。

領匯一直力爭求變,為市民及商戶帶來更佳的購物環境,希望各界可逐步對我們加深認識。展望將來,零售環境不斷變化,鐵路網絡的完善加速市民的流動性。領匯將繼續與時並進,不斷提升旗下資產的質素,並將勇於創新,引入更多具創意的零售模式,包括善用資訊科技及緊貼行業的發展步伐,迎接未來種種的挑戰及機遇。

Dear Readers,

The Link is Hong Kong's biggest privatisation of government assets, and currently the largest real estate investment trust in Asia in terms of market capitalisation. Since our IPO seven years ago, we have acquired over 180 retail facilities and car parks. From day one of our listing, in the absence of any commercial track record, we had to build our business structure and human resources within a short time, while competing with other landlords in Hong Kong for consumer spending. Our goal is to build a new business model that values innovation and keeps pace with the changing times to enhance the quality of life of those around us.

Instead of resting on their laurels, businesses must be adaptive to changes. Owners of shopping malls are constantly expanding choices and improving services to attract customers. Here at The Link, we have been working to enhance our competitiveness through upgrade in physical facilities, services, trade-mix and promotion activities. In addition to increasing patronage of local residents, we are attracting new shoppers from other districts. We spare no effort to protect the environment by deploying new technologies to reduce energy use in our business operations.

Small retailers lend uniqueness and diversity to our shopping centres, and they are enjoying a strong presence in our portfolio. In view of the growing business opportunities resulting from our renovation works, the second generation of small business owners is more willing to take on their family businesses, thus ensuring the sustainability of these long-serving familyowned businesses.

The Link also places great emphasis on community participation. Our pledge to invest HK$200 million to improve barrier-free access facilities across our portfolio is a first among private-sector organisations. To better serve nearby communities, we have set aside about 8% of our internal floor area for leasing at concessionary rate of only a few dollars per square foot to over a hundred of educational and non-profit organisations. Other shop spaces are offered to non-profit organisations at below-market rates.

We are always reinventing ourselves to bring about better customer experience. Looking to the future, in face of an ever-evolving retail sector and higher shopper mobility that comes with improvements in railway networks, we will stay responsive to market needs, keep innovating our business, and upgrade our service standard to rise up to the challenges ahead.
